Hi everyone,
I'd like to know how much it costs to build a 9'x10' upper deck (balcony)? it does have the post support for the deck, but I don't know if they are good. And we would like to have steel rails, close to the ones inside the house or a glass railing deck.
The other project is the fence on one side of the house that is 82 "long

Bonus room over garage has a rectangular deck (approx 17'x5'). Evidence of leak was noted in garage below. After bandaid solution of sealing siding around doors and base of deck/house, the leaking stopped. Deck floor began to degrade and rot in one section.
Previous attempt with another contractor yielded a poor result: 6 months had gone by and only treated plywood (spliced into the deck flooring) with sealant around spliced edges have been completed. We are not happy with this, as the work has been incomplete, the contractor unreliable, the workmanship poor. Leaking has restarted after this splice.
Original floor of deck was 2 sheets of 1/2" plywood with a deck covering membrane. Open end of deck is enclosed by a railing. A drain is installed in the centre of the deck to pipe water away. Water has made its way down behind siding to drip down to deck level. Water compromised the deck and dripped into garage. Underneath deck are the floor joists with insulation and vapor barrier. with drywall sheeting for the ceiling in the garage.
Deck is accessible from outside the house with power outlets close by. Was quoted as a 2-3 day job at most. Looking for quality/reliable contracting quotes ASAP, before the snow falls.

Our existing deck requires the following fixes in order to meet safety codes. Deck materials is fiberon decking. Would like a quote this year for work to be completed next spring.
- Beam in front of hot tub missing. Cantilever area in front of hot tub is not permissible. A 1:6 ratio is required. Currently a 1:1 ratio has been provided. Up lift to be prevented.
- Post missing under centre of beam adjacent to the house. 2x8 beam over spanned.
-North deck ledger temporarily secured to the siding. No drip cap provided. Remove and install permanently complete with drip cap and adequate fastening into the rim board of the house.
- Mid-span blocking required where the joist span exceeds 7ft.
- Joists supporting the perpendicular beam in front of the hot tub doubled.
I currently have a garage that has a sloped roof with a small patio on it.
The patio is damaged and is built incorrectly and my thought is to remove the garage roof and replace it with a flat deck.
The house is from 1977, the garage is 24 x 24
I have some preliminary drawings to work from as well.
