Frame, electrical, flooring, lighting also the finishing. Basically build a room that is 12x12 with a few challenges. Need a sliding insulted wall or door to access the furnace, hotwater. Also there is a sum pump (correct word?) that will need to be accessed in the flooring.
Our house, built in 2001, has a framed and insulated walk-out basement. Approximately 800 square feet. We are looking to complete this project. Looking for someone to complete this renovation for us. We need someone to assess the quality of the framing & fix where required, do electrical, drywall, flooring, baseboards, bathroom plumbing, and all finishing aspects as well.
We are developing our basement, and have everyone we need, except we need someone to wire it for us (need to run wires and install approximately 5-6 plugs on the exterior walls which are framed). We got the development permit as well building permit from City to construct a New Basement Entry from the outside of our house.

We are moving into a new home at the beginning of July and during the house inspection there were potential issues noted in the basement bedroom (possible previous water issues, lack of window well for at-grade window, possible issues with sub-floor, etc). The city inspector has rejected the basement development permit due to the current railing as they are installed higher then the specified standards. These railings need to be moved to the proper height as per city of Edmonton standards or new set of railings need to be installed as per the specifications of the city of Edmonton.
Also the smoke detector in the basement needs to be changed to a combination detector of smoke and carbon monoxide or install a new carbon monoxide detecor which is hard wired 120V AC.
Our house was built in 1953. We are planning on doing 3 phases of renovations, starting with the development of a secondary suite in our basement. We are applying for the Cornerstone grant through the City of Edmonton, and we require some pretty detailed written estimates (cost breakdowns) of the job.
We are having someone in shortly to replace the furnace that will supply heat for upstairs. But the secondary suite requires it's own heating source, hot water, and separate entry. We need some plumbing and electrical upgrades. The basement is currently down to frame and we need a kitchen, living room, 2 bedrooms, bathroom, flooring, and so on. We are requesting quotes from licensed contractors only who are insured (and whose workers are insured as well) and who can provide proof of licensure and insurance (including WCB). References are a must. In terms of quality of materials, we are looking for moderate to high quality finishings but not top of the line. We are also looking for a smart, modern, open-concept design that utilizes space as best as possible while still looking fabulous.
Fire barrier and soundproofing will be important. Before starting, waterproofing of the basement may be needed. Contractor must be able to provide start and end date, and be comfortable having a signed contract in place. Request that we stick to budget and schedule as closely as possible. I have noticed black streaks in my bedroom and going down the back stairs at the back of the house.
It also looks like water stains in the front bedroom on the edge of the ceiling on the front of the house.
Possibly someone to come and look at this for me and provide an estimate and see what the issue is.
Drywall needs to be replaced after cutting away 24 1/2 inches from floor due to water damage from a flood which occured on July 12, 2012. Underlay under carpet has already been removed and carpeting is drying with industrial fans and a dehumidifier is in place. Area is approximately 700 square feet.

How much would it cost to frame a room, 10' by 9', with a door, and to do just drywalling for now? We would like to just start by closing this space off, and slowly finish the bedroom after! We would also need a couple of electrical outlets wired to this room, and would like a cable/media outlet wired just outside of it. The house is about 8 months old, the basement is completely unfinished! We are located in the southwest end of Edmonton Alberta.

2005 showhome. New owners take possession October 1 and want to move in by Nov 1. Unfinished basement. Would like to get the planning and permits kiced off in September and construction started in Ocotber so that a majority of it can be completed before our young family moves in.
