I'm looking to have the existing structure replaced as it is approaching 30 yrs old and beginning to deeriorate. The project consists of four stairs down to the walk out and 3 retaining G walls and the bottom pad with drainage (1 drain existing)
Job would mean the removal of existing concrete as well as the railroad tie retaining walls currently in place
Creating 2 retaining walls (non structural) by the look of it one 5 feet tall and 10 - 12 ft long the other 7 feet tall to help with over flow water from drain pipes
The long side would be probably 20 ft long and have the stairs in place down to the main pad must be gentle enough to accommodate the elderly with wide steps.
Those are the must haves, the nice to haves are as follows.
1 something decorative and durable in nature
2 the ability to create an in concrete heating system to melt snow
3 replacement of the current surrounding side walks
We have a 1300 square foot bilevel built in 1994. Looking to do some big renovations to this. We would like to replace the flooring and repaint. Redo our kitchen cupboards. Build on a sunroom out of the kitchen with a nice deck. We have a 2 car attached garage that we would like to turn into an rec room. Possibly see if we could add a second floor to the existing garage. Build a new garage. Need to reshingle and would like to reside the house. Some other small renovations inside like adding closets.
The house was built in 1977 and has original bathroom and original kitchen. For the kitchen, a wall needs to be removed - don't know if it's load bearing or not, it could very well be. I'm not against having a pillar. The kitchen is located in the center of the house - 1689 square foot house. Sink, stove, dishwasher can remain in present locations. Fridge will be moved. For materials, we are looking at white - basic - cabinets, but configured well and of good quality. Counter, we are not looking for granite - we would like just basic counter. Backsplash would like tile, but again, not looking at glass or anything overly expensive as this project itself is big. We would also like dome/sky lights put in as the kitchen is dark and requires lights on at all times. For the bathroom, we are looking at completely reconfiguring the space - moving the toilet and tub into different locations within the bathroom. The area under this bathroom (plumbing) is unfinished and accessible. We want the same cabinet and counter as in the new kitchen, and we would like a basin/clawfoot type of tub - no shower. This project requires an on-site evaluation for an estimate on the cost of the project.

We bought this house last week and can move in 1 June 2012. Arrangements to view property can be arranged, but might be little time constrained as sellers are still living in the house and I don't want to impose too much. Waiting to hear from seller when I can have access for quotations.
Need quotes this week to submit for renovation mortgage, work to begin 1 June 2012 - and finish asap - before we can move in. If possible - I would appreciate if I can get estimates/ballparks on the points above, asap so I can submit it to the bank. If viewing is available, then quotes can be finalized. Please also supply estimated time to complete.
