We are the owners and would like an estimate for a ceiling repair or replacement for our main living room and kitchen area due to water damage from a bathtub and master bedroom shower drain. These are fixed now and no longer an issue.
The square footage is approximately 500-600.
Our preference is a smooth versus popcorn appearance.
We are only available for an apt. between Nov 14 to 16th.
New ceiling Install, some demo, drywall install, some painting. We have all the supplies and tools, as well as scaffolding as this is a high ceiling job. Must be able to make accurate measurements and be able to use both power saws and hand tools. Plus not be afraid of heights and be able to climb both scaffolding and ladders. Would like the job done soon and fast (no waiting to finish job must be able to do it job within a two week period once job is started). Owner will be on site to advise and help as well.
The basement ceiling joist height is 7ft 8inches. Therefor the drop ceiling would likely be at 7ft 2 inches to accomodate the 4 pot lights in one room and 8 pot lights in the other. The one room is a basic rectangle and the main area is an off centre "T" shape. I would prefer an acoustic type panel in squares as opposed to the larger rectangle panel. The house was built and finished in April 2012.
We have a condo with bad lighting and stipple ceilings. We would need the kitchen, dining, living area and hall ceiling stipple removed and replaced with flat ceiling, adding pot lights. Area is app. 505 Sq ft. We also require electrical for new lighting already purchased. The project requires about 15 pot lights and 6 new outlets all with dimmers.
