We have an older home in the Riverbend area and we have a a double attached garage built along the house (not perpendicular to the house, as in newer homes) making the house longer in a long lot. The garage door is at the right side of the house and we need a 3rd garage (large if possible) as family has expanded. Ideally with a bonus room on top which will communicate with an already exiting room upstairs. My idea here is to convert the existing upstairs window to a communication door with the new bonus room. A new window maybe added to the other wall.
Permit is required.
House's finish is stucco - will need to match exterior, facing the road. For a nicer curb appeal I would like to add 2 matching side windows to the garage (on the side wall facing road). Current drive way is quite large and we can use the same driveway to enter from road, however we will need to enlarge and curve it to the front of the new garage door.

1) are you able to attach a garage to an existing home? We have an entrance door on the side of the house which we would like to make it the entrance from the garage into the house.
2) I am looking for a 2 car garage with an entrance door.
I’ve attached photos of the house and of the garage type I had in mind.
3) concrete pad for the foundation would also need to be included.

Our home was built in the mid 1970's . We would like to expand the current garage by approximately 10X17 feet for an additional workshop. Additionally we would like to replace all 10 windows , 3 doors and current garage door ( one side door, double front entry and glass patio doors). then we would like to re-side the exterior with vinyl siding. The project would include, design, permits, removal of old materials, building and replacement of all new. We have currently contacted a number of contractors with limited success. Would like the project to begin this fall with the placing of the footings and pouring of garage floor, then work toward completion throughout the winter.

The garage dimensions are 24x 28, with a grade beam and piles required for the slab.
The total area of the driveway and slab for concrete is approximately 1956 sq.ft.
Broom finish is acceptable.
The roof has a slope of 3/12 and will be finished with ashphalt shingles.
Exterior of the garage is stucco.

Build a 26 ft by 44 ft garage. 10 ft high ceiling.
The site has an existing 26 ft by 32 ft garage with a 8 ft ceiling. I would like to reuse everything possible from existing garage to build the larger garage. The new garage will be rotated 90 degrees from the existing garage orientation The existing garage was built in the mid 80s on a flat cement pad. It has a 16 ft by 7 ft garage door, a steel man door and 4 windows (wood frame of various size) The front wall containing the double wide garage door is made out of 2 x 6. the other 3 walls are 2 x 4. and everything on 16 inch centres. The rafters are 30 ft on 2 ft centres. 4/12 pitch with 1/2 inch plywood. The existing garage inside is not finished, i.e. all framing is totally exposed.
The existing garage will need to be moved away while a new cement pad with a 2 ft high cement wall 26 ft wide by 44 ft high is put into place. New items required will include; a new double wide garage door 9 ft high, four additional rafters, ?? additional 2 x4s, ?? additional 5/16 plywood for walls, ?? additional 1/2 inch plywood for roof, new shingles, new vinyl siding.

We have an existing carport off our garage that does not meet city approval. we are still in negotiations with the previous owners as to how to fix the situation, so we need a quote on the cost of bringing it up to code, which most likely would involve removing the existing structure and rebuilding following the city guidelines.
Current issue with garage is previous owner did not grade and construct current garage leading to water damage to back and side walls which now need to be repaired or replaced. Previous consults with contractors advised that with the scope of work to repair side and back wall it would be better to remove current garage and erect a new garage.
Scope of project;
1. demolition and removal of current garage on site.
2. construct minimum 6 inch pony wall for side walls and minimum of 3 ft rear pony wall
for new garage. There is anticipation for construction of concrete side and back wall
will require demolition and pouring of new concrete pad to complete construction of
pony walls.
3. erect new 24 x 24 garage with a double door and side door and 2 windows.
4. insulation and drywall with muddling and taping of 4 walls and ceiling. Ceiling
constructed with access panel to attic in garage for storage.
5. garage door opener to be installed
6. install minimum of 4 interior lights and one exterior light above garage door
7. install 5 interior electrical outlets and minimum of 2 exterior electrical outlets on both
side of the garage double door
8. instillation of required gutters and siding to match house
9. shingle of completed garage.
Special notes:
Electrical power has been run to current garage with buried cable to main breaker house.
Garage is located in the rear of the yard with access from the front street.
We have a large lot, that we would like to build a 2 car garage, the house is an asphalt roof w/ vinyl cladding. would want similar finishes for the garage.

Wanting to build a garage under the existing addition to the original house that currently has a crawl space (instead of a basement). Approximately 24 (w)x26 (d) feet. Steep heated driveway from the street. Would have to take down 1 very mature spruce tree. The addition that is on top of the "would be" garage is 2 bedrooms, full bathroom and large sitting area. The original house is from the 50's with major renovations done in the 70's. The addition was done in 2006. The existing hot water tank and furnace for the addition is currently in the crawl space (sunken at least 6 ft). The crawl space is probably about 3 feet. Looking for estimates on a complete double garage removal/ install. Old pad is cracked, heaved. Apron is lower than alleyway and plows in the winter make driveway access almost unusable. New garage would need to be at least a "Double Plus" or triple. Have new (6 months) doors and openers that will be reused. Installation would include windows, 1 man door, shingles, new pad and apron (or reasonable fix), re-installing openers and doors.
We have the electrical covered, we will install the drywall and insulation.
