800 sq ft unfinished basement in a 1993 2 story house in NE Edmonton requires construction of a one bedroom suite, including all aspects of the renovation. A separate entrance is required, which will involve putting a door through the existing concrete foundation. Builder must be familiar with Edmonton bylaws for secondary suites and be insured.

Supply and install bathroom vanity c/w top and taps, shower and toilet. Frame sub wall to close off furnace and water tank. Drywall walls, tape coat and sand. Paint walls. Supply and install ceiling tile and recessed lighting. Supply and install shelving in laundry area. Change out 2 doors (to back bedrooms). Open up storage under stairs and add light in area. My wife and I are looking to renovate our partly-finished basement. The house is a 1947 bungalow of just under 1000 sq. ft. The previous owners had begun to renovate and then stopped mid-project (no idea why).
WHAT IS ALREADY DONE:
1) guest bedroom is already done except for the floor
2) the office is partly-done, with some open studs and exposed pink insulation and wiring done but uncovered.
WHAT NEEDS TO BE DONE:
1) new concrete floor throughout the entire basement (there was a bit of water seep thru the old concrete but no flooding, and the foundation is pretty good (patched in 2005)).
2) 1 new guest bathroom/laundry room: bathtub, sink, toilet, drop-ceiling, walls (studs, insulation, drywall, etc.), door, and tiled floor
3) 7 new small windows with screens
4) pot lights throughout plus two wall sconces

I would like to get information on having my basement built.
Its a 4 level split home and the basement is about 450 sqft. I would like to have one room which closes off the laundry and furnace. I have a water softner so ti can get quite loud sometimes so good insulation is a must. So whole basement needs drywalled, taped, painted. Also would like to have carpet installed as well. Ceiling would need to be finished too so i would need information on that too. Was looking for maybe dropdown ceiling or finished if price is right.
Bungalow built in 1985 with approx 1300 sq feet on main level and 1300 sq feet in basement.

-fireplace repaired and furnace/ hot water heater replaced with high efficiency units, hot water on demand,
