Looking for a general contractor for basement development. I do have a plumber, an electrician, and a tile-setter, I need a contractor for everything else. Framing and electrical wiring were completed already. Plumbing will be done shortly. Specifically, I need the following: insulation, drywall, painting, doors (4), ceiling, maybe carpet and bar cabinets install, etc whatever is required. The basement is an open-space concept, with a full bathroom, a bar, a furnace room, a cold room under the stairs, and the open entertainment room. It is not a walk-out basement. Time is not a concern, price and quality are. Preferred weekends and evenings, also 2-3 days in daytime can be arranged. I estimate it a 2-3 weeks project, working eves & wkds a team of 2-3 ppl. We require a contractor to design and develop our basement. The space would have one large bedroom, an open child's Play area/exercise area, bathroom with Steam Shower, wet bar and family room with fireplace.

instead of 2nd bedroom, an open area with built in double twin bunks along wall (used as guest sleeping area as well as play area) or a quote to have 2 purchased bunk beds and we make it look built in with trimmings and such. Does it make sense to use the one wall as the depth is there or do we do the right angle look as there may not be enough length for 2 beds along that one wall

We are living in a house built by Todays Homes in Calgary in 2007 in the southwest quadrant of the city. We are planning to get the basement developed for our own use. The contractors are quoting us exhorbitant amounts which we can not afford at all.
The total area that requires development is around 600 sq. ft, of which we need to develop a rec room (18X12), a bed room (12X11), unfinished laudry room (14X6) and possibly a two/three piece bathroom (5X8). A friend of mine has advised me to get the framing, electrical, ceiling, carpet and plumbing part done by handymen as it will save me a lot of money as most contractors are quoting approximately $30+ per square foot, which makes the total at around $18,000 for such a small basement.
I am looking for some reasonable quotes, and it is not to say that I will compromise on the quality, but I just want to make it happen in as cost efficient manner as possible, so any persons who are willing to provide quote for framing (with/without material), and electrical ducting, plumbing, ceiling and carpeting would be appreciated. However if someone is willing to take the full contract but at reasonable rates even then it would be considered.
We are wanting to slowly develop our basement over time, by individually hiring out plumbers, electricians, HVAC, drywall, etc. and then doing a lot of the work ourselves (painting, flooring, tiling, fixture install, etc.).
We want to make sure it is done right so we are looking for an experienced basement developer/designer to come in and discuss our ideas with us, do up some detailed blueprints and acquire the necessary permits. That way, we have a vetted plan re: things like HVAC, controlling moisture, etc. and something to show the contractors we hire. Basically, we want a plan that we can work off of over the next couple of years.

There has been some changes to the scope of this project and hence I am posting the new information.
We would like to develop our Basement with around 650 sq.ft of developable area, excluding the furnace and the utilities part and the area under the stairs. The basement is 40% above the ground with 5'x3' windows. We are thinking to carve out a bedroom and a three peice bathroom. The remainder of the basement would be left as open area. We do not need a fancy basement, but a simple design and reasonably good quality material and workmanship, matching the other floors.
All we need at the moment is a rough cost estimate ($/sq.ft) and how long it would take to finish the project. I know that you want to visually inspect the place in order to provide a more accurate estimate. But at this stage we are examining our options. I have enclosed a few blue prints that might give you a better idea.
Besides the basement, we would like to remove the existing old carpets from the 2nd floor and replace it with Hardwood for all the bedrooms, and new carpets for all the stairs and the bonus room.
Also, the entire house needs a fresh paint.

I am not sure how many square ft my deck is but it is just an ordinary small to medium deck. I would like it built with some few steps down and railings on the side. How much would this cost.

Need a carpenter to complete Installation of woodwork for a basement renovation woodwork (Finishing carpentry, installation of Cabinets and Hardwood flooring. Most of the materials needed to complete the work is on site and ready for installation (Materials on site: Hardwood, Baseboard, Trims & Doors). There is need to have carpet installed in 2 rooms. Basement is partial finished but not done well ...... hot water tank could not get at if problem. Want to redevelope as a suite like - small kitchen 1 bedroom, and bathroom.It is a walkout want the sliding doors changed to patio doors.
For now a rough on-line quote would be appreciated and time frame that it would take to get done.
We have half of our basement developed and need to finish a bedroom, bathroom and laundry area before June 2009.
