I would like to redo my kitchen cabinets to a white MDF shakers, add a builtin pantry, (i have attached (pictures of my current kitchen and the design that i did in Ikea), install mudroom lockers (open no doors) in my laundry room (I have attached pictures of my laundry room I would replace the sink and cabinets for lockers) and replace the baseboards, windows trim and doors in my house. (10 doors, 301 linear foot for baseboards and 12 windows)
Take out existing floor (hardwood underneath) not sure what shape it's in.
Take out one kitchen wall to the living room.
Remove main floor tub, put in a shower stall.
New kitchen cabinets, counter, flooring and backsplash.
Would like to know what items can be done for the $20000 budget?
condo built in 1976 would like to put cork flooring throughout, redo kitchen new cabinets, pantry, applicances, main bathroom replace tube and cabinets, tile around the tub. ( possibly replace shower in ensuite),put insert for gas into fireplace replace garage door and put a security screen door on the front.cork flooring would include stairs and front entrance
Convert a small storage room into a laundry room. Plumbing and electrical needs to be run. Then build half a wall to hide everything. Need vent for dryer in storage/laundry room. Two electrical outlets on the wall were plumbing and such will be run need to be moved onto new wall or wires cut and disconnected then new wires installed for outlets. There is a laundry room in use now, (electrical panel does handle a dryer). Drain for washer should have enough of a slope to join to existing drain behind kitchen (1/4" drop per foot was used for quick calculation).
Garage:
1. foundation leaks cause the garage to flood whenever there is moisture
2. Main man door needs door and door jam replaced
House
1. Roof has been leaking into the main entrance way for years and the attic will need to have the repairs done to prevent further leakage the water markings on the roof over the light is about 3 foot in diameter
2. The main bathroom in the upstairs bathroom has been leaking into the flooring and down into the basement laundry room causing water damage
I need an estimate for repairs by Wednesday July 3rd if possible.
We are starting a new small business in Calgary however the property that we plan to lease requires some lease hold improvements in order us to meet the building code requirements set by the City of Calgary. Here is majority of the work that is required.
1. Shared bathrooms - you said that we could use the bathroom on the dancing studio side. According to the city that is not allowed, the bathrooms must be located in a common area where our access is unrestricted. simply having access to the dancing studio side is not enough. one possible solution is to add additional walls on the dancing studio side, and convert the desk area into a hallway. fire rating and material used on these walls also has specific standards.
2. Rear exit door - the city requires a construction of a corridor that separate the access to both side. it is similar to what you have done for the front door. fire rating and material used on these walls also has specific standards.
3. Ventilations/HVAC - each room must have access to a heat vent and return air, current only 1 of your rooms has that. the rest of the rooms doest not comply with this standard. in order to fix this problem, ventilation duct re-routing is required. This also means access to the ceiling mezzanine. we would also need to know the actual mechanical units that is providing all the air flow, mainly the city needs to know the CFM it is providing to calculate the amount of occupancy allowed.
4. Electrical - currently the dancing studio side has control off lights on our side, this problem also need to be fixed which an electrician required.
5. Ceiling - currently we have no idea what is inside the ceiling, and also if ventilation change is required, the fire rating of the ceiling is also examined to make sure it doesn't burn into upstairs.
I am trying to get a +/- 30% estimate on removing a load bearing wall in a 1959 Calgary Bungalow. The economics of the wall removal will dictate the renovations that I will consider. Due to the length of the rafter span, the ceiling joists straddle the load bearing wall (horizontal part of highlighted blue wall in the floor plan). I am open to laminate beams if they would work.
Thanks
Note - curvature in the 2rd image is due to using a panorama camera filter and not due to a curved beam :-)
We have a 68" wall to remove between our kitchen and living room. It contains 3x 4.5" HVAC vents and a bit of a electrical. The HVAC has an alternative route determined. We have had an engineer visit and stamp a letter with the requirements. The engineer requires 3ply LVL 3100 2.0e supported with 2ply SPF2 2x6 on the top of the foundation on one side, and on top of existing post on the other.
Quotes can either be for wall removal only, or can include HVAC and electrical work.
We would like to remove a stub wall in the front hallway (relocation of electrical required), add french doors with transom window to define the dining room, add a door with transom between the hallway and kitchen, replace 3 doors (to now match new doors installed), remove existing three kitchen cabinets, install new kitchen cabinets - may require some mill work, install cabinet in bathroom with new vanity and granite counter, install laminate flooring (removal of existing carpet and lino will be required), and tile laundry room.
We have just bought a home with the intention of renovating the main floor of a bungalow. We would like to remove the wall dividing the kitchen and living room & redo the area entirely. We would also like to redo the main floor bathroom. We have our home inspection tomorrow at 9am and ideally would like to get a quote done during that time. Possesion date for the house is October 14 so we would like work to start relatively shortly afterwards but we are quite flexible in the timeline that the work takes place in.
~1000sq ft
Mid grade materials to be used
Site is in good condition
Home built in 1980
Looking to update the main floor. Move kitchen, new carpet, new hardwood, possibly moving a wall back, moving the electrical panel, new furnace, new hot water tank.
I also intend to install a legal basement suite. So whatever work is done on the main floor, it will need to be compatible and easily tied into the work on the basement suite. The basement will be completely gutted and (more or less) ready for a general contractor to install a self contained basement suite. (Another furnace, another hotwater tank, install a 4 peice bathroom, install a kitchen, install 2 bedrooms, cut in larger windows and a walk in door, all of which with hardwood and carpet or high end lino.)
Site Condition: 23 years old house attached double garage
Footage: approx. 1700 sq ft excluding basement; - 4 level split
previous renovation: minimal
Materials: new hardwood, new kitchen cabinets and island, windows, bathrooms, lighting/recess lighting, skylight, gas fitting (I want to buy a professional 6-range gas stove), bathrooms, bedrooms.......perhaps new exterior stucco, roofing, new decks (depanding on how far the interior reno cost goes)
We are looking for a large scale renovation project to update our home. This includes significantly modifying the floor plan (e.g. taking out walls to enlarge the kitchen if possible). I need someone who can provide a "wow" factor for my home, as well as possess the artistic eyes to help me with the design along the process. I am not looking for someone who only replaces my current old fixtures, paints the walls, or just retiling my bathroom. I need someone who can help me to improve the ambience and functionality of my house. If you think you are the one, please send me an email. It will help me a lot in the selection process before our initial interview if you also can email me your portfolio of your previous projects, preferably with "before" and "after" pictures.
The contractor needs to be able to suggest creative ideas to me to improve the ambience and funtionality of my home that will suit my lifestyle and taste. For example, my current 3-bedroom house doesn't have to stay 3 bedrooms. We can knock down 1 bedroom to create a bigger existing ensuite bathroom.
Thank you
Rebecca and Neal

Hi!
We’ve recently purchased a home in Lakeview and would like to do a few minors renos ASAP.
-build a walk-in closet in the Master, by adding a wall adjacent to the existing pocket closet and would need a new ceiling light.
-add a wall to divide a long room in half, then add an access door through an existing wall. We would likely require an additional heating vent to the newly formed room.
A few other projects will be planned for a later date, ideally with the same contractor.
Please let me know when we can schedule an estimate and what your ballpark timeline would be for completion.
Thanks
Sonja

We have a modular home west of Calgary approx 20 mins. We are looking to basically gut the existing home with the exception of windows, doors and existing plumbing. We will be adding plumbing and electrical however. We are looking for assistance in both design and construction if possible but at the very least the re-design.
Looking to get a 10x6 mudroom added on to the back of our house. Part of the deck would be needed to be removed to accommodate the mudroom. Looking to have HVAC and electrical installed. Quote can be done with or without cabinets and storage. Currently there is a sliding glass door in the place where the mudroom would go. Door would need to be removed and reframed. Ideally siding color would match as closely as possible. The floor would be something durable, slate or tile. Mudroom doesn't have to be something fancy with top of the line finishes, just practical.
I've been living in a 30+ year old, semi-detatched bi-level home, for six years and have had some refreshment done to it. I've painted the dining room, living room, main hallway upstairs, the hallway downstairs, the two bedrooms downstairs, and some of the kitchen and my bedroom. I've removed all the carpet upstairs and replaced it with laminate flooring, and changed the faucets for the shower and vanity in the downstairs washroom. I installed white IKEA cabinets for the kitchen, a new laminate countertop, a dishwasher (there wasn't one before) and put new tile down.
18 months ago, I hired a 'seemingly trustworthy' contractor, who installed white, four inch baseboards (unpainted) on the main floor, installed the tile (which I supplied) for the kitchen floor, put the hardware in the cabinets and adjusted the fittings of the unit under the countertop (causing puncture holes coming through the back corners of my countertops and he glued the cabinet, crookedly, to the wall (which I had to re-adjust myself, and re-align). He installed the false fronts and cupboard doors under my sink, and ont the other side by the fridge, unevenly and blamed it on my floor. He installed the dishwasher without putting a support between it and the counter. I asked him to doghouse a baseboard so, I could feed cables through it to the TV, that were along the wall behind the baseboard. What does he do??? He keeps the baseboard as is, and gouges and scratches a hole in my new laminate to feed the cables through. The list is seriously endless.
Because of his damages and making things worse. (The tile in the kitchen is cracking and breaking because the subfloor he replaced is uneven.) What I need done, in order of priority is:
KITCHEN (a little galley kitchen)
- New tile and subfloor to fix the idiots mistake (I will supply the tile)
- Installation of the remaining cabinet for the wall by my fridge (I have the cabinet and all the hardware)
- Back splash
- A wine rack for the corner wall. (There's about 5-6 inches of space between the edge of the cabinet and the wall.) There may be enough room on the other side for a very thin cabinet or another wine rack.
- New transition pieces for both ends of the kitchen (Contractor glued them down and cut them too short.)
- Installation of new countertops (not supplied)
- Correction and adjustment of cabinets
MAIN FLOORING, FRONT DOOR & TRIM
- Replace a few boards of laminate and continue installation along two short flights of stairs, hallway downstairs and put tile on the landing (flooring and nosings supplied)
- Install baseboards in the main bedroom and closet
- Supply and install 2 inch white door trim for all doors (7, including front door)
- Install new front door (supplied)
DOWNSTAIRS BATHROOM
- Install new vanity, toilet and glass shelving (supplied)
- Install new tile floor (supplied)
- Supply and Install baseboards (if not using tile)
- Supply and install backsplash (on the fence)
- Supply and install a new three-pronged outlet (currently a 'razor' only)
- Supply and install a new venting fan.
- Supply and install a transition piece from the hallway to the bathroom.
EXTRA KNICK-KNACKS
- Supply and install mainfloor overhead light (chandelier-type light) (I may be able to supply it)
- Install a ceiling fan in the dining room
- Re-frame my pantry and install a pocket door (likely a job attached to re-doing the main bathroom)
- Supply and replace fuse in electrical panel
- Cut out drywall and re-frame access to electrical panel
- Supply and install three new windows
OUTSIDE (Summer job, not urgent)
- Replace soffit, fascia, eaves, and change location of downspout
- Replace fitting on hose faucet
I'd like to get my repairs and upgrades done, project by project. If someone could come down and take a look, I'd appreciate it.
Thank you.
We are looking to do multiple renos in our home. We have owned a 4 level spilt, built in 1991, for a little over a year and want to upgrade and update it on just about every level. The homes current sq ft is roughly 1300 sq ft however this is a poor representation as it is a 4 level spilt and only the first two levels are considered in the sq ft. the 3rd level is another roughly 600 sq ft and bsmt roughly the same. We have many ideas but of course our ideas will be scaled by cost and return on investment.
Starting on the top floor we have 3 bedrooms, 2 baths. First we would like to start with seeing the affordability of extending our current master bedroom out over our garage and increasing the size of our 3 piece master bath. We would ideally like to increase the sq ft by at least 150 - 200 ft. The only window in our master bed looks out to the side which is on the side of our neighbours house, ideally we would like at least two add'l large window in the garage addition. As well the possibility of a skylight in bathroom. We would love a spa like master bath with sunken spa tub double vanity, stand alone shower etc. as well I would like to increase the size of the family bath by roughly 15 sq ft and redo it all. We are thinking carpet floors in all bedrooms, hardwood/engineered in hall areas and tile in baths.
Moving to the main level, we walk in through the front door to a living/dinning room with vaulted angled ceiling and half wall separating the kitchen from the main living dining room. We would like to remove that wall, (do not believe load bearing but not sure) create open concept There is also a oddly placed closet in the dinning section of this floor space with giant cubby hole above, we would like to see that removed and a closet recessed into the wall by the front door, this would be recessed into garage if possible. We would want to completely redo kitchen, cabinets, flooring everything! We would also hope to canter leveler out a 2 ft by 3 ft section of the wall to make it flush with the rest of the level and replace current single door and floor to ceiling window with french doors that lead out to our deck. On this level we are thinking hardwoods/engineered in living/dinning and tile in kitchen. Possible we would like to add two to three skylights as we do not have another story above this section of our home. The wall we would want to remove is the wall that our current stove/oven is on as well as some cabinetry. We would like to do a gas stove (we currently have a gas ignite/wood burning fireplace on the next level so gas is already there just needs to be run up the 6 stairs to the kitchen). The materials we are thinking about would be wood cabinetry (lower end wood cabinets) some kind of stone countertop or really good man made material (this would go in the bathrooms mentioned above as well!)
Next we go down to our third level which is where there is a living room with above mentioned fireplace, 3 piece bath, 4th bedroom and laundry entrance from double attached garage area, there is also the stair case leading to basement. On this 3rd level we would like to see laundry room/garage entrance turned into a mudroom as well with some kind of cabinetry/storage area for shoes, coats etc. We are thinking an mdf product in this area would probably be good. We would like tile in laundry/garage entrance as well as the three piece bath. And wood/engineered for the remaining portion of the flooring. We would also like to increase the current shower stall in the bath on this level by removing a little closet as well replace vanity and toilet (as in all baths) . We would also like to update the exterior of our fireplace with something more modern and turn it into a full gas fire.
We are hoping to replace all baseboards, window casings, and doors as well. For all of our materials we are thinking high low end to low medium end. We don't want to be cheap we just don't want to over improve.
Thx
I have recently leased a 2 bedroom apartment and would like to put up a couple of walls and doors to create two more rooms where the open livingroom and dining room currently are. I have permission from the landlord to make these modifications. I'll need the walls to be floating walls so as not to damage the current carpeting. Additionally, I would like the walls to be insulated to cut down on noise. Each wall will be about 8-10 feet in length. I will also need two doors hung as well. Thank you for considering my job.
