This is a small bathroom (approx. 53 square feet) with only a shower (no tub). The shower needs to be gutted. It currently has three walls. One of those walls we want removed (it is 3 ft by 8 ft), the wall also contains the plumming for the shower, so it will have to be moved to the opposite wall.
We still want a shower installed in the same place, but with the plumming on the other existing wall. We need the two shower walls tiled, and glass enclosures for the remaining two walls. We also want heated floors and the floors tiled. Also, a new sink and toilet needs to be installed where the existing ones are now. 50 s.f. of tile work.
A small window 14" by 40" installed (none exist). It needs to be able to open.
Preffered materials: shower= glass, tile=marble
Age of house: 35 years old.
Concerns: will you take care of all the needed permits? how much will it cost? and how much time is needed?
I'm emailing to get some quotes on a handful of jobs in Aurora, I've recently moved into a home that is 11 years old and it needs some work. Some of the jobs include replacing some load bearing wood posts in the basement, re staining deck and fence, refacing exterior pillars, putting vinyl siding over a faux wood exterior window, some electrical and exterior maintenance. I realize not all jobs can be done right away due the time of year, but exterior maintenance is probably my main priority right now... especially after getting some rainwater in the house after the recent storm!
When ever someone has a chance to stop by and discuss some of these jobs that would be appreciated.

I am looking for a Contractor/Company that would be able to complete ALL projects listed below.
The work will need to begin on August 24th, and ideally be finished by the 31st.
1. REMOVE existing flooring on main level and INSTALL new hardwood flooring.
2. INSTALL Fan Exhaust for main level kitchen
3. INSTALL a double sink for main level kitchen (currently have a single sink)
4. INSTALL NEW kitchen (including new cabinets, counters) for lower level
5. INSTALL Fan Exhaust for lower level kitchen
6. REMOVE existing ceiling in lower level bedroom and INSTALL new ceiling (drywall) with pot lighting
Again, I'm looking for a single company that can handle the above projects.
Our lot is 30' x 170' deep. The front of the house has a front porch that's not insulated. The living/dining room is the original house with a low basement/cellar with concrete flooring where our washer and dryer and other storage items are kept. The kitchen is an old addition built onto the back of the house. The stairs are immediately in front of the entrance from the front porch. The staircase is narrow and the railing up top does not meet safety standards. The stairway is also closed off by a wall.
With our 5 year old we're finding that we're outgrowing our house so since we love the area and our neighbours/neighbourhood, we would really like to do what we can to stay but our house needs work so we're looking to turn our place into a beautiful home that would also be suitable for entertaining.
We would like to take off the old addition at the back part of the house (main floor kitchen and upstairs master bedroom) and build a kitchen/great room, master bedroom with ensuite with glass shower, Jacuzzi tub, heated floors, etc. We would also like a walk-in closet. The MINIMUM addition is 20x25' and would also have a basement (preferably finished). Beside our existing bedroom is a bathroom that doesn't need work and past that, down the very small hallway and at the front of the house are two small bedrooms. My idea is to open up the two into one and would need to be completely renovated for my son.
We were thinking that the existing living room would be a dining room sitting area. We would like the front porch insulated and the wall partially opened up for a nice entrance way. The wall beside the stairs dividing the living room/stairs would be removed and the staircase opened up with new stairs. The structural wall between the existing kitchen/living room would possibly be opened up as well and there would be hardwood throughout. There would be a side entrance into the addition and if possible a powder room somewhere on the main floor if possible. The new kitchen would be next to the dining room with an island and granite countertops with new appliances and breakfast area and the new family room would likely be towards the back of the addition with a fireplace and sliding glass doors to the backyard. The basement would have a bedroom and bathroom with carpet. Haven't quite got to where the laundry will be yet, perhaps we could come up with ideas for that too.
I'm hoping for some creative ideas for the perfect design as well as tasteful decorating to turn our existing home into a beautiful heritage home that really maximizes the space.
