I would like to select a list of contractors for all tasks involved in building a new 4500 sq.ft home with a walkout basement. the basement will not finished at this time, though. Those tasks include:
1. foundation and all concrete work including basement floor with in-floor heating, triple-garage with garage drain, and a curved drive-way, stamped;
2. framing, for labor cost only
3. cedar roofing, or concrete roofing
4. exterior stucco, cost/sq.ft
5. stone and installation, about 800 sq.ft
6. drywall installation
7. window and door supplies
8. ceiling texture (knock-down ceiling)
9. trim and installation (suggestions are welcome for styles, and materials etc.)

The barn measures 30' X 28'. Hip roof with loft. Concrete surface foundation, cedar shingles, stalls and wood floor. Both ends have sliding doors. Tongue and groove siding. Lean to 12' X 28' joined to barn 6' outer wall 8' at barn. Roof may be rolled roofing or cedar. Walk in door, minimal power for lights.

The house is a new build. Approximate square footage is 1300. I've got a floorplan done for it already so I need to get my contractors lined up pretty quickly. The basement has infloor radiant heating as well as a serperate furnace for it. The frost walls have already been done. I'm looking to make a suite with a kitchen, living room, dining room/office, one bedroom and a full bath. Laminate and tile throughout.
I am cutting a new separate entrance into my basement. I need to:
1. mark the door space before concrete/siding is cut (I have engineering drawing and specifications already)
2. erect temporary support for structure before concrete/siding is cut
3. install a new door with frame and finishing after entrance has been cut out.

Hello everyone!
I am currently looking for estimates/contractor for a two projects in my existing home: a new garage with a loft and basement remodel in Edmonton, Alberta.
I currently live in a house on a corner lot and is zoned to have a secondary suite (garage loft); however, I do also want to increase the height of the basement in the house itself.
When I purchased the house four years ago it was fine, but my son (the basement is his space) has now growth to 6 ft. 4 inches and has to duck to make it down the stairs! LOL!
In the basement of the home I would also like to put a bathroom in as the house currently only as one bathroom. (The plumbing is easily accessible as I have not put any ceiling tiles in. So when you look up when you are in the basement you see the beams and plumbing from the existing bathroom.)

Hello, we just have a part wall that needs to be taken out. It used to be a corner closet but the doors have been taken off and a cabinet now sits there. We would like to get rid of the wall all together in order to fit a corner desk in. Currently there is a reception desk attached to the wall that would need to be removed as well. The space is located in a downtown office building.

Office Renovation Project. New stair case in 11' x 7' opening. The following tasks are required:
- Frame and finish drywall bulkhead for stair opening (~20" bulk head for 36' lin)
- Install subfloor and transition to existing, two rooms: 12'x16' and 14' x 11'
- Frame door opening for interior glass partition (glazing by others)
- Repair hardwood flooring with 10" by 14' inlay (materials provided)

We have a clinker brick (nonuniform brick) house that is having some foundation cracks up the front and some gaping in the back. We have been told (by neighbours) we have birds living in the facade behind some of our brick, so we'd like that patched up. The cracks in the front may be more serious, we've had both of our front picture windows crack already. Another thing that we're not urgent about is the chimney, it needs to be replaced, but we'd like to fix up the foundation first. We would also like to keep the unique look of our house when the reapirs are being done. We may be in the market for new windows as well, depending if there is some kind of package or special that you offer. If you do not do windows that is fine as well.
This past spring (after a winter of significant snow collection on the roof of the building) we had some snow/ice slide off our main building roof and tear off our ground level sidewalk canopy (approximately an 80' span all told, around one corner of the building, and about 5' of overhead coverage away from the building).
The canopy was cantilever mounted to the side of the building (inadequately - only screwed to metal siding). The roofline was pitched (higher on building side and lower at eave side), was ribbed metal, and substructure was metal studs. The lower side was c/w soffit and some pot lights (to light the sidewalk below).
We have had insurance adjustment, and are now looking to replace the canopy (and this time include some horizontal support posts for the outer/eave side), and so I am looking to see if I can find a contractor who might take the project on.

Paint main floor- approx 1,600 sq ft.: three bedrooms, living room, dining room, kitchen, front entrance, back entrance + downstairs stairwell. Prep important, good sealer required- odor.
New carpet all rooms on main floor and down back stairwell- old carpet removed already.

I have an open concept house with a u shaped kitchen plus an island in the center. It gives me a good seperation from Kitchen but I want to completely seperate the two out. Just looking for someone to drywall to close that space out over the sink plus possibly make shelves above the sink on the kitchen side. So basically flat wall in living room but shelves on the other side of the wall over the kitchen.
1. Small amount of demolition on two side walls at the front of the house. Fix and seal side walls at the front of the house.
2. Remove soffit, fascia and guttering on front of house. Check for air flow into roof cavity to reduce impact of ice dams. Replace soffit, fascia and reroute guttering to allow for downspout to empty on the east side of house.
3. Fix and seal cantilevered front wall.
4. Seal exposed concrete at the front of house which is below grade. Back fill to a suitable grade.
5. Build a small front deck (11 feet x 11 feet) and stairs for front door access. Build with pressure treated wood (substructure) with PVC decking, concrete pillars/footings are in place and old deck has been removed.
We own the house and live in it.
1380 sq ft on two levels. Bath and a Half. Three Bedrooms, Upstairs Loft.
EXTERIOR
There are three vents on the front facing wall (kitchen bay window). The one closest to the steps should be covered and sealed (it is an old furnace air intake that is no longer used) and the other two replaced. A fourth vent on the other side of the garage is for the main floor bathroom, and should only be replaced if necessary.
The ground on three sides (N, E, W) needs to be graded properly away from the house and otherwise levelled.
There needs to be either a functional low deck (not attached to the house) or patio, at the front, to the side of the steps.
Similarly, in the back, the existing deck needs to be replaced with either a functional low deck (not attached to the house) with steps, or patio, where the existing deck now is.
In the back, where the existing expanse between the deck and the wooden shed is very lumpy, a “feature” could be added, such as a fire pit area with the existing fireplace at the center. Perhaps crushed rock or some inexpensive material.
The four piles of dirt, overgrown with grass, are the remains of three raised bed gardens, and one sand box (still there) serving a similar purpose. These mounds can be used as partial fill to flatten out the yard.
The wooden shed needs to have the eaves properly shut in. There is some usable lumber in the shed, plus the two metal strips that should cover the end piece, one to the side of the shed, and the other inside the shed. The shed doors should be painted.
In the back corner between the garage and house, proper, there is a hole under the concrete pad and to the foundation. This needs to be filled in with concrete. This is not mudjacking, just filling in the hole so nothing else enters.
INTERIOR
Generally, all ceilings need to be scraped (popcorn ceilings), although if it is more cost effective than simply painting, something like California Knock Down can be used.
All ceilings and walls need to have nails/screws removed, and all holes repaired, and to be painted. This includes the lower stairwell to the first threshold.
The upstairs loft and hallway have wallpaper remnants that will need to be removed before repairs and painting.
All flooring (including upper stairwell), except bathrooms, lower stairwell, and basement, and main floor hall and kitchen, needs to be replaced. Best value for the dollar, probably reasonable quality laminate. There is enough new flooring to install in one of the bedrooms upstairs.
All baseboards, except the 5-6” tall white in bathrooms, kitchen, and main floor hall, need to be replaced. Basic wood, 2” is fine. The lower stairwell/landings needs baseboards, and currently have none.
The small room in the basement that has a drop down T-rail ceiling needs to have it replaced. As it is a storage room, whatever is cheapest is best, including straight gypboard. It will not require painting.
The main floor bathroom has a drawer that needs the faceplate attached. The corner cabinet is a permanent fixture, and should be painted white.
The kitchen needs a new, matching countertop with double sink and new faucet. Best value with best looks and best price. The white cupboard doors/drawers and pantry shelves need to be painted, probably white.
The upstairs bathroom has a broken lid for the toilet’s water tank. Pieces are there, if repairable. Item was purchased from Costco for about $150. Maybe they can provide a replacement.
All walls and ceilings need to be painted, except past the first threshold in the basement. Walls – light earth tone (light grey/green?). Ceilings, off-white.
NOTES
This project is to ready a property for sale. I need start/finish ASAP. Looking for actual quote, not estimate, as everything is fairly standard for jobbing by square footage or other measurables, labor and materials. If it says “could,” it means optional. If you want to present alternatives, do so.
1000 square foot, older bungalow with wood siding north of downtown, near Kingsway Mall. Requires exterior painting; main floor wall prep for painting; hardwood floor re-finishing and 3 windows replaced.
Basement needs most work, to convert from old "two bedroom suite" to family room, two (existing) bedrooms and (existing) bathroom, plus a separate laundry room.
Renos include: (1) minor wall removal (to open up area to old suite, then framing in and hanging new doors to laundry room and rooms with furnace and hot water tank; (2) framing, insulating, drywalling, mudding & sanding about 20 feet of exterior concrete walls and drywalling, mudding and sanding another 30 feet of walls (already framed and insulated); (3) constructing new raised floor in one bedroom; and (4) removing countertop and double sink in old kitchen and replacing with new, longer countertop and a bar sink.
Concrete floor in half of basement also needs to be levelled (with self-levelling cement) and new flooring installed, but can have flooring co. do this if necessary. Would like job done in July to list house by first part of August.
I am looking on purchasing a home and it needs some repairs that I believe needs a contractors touch and control. I have an inspection and this is some of the things he brought up.
Issues that need attention:
New furnace, plumbing repairs (main shutoff needs replacement and a few others), asbestos (possibility of), water damage at windows, estimation on shingle replace, issues with basement windows (not sure what problem is), electrical panel needs updating (have two 60 - needs to be one 100)
