I bought a house 10 years ago that had a leak in the garage (above grade). I thought it was coming through the French doors above the garage and replaced them but this did not fix it. I also replaced the deck above the garage which was rotted out and still the leak comes back. I tried to caulk anything that looked like it could let water into the garage but still there is a leak from somewhere. Can you please find out where the leak originates from and give me a quote to fix it?
My house is 10 years old in Calgary and has had continuous water leaks from exterior into the living room under the front window on the main floor. The drywall around the window has been opened up. There are damages on the osb sheathing under the window and also the bottom part of some of the studs by the inside lower corner of the window has been rotten. The exterior finish is stucco.
I need to find and fix the source of water leak and then repair the damage sheathing and the rotten studs.
Water seems to be pooling and then penetrating behind the existing flashing on a brick ledge just below a large window in our living room. 2 lower units in condo complex were flooded in early August due to high rain fall. Looking to waterproof the patio area infront of the two affected units in order to prevent water from entering units. The following are pictures from the flood as well as photos of the current patio/planter area that we want to change. Cement or some sort of water proof membrane are the current ideas as well as building up the planter walls higher.
We need 2 trenches dug approx 35 feet each, 4 or 6 inch weeping tile installed. 2 1/2 to 3 1/2 feet down.
On one side there is a gas line approx 1 1/2 to 2 feet from where we need to trench, first call to come out again to locate before dig.
Space between homes approx 8 feet. Picture with yellow string in it. We will dig approx 1 foot left to he yellow string.Other side has also a gas line near by, located. We are also flexible on where the weeping tile can go on this side of the house. More access space but need boards down going across lawn.
A minihoe, 12 inch bucket can do the job in 1 day. We're happy to havea complete install including hauling away extra debirs and dirt along with some debris/dirt that is already on site. One 12 x 6 x 6 bin is sufficient for everything including leftover form this project.
We can do crush, weeping tile, backfill and compact ourselves if only excavating and hauling is available.
We'd like to have this finished by Aug 20 or asap.
