Plan for the kitchen is done. Cabinets are being put in by Home Depot Week of Jan 7. Need help with getting permit to remove a wall. Will help demo the kitchen. Need to make pass-through opening bigger. Need tile backsplash put in after cabinets in, need some electrical work done- new outlets and lighting. Need the ceiling redone as it is textured and by removing the wall the ceiling won't match. Need some drywall done. No plumbing needed. Laminate or hardwood floors to be put in for the 500 sq ft main floor after kitchen done.
Before Jan 7 need to remove wall, expand pass-through and redo ceiling.

We are looking into getting rid of the wall that is in between our kitchen and family room to make a bright open concept kitchen. We think that the wall is load-bearing but we are not 100% sure. In addition we want to change our countertops, floors, backsplashes, lighting and appliances. And we are hoping to save money on our wood cabinets by getting them painted over instead of buying new ones. Our kitchen is average sized, our house is 13 years old and in good condition but in need for a renovation. We are looking for an experienced contractor who is especially familiar with removing load-bearing walls.

We do not think it is load-bearing wall but want to make sure we have a contractor that is experienced in case it is. We would also like to change the floors, backsplashes and add more lighting in the kitchen and family room. We also need to rearrange our electrical outlets. We are looking for a contractor who is experienced, insured and affordable.

Current kitchen is approximately 10' x 10' in a condominium. Current appliances include: Fridge, dishwasher, stove, wall mounted microwave above the stove.
We are looking for estimates for two options:
Option #1 -- Maintain current footprint, appliance location, and layout: new floors, counters, sink, cabinets and painting.
Option #2 -- Change footprint to remove one wall and extend kitchen into living room resulting in open (or semi-open) concept; new floors, counters, sink and cabinets, appliance location might be changed; sink location might be changed, depending upon cost.
We realize that Option #2 would cost more than option #1. How much more it would cost will allow us to decide between the two options.
Looking for a contractor for a kitchen renovation. Would like included in the project: existing kitchen demolition, some (very little) drywalling, flooring (existing laminate and tile to be removed and new tile to replace), plumbing (need to reconnect sink and dishwasher), electrical work (under cabinet lighting), change flourescent lighting to potlights, and finally painting. The main project is the renovation of the kitchen. Replace the counter tops. Preferably without a seam and with defined edging. Under sink (no seam to counter). Replacement of tiled floor with hardwood laminate. Current tile is cracked. Replace tile on walls above counter.
A second project would be the replacement of the living/dining room floor with laminate hardwood. Current floor is parquet floor that is showing its age. If possible, the entire floor for all rooms would be seamless.

I have a breakfast bar which I would like to remove and level the wall to countertop height. It has an electrical outlet in it that I also need moved on the wall.

Need a contractor to assist in partially demolishing an interior wall between kitchen and living room in order to open up space. The interior wall would be removed from the ceiling up to a bar-level height. There is an electrical switch on this wall that would need to be relocated.
Also need help with installation of a new glass fume hood that would be at the center of this opened space.

This project is on 12th floor of a 30 year old condo in Burnaby. Needless to say, the cabinets are a little bit outdated. The floor was tiled about 7 years ago and the appliances were brand new then also. We may consider replacing the stove and dishwasher depending on the quote. We would like to replace all cabinetry, plumbing and lighting. The space is approximately 6x10 (this is a guess, but it's SMALL). We would prefer granite counter tops and are open to redesigning the layout as long as it meets the requirements of the strata. There is a narrow pass through above the sink that we would like to expand and/or eliminate the overhead cabinetry to open this up.
The bathroom is similarly sized and also has the new(ish) tile. We want everything (tub/shower, toilet, vanity, mirror, lighting, shelving, whatever) replaced except for the floor tile. Since this is our only bathroom, this needs to be completed very quickly. We would like to leave the tile but it was done around the vanity, so the replacement vanity will need to be the exact same size.
We want modern looking cabinetry, fixtures, everything. Dark cabinetry and complimentary counter tops would be great. I suppose if it isn't too expensive, we would consider the flooring also.
