David was supposed to open one wall and create and open kitchen/livingroom space. In adition he was supposed to to create a one bedroom apartment in our Garage and another one in the Basment. By the time he was done with the demolition stsge the house was unlivable and the City put a Stop Work Order. My home was not saveable and we had to sell the house for land velue only.
I hired David in November 2013 to install a 750 sq ft basement apartment and the completion date of the contract was Jan 7, 2014. The project was delayed by a month due to a permit delay by the HVAC specialist he hired. With a one month permit delay the project should have been completed on Feb 7th. On April 15th I ended the relationship with David as the work was still not completed. I have now had to hire another contractor to complete the work and I fully expect I will be out of pocket on what is remaining to be done vs the amount still owing on my contract with David. I paid him for all stages of work completed in his contract. One of the subcontractors they hired lost my garage door opener so they started leaving the back garage door unlocked unbeknownst to me. Material was then taken from my garage that I had paid for and I had to repurchase the materials. No accountability was taken for these missing materials. The laminate flooring will need to be relaid in the hallway as the floor was not properly leveled when they trenched for the plumbing. The plumbing was not completed to code and they neglected to install wiring for the dishwasher prior to dry walling and kitchen install. David stated that the dishwasher was not in the plans but it was there right from the beginning, only one version of the kitchen drawings was ever supplied to him. The basement and outside work area was left in a mess.
Update: Job was not completed. Sued David Borgan the owner for the additional costs to complete the job, I won the lawsuit and he filed for bankruptcy. I will never see the $20,000 that I was owed.
Beware! Nice as can be as long as you don't question them, however...
The contract was signed for an addition and installing bathroom tiles in an existing bathroom in our basement on a Thursday, then on Friday, a fellow by the name of Kevin showed up and installed drywall that we had supplied, no problems. Then the tiler was supposed to continue and did not do any work that day. Sat. the tiler was supposed to show up at 9:30am, then at 11:30, then at 1:30pm he arrived and poured the base of the shower floor. Monday afternoon he finally arrived late again at 3pm and came in and installed the tiles we provided in the wrong direction on the walls. When I saw it and advised him, he stopped the walls & removed the tiles. We found he was not only not buttering the tiles he was not putting sufficient mortar on the wall, he just spread a few spots of mortar on our large format tiles and tried to adhere them to the wall. Then he laid the floor tiles. There was insufficient slope and it was uneven so water would not have drained. We contacted the GC David and he was supposed to come and look on Tues morning, and he also said the locators should be coming on Tuesday as well, however there were no stakes or marks to indicate the dig site so I called Ontario One to find out when they would be coming and they said they had no request for locates at our address. Also David said he had a foundation guy, yet we found out he had posted a request for a foundation guy on this site after the contract was signed. We gave him our contact for a foundation fellow we found and he was going to use him. David did not arrive on Tuesday but his foreman Tom came and looked at the bathroom. When I spoke with David on Tuesday about how disturbed I was with the tiler, and that Ontario One told me there was no ticket for locates at our address, he said I was micromanaging him and quit! He had a $15000 deposit from us already.
As it turns out there was a ticket generated for locates at our address on Monday but there was no way they were showing up on Tuesday as he stated as they need a week's notice, but he used this as a reason to quit.
I had to go buy new replacement tiles for both the floor and the walls from where the tiler had cut the wall tiles, my husband had to rip out the floor tiles, rent a grinder and sand out the floor of the shower. The tiler also had left mortar on our bathroom floor tiles, we had to find a new tiler and give him a deposit while David still held our $15000 deposit.
David stated he was owed $1000 for his time. A week after David quit he came and reimbursed us for the replacement tiles and the grinder rental, and charged us for his time, and reimbursed us the balance of our deposit. I think it cost us about $600 plus two weeks delay (MINIMUM) on our project, which was time sensitive to get my 87 year old father in to live with us due to health concerns, which David was aware of.
Thankfully we were only 4 days in!!! We have put the project on hold thanks to our terrible experience.
It was great to see courteous customer service. It started with David from Allied General Contractors who followed up with my phone call, even though I had not left a message. He was professional in his follow up call. He didn't waste anytime, visiting us quickly to assess the repair required.
His colleague - Author was equally courteous and professional. He provided an accurate assessment of the issue and repair required. Went out of his way to repair the floor and even reposition a light switch on a Friday after 4pm. Dedication to customer service.
Thanks you Allied General Contractors!
Tony
