upstairs+ new bedroom over the garage, move bathroom to be between additon and existing bedroom, old bathroom turned into a laundry room. The master bedroom on-suite to be extended and install a bathtub & redesign.
main floor + remove a wall to make one grand living space plus dining area, new tiles needed in the hallway and kitchen, new cabinets for the kitchen, removal of mold from a leak in the upstairs washroom.
We renovated about 4 years ago & we have had nothing but problems ever since. We desperately need a well respected & professional contractor to do the work. If Bryan can not do the work, then we would like him to over look the work or highly recommend someone. The first main problem is the mold going down the wall from the upstairs main washroom to the basement. Our contractor forgot the cock the bathtub drain with plumbers cocking and all the water ran down the walls causing a major mold problem. The second problem is some of our tiles have cracked on the main floor and the floor is not level. I spent about one month on my hands & knees trying to make it look level. The house is about 27 years old and my dream has always been to remove one wall to make the house an open concept. The house is about 2200 square feet in total.
1) repair to sliding door, panel/trim is loose and stopping door from opening/closing
2) increase water flow to private toilet and sink
3) prepare pipes for connection to new dental chair being installed (air, water, exhaust, etc)
4) mount 17 inch tv on ceiling

We recently purchased a home that we will be taking ownership of near the end of May 2021. We are looking to remove half-walls that exist in the family and living rooms. Our hope is that existing hardwood flooring and tiling can be matched post removal. For the family room, we would like to remove the half wall and uprights, a home inspector has advised this wall is not load bearing. For the living room, each of the two half walls end at columns on one end. We are interested to change these to a decorative style once freestanding. of the half walls does have an HVAC vent.
