The house is 1 year old, basement outer walls are already framed and insulated. I have also started laying drycore as a subfloor. Framing of the basement is to go on top of subfloor and is to be completed by the contractor, and walls are to be fastened through the drycore material to the concrete floor, as per building code. I am uncertain as to whether or not the mechanical room walls need to be installed directly on the concrete floor or if they are able to be built on the subfloor, which is why the subfloor isn't yet completed at this stage. Once I find out this information, I will complete the installation of the subfloor. The basement comprises 636sq.ft. and is to be divided into 1) a 10'6"x11'4" bedroom, having a closet (approx 5'3"x2'4"); 2) 11'5"x15'0" office/family room; 3) a 7'0"x8'3" mechanical room; 4) a 5'6"x8'3"bathroom; 5) the laundry area (approx.3'0x5'0) enclosed; 6)a small wall enclosing the understairs area; 7) a small linen closet; 8) a hallway running through the center of the basement.
To Construct:
1)The wall between the bedroom and the office/family room to be approx. 9'0" long and also has an angled doorway (to be framed - length approx.3'4") into the bedroom, where it meets the wall between the mechanical room/bedroom.
2)The closet in the bedroom comprises a 2'4"wall and 5'3"long wall. 3) The wall to be framed between the furnace room and the bedroom in to be 8'3" in length.
4)The wall between the furnace room and the hallway is to be 7'0" in length.
5)The wall between the furnace room and the washroom is to be 8'3" in length.
6)The wall between the bathroom and the linen closet has a section 2'6" offset into the bathroom, connected to the hallway wall (1'0"). The front of the linen closet is angled in the hallway and is 3'0" long. 7)The wall between the bathroom and the hallway is 3'0" long.
8)The wall between the office/understairs area is already framed, however, it must be extended by 1'0".
9)The wall between the under basement storage area and the laundry area is 7'3" long.
10)The wall between the laundry area and the understair storage area is already constructed however, the wall between the laundry area and the hallway will need framing and is to be 4'10"long.
Please note: All doors with jambs have already been purchased and will be provided on site. All framing is to be done surrounding the door jambs, as per building code. The doors per room are as follows:
1)Office/family room - no door
2)Bedroom - 2'6"x6'8" inswing
3)Bedroom closet - 4'0"x6'8" bifold
4)Mechanical Room - 2'8"x6'8" inswing
5)Bathroom - 2'6"x6'8"inswing
6)Linen Closet - 2'0"x6'8"inswing
7)Under Stairs - 2'6"x6'8" inswing
8) Laundry Area - 5'0" x 6'8" bifold
Subfloor materials are to be installed by owner.
Construction materials for the framing should be 2'4" and appropriate to the building code. All nails, concrete fastners, and hardware required (excluding doors, hinges, and door handles) are to be the responsibility of the contractor.
Contractor is to have liability insurance and workers compensation insurance.

Hi everybody,
So I'm looking to get someone to frame up my house. I will attach drawings and I need an estimate for the floor and walls and roof. I would like an estimate for the floor and the interior walls seperate from the roof estimate. All the exterior walls are ICF so I just need like I said a seperate estimate for the floor/walls and roof.
Thank you very much.
I'm looking for an approximate quote on having someone frame a house
The location is west of Edmonton near Darwell.
The house is a 34 X 38 two storey with two dormers and 7 X 34 foot Veranda. House is square with no odd features. The sub floor is complete. All materials are supplied including trusses and rental of a zoom boom. Doors and windows to be installed at a later date.
Looking to get quotes on in-filling my current property in mid 2018. The proposed design is a modern split-storey skinny home ~2100 sqft, dimensions 18'x 50'. I plan on completing the majority of the inside of the house myself so I am looking on quotes for the following: demo, foundation, framing, siding and roofing.
Please contact me for more information.
A previous owner of my older home cut through two joists underneath the entrance to the kitchen. This area of the floor is now noticeably sunken. I'm not sure what's required, but I'd like to level the floor by repairing the joists and/or installing a telepost underneath this area. The basement is unfinished.
I am looking for a framer or contractor that has experience renovating mobile homes. We currently have a partial addition on our mobile home and would like to extend it the whole way down the mobile home and about 5 feet out from the front and side of the home. We would like an estimate on about how much it would cost just for the framing of the project as we can build the walls and put in the drywall afterwards. I am also looking for a contractor that will use used material from home reusables etc.
Please contact me if you can provide a free estimate.
Thank you
Crystal

We live in a small 800 square foot house that currently has a steep, narrow staircase to the basement. To allow for future developments, we are planning to remove the existing staircase and build a new one in a different part of the house. Where the old staircase was, we would like the space opened up to allow more room in the kitchen, which would require the removal of the walls surrounding the stairwell. Please contact Sherri at 440-4898 to discuss estimate for cost of work and how soon it might be able to be completed. We appreciate your prompt attention regarding our inquiry. Thank you!
I have a project in Edmonton that requires demo, electrical, plumbing, HVAC, drywall, framing, painting, floor grind and polish, and final cleaning. This is for a new store chain opening 2 locations in the Edmonton area. This is new small store chain that is rapidly expanding throughout Canada. I'm a GC based out of Ontario and looking for contractors willing to quote some or all of the above mentioned work.
Looking to get framing and the roofing done for a residential property located in rural Sherwood Park. The basement is being poured next week, so a start date after the inspection is passed.
House is under 2900 sq ft, there is a deck and two balconies. We will also want the basement to be framed.
Trusses are in production and lumber contracts are signed. Floorplan is attached.
The project is for the framing of 2 skinny houses in west Edmonton. The framing contractor would be responsible for framing to lock up. Size is 1400 square feet per unit. Garage per unit is 400 square feet. Price to be based on square footage. Project start date, March 2018. Successful sub-contractor to have all WCB and Licensing requirements.
A floor joist is cracked in two places about 6 feet apart. There is no obstructions, so there is easy access. I think it needs another 2 X 8 put along each side and attached by drilling holes and installing bolts and nuts.
Also, there is a missing 2 x 6 in a roughed-in doorway. It belongs on one side to hold up the header.
I'm planning a basement development in my house and I'm looking for quotes for framing work. Please refer to attached sketch as well as wall take-offs below
Wall Take-Offs
9' wall framing: Standard 2x4 studs 520 linear feet 16" O.C.
9' double wall framing (Around Theater Rm): Standard 2x4 framing 16" OC Doubled up w/offset studs 390 linear feet.
3 x 32" Interior Door Frame Provisions
1 x 36" Interior Door Frame Provisions (at Furnace Room)
1 x 36" Exterior Acoustic Door Frame provisions (at Theatre Room)
