Am planning some renovations for my house which will include some energy retrofits. As a start please take a look at the basement remodel and see if this is enough info for you to provide an initial rough quote for the basement remodel.
Basement: approx 980 sq feet
1. Basement Reno:
• Insulate basement walls (foundation walls and basement header) to increase the insulation value of the basement walls by a minimum of RSI 1.8 (R-10) to a maximum of RSI 4.1 (R-23). As well, seal basement header area to improve air-tightness.
• Replace 2 exterior basement doors with energy efficient doors
• Renovate basement:
it is currently a finished basement (laundry, workshop, family room, storage room, 2 piece bathroom, wet area, furnace, hot water heater) and want to remodel to a laundry, new kitchenette, family room, master bedroom.
Note we would like to add 2 new windows which would have approx. 36x18 inch openings.

SECTION A: CONSTRUCTION & PLUMBING
1) Replace all hardwood floor with new (owner to supply). Install hardwood on layer of sound insulation and plywood (contractor to supply). Install hardwood on stairs to the basement.
2) Demolish walls:
a) 9ft+2ft along the stairs to the basement
b) 5tf between kitchen and dining
c) bedroom closet from the main corridor and build new corridor/bedroom wall on that section demolished section.
3) Demolish old kitchen (all cabinets, vinyl floor and "box-ceiling" above cabinets. Patch ceiling at after removing "box-ceiling" sections. Patch walls as necessary.

6) Replace bathroom plumbing if/as necessary and install 1- bathtub.
7) Remove kitchen-to-deck door and replace with wall (stucco outside)
8) Remove 6x5ft window and install slide-in door (dining room to deck)
9) Open one window in basement
10) Replace 7 doors, and main entrance door with door frames (owner to supply)
11) Angle-cut ceiling at stairway lower section to extend the passage height for 10in.
SEWCTION B: ELECTRICAL
1) Change house service from 100A to 200A
2) Replace existing main panel (with 200A)
3) Add 100A subpanel (for kitchen and baseboards)
4) Add conductor for subpanel (see 3)
5) Install installation for 12 baseboard heaters and room thermostats
6) Provide installation for recessed light fixtures (use under-roof space): total of 30 lights on 4 ccts and 6 wall switches
7) Install electrical installation for kitchen (from subpanel – see 3): 6 duplex receptacles, fridge, garburator, stove.
8) Add 2ccts for additional receptacles.
SECTION C) PAINTING
Paint all walls and ceilings
I recently bought a house so before I move in I need to do renovations. The site is about 59 years old house in good condition with 2001 sqft (around 900 upstairs and 1101 downstairs). Following is the list of things I need to be done:

We would like to build a wall for the purpose of partitioning our office space in half (NOT subdividing between multiple offices). The wall in question would be approximately 20ft. by 10ft., made preferrably out of drywall, and includes an entranceway with door.

This is an exploratory email to see if I could get some quotes and idea on enclosing a small outdoor landing at my home in Burnaby. I’m hoping to create a small mudroom and an outdoor space for a letterbox. The enclosure wouldn’t need to be airtight and insulated and only needs to be secure enough to keep the cat in. There is currently a screen door and an old wood door that lead into the house. My thought was that the existing screen door could be removed and a new door could be placed at the top of the stairway. The lower portion of the landing could be enclosed with lumber and painted the same brown as the rest fo the stairway and either some single pane windows could be roughed in above, or maybe some sitcom cut glass to match the enclosure and the slope of the roof?
The tricky thing is the slope of the roof. It already stops the existing screen door from fully opening (a foolish design choice from the former owners). The roof slope would also stop a new inward swinging door unless is was quite short. There is also no extra space for a landing so the doorway would be directly at the top of the stairs. I seem to recall that isn’t allowed in the building code?
I have photos and a final photo of a nearby home with something close to what we were thinking already built but the online form won't let me attach them. If this is too small a job or not the sort of thing you do please feel free to let me know if you have any contractors you would recommend. I’m looking for creative solutions and approximate time costs and I’m happy to get you more exact measurements and more photos as you require.

I am the owner of an apartment in Burnaby that needs a lot of updating. It is concrete construction, built in the 70's.
The first project I want to tackle is to remove the wall with the pocket door to open up the kitchen, as pictured in the purple area in the attached photo.
I don't know how much of the wall should be removed, so I drew in purple what I figured would happen.
Measurements:
-8' ceilings
-Top of door trim to the ceiling is ~13".
-Left door trim to the left wall corner (with apron hanging) is ~37".
