The ensuite bathroom in our `~30 year old house (which has been rented to the same tenant for the past 3 years) for the second time in 2 years has moisture and water stains on the main floor ceiling which was previously attributed to the cedar roof but now the property manager says is caused by deterioration of the grout in the upstairs ensuite shower (no deterioration was noted before these tenants took posession and no previous renovations were undertaken) It is now "off limits" until repaired. From what is visible so far, it is possible that water from the new hand held shower could have sprayed behind unsealed gaps left around the new fixture and mixer since whenever the wall-mounted shower unit was changed over by the tenant (didn't say when done) and/or could spray into the gap behind where black mold had deteriorated grout (tenant recently covered with slicone bead) at the 90 degree change of angle (of a tiled backwall bench within the shower which we only ever used as a shelf but upon which heavy tenants may possibly have sat) caused lifting of a section of tile. The vinyl floor in front of the unit has also lifted and cracked, therefore needs replacing. The family room stippled ceiling on the main floor (not directly below) will require sealing and repainting, or alternative resurfacing, to cover water marks.
Will also need exterior west facing mainfloor window frame capped and sealed, and proper repairs done to cedar siding where tenant covered a hole left by woodpeckers on S side plus other woodpecker holes on N side.

Bathroom tub replacement and tiling shower tub walls60"X30" tub area. I looked at a Maax soaker tub for $329.00 and that is about as high as I want to go for tub price definitely not higher that $500.00. Good waterproofing drywall and and moisture resistant products are highest on my priority list. Low cost taps and shower head are fine with me as well.House was built in 1953 but has newer fitting from a past reno and the drain pipe is all open to an unfinished basement with new plastic pipe. Need line run up wall for shower and new connections to old copper pipes all in good working condition at this time. I can get the taps and tile or whatever works best for you. This job was not started by previous handyman as I had trouble getting the job finished that he started in my basement. I can do prep for area if this helps to get job completed.

I am looking to remove a bathtub and install a walk-in shower in my basement bathroom for my elderly parents.
To try and keep costs down and hopefully increase the speed of completion, we are hoping to keep many of the tiles above where hw tin currenlty is and try to match the tile to complete the lower portion of the shower.
I would appreciate getting a quote as soon as possible as my dad has started having falls and we are concerned for his safety.

A 13' by 15' bedroom with standard height ceilings, has an empty 5' by 5' closet that will need finishing as well. The ceiling is finished, drywall and most of mudding has been completed on walls, however some touchups will need to be done. One corner has a decorative fireplace and part of connecting wall is wood paneling. Currently has bare concrete floors, would like to have carpet, underlay and subfloor. Unfinished wood hearth, top of fireplace and connecting shelf need to be tiled. No door or frame installed and there is a space to access under the addition that will need a window or door installed (approx 2 feet by 1 foot).
House was built in 1955, the basement is in good condition but I am concerned that there is a slight unevenness to the floor. The people I used previously to do the work that has been done have made me very cautious to even continue the renovations, due to the horrible experience and stress it caused.
I would like the room completed before Christmas.
We have black mould in the walls, flooring and around the entire shower stall. If we are taking out the flooring, walls and shower stal, we may as well redo the entire bathroom.
We need mould clean up and a full rebuild.
There is an upper bathroom that needs to be fixed also, but not as bad or to that extent.

Total re-modeling and updating of main floor bathroom. Remove, sink, toilet, tub, built in cupboard, and chimney. Install on demand hot water. Home is over 90 years old, The tub is already a replacement the pre-fitted, laid over style. Looking to have a walk-in style tub installed along with all new items required to finish the bathroom. Not sure of budget required, some flexability.
Here in Legacy Ridge, I purchased a home (5 years old now). It was complete except for the basement bathroom that was roughed in with drains and electrical, and a 30 inch door, and drywall on one wall. The room is 5 feet wide by 8 feet long.
We were thinking a shower pan and surround with a sliding glass door. (the house already has two bathtubs). The shower drain may have to be adjusted for the shower pan. We were thinking tile surrounding the surround, and lino for the floor.
We would purchase the toilet, sink & vanity, faucets, mirror, and possibly a medicine chest. The ceiling would be knockdown to match the rest of the house. There is a cheap cheap broan fan in the room, but we may choose to upgrade that.

This is a rental property and we need to replace the shower in the master bathroom because there is mold / condensation behind the shower.
