The project site is in a townhouse approximately 30 years old. I believe the cabinets are original. It is a small area, 6 x 10'. The appliances (refrigerator, stove, and dishwashser) will remain as is. The counter is along the only 10' wall and on that same wall is a large picture window. The refigerator and stove are on opposite 6' walls. Would like to replace the lighting and the flooring. There is a 27" (1 and 1/2) sink. Space is tight. Would also like to add a pantry in the dining area.

I am looking to replace existing laminate countertop and tile backsplash in a condo that I own, a galley kitchen approximately 10'x10'. There are two straight runs of countertop (approx. 8' along one wall, two sections surrounding the stove approx. 2' each on the opposite wall), and a smaller run of bar countertop (approx. 5' by 18") in a window passthrough. The tile backsplash runs about 8' on one wall and 9' on the other. There's existing tile on the ends (sides) of the galley that I would like removed and replaced with just drywall.
I'll also need a sink and faucet installed in the new countertop, and would like to change the undercabinet lights (I'd like the current fluorescent lights replaced with LED bars, removing the box under the cabinet).
The sink, faucet, LED undercabinet lights, and backsplash mosaic tiles have already been purchased; I'm looking for a quote for labour and laminate countertop, including any additional materials needed and removal of old materials. This is the laminate I'd like, without sidesplash:click here on budget, I'd also like to look into:
- installing two pendant lights in the passthrough window, if wiring can be run through the wall, using an existing wall switch (switch currently not in use);
- (if possible) undermounting the sink in the laminate;
- (if possible) installing a point-of-use hot water heater at the kitchen faucet, as the condo is far from the main water tanks and it takes a long time for hot water to reach the kitchen tap.

Hello, we are looking to reno our kitchen in July and looking for a contractor.
Home is 50 years old and kitchen is 13X10, we are keeping our appliances.
General contractor would have to do the following; remove dining room wall (7ft) and 2 bulkheads above current kitchen cabinents, it is likely the valance will be affected in living room and kitchen with removal of wall so it will probably have to be raised too.
Electrical ( We currently have two electrical panels)
New outlets and switches required because of removal of wall in kitchen.
Above range microwave install-electrical and vent fitting.
Install countertop, faucet and undermount sink and replace existing garberator.
Tiling of Kitchen Backsplash along 13ft wall and install laminate or tile in front entrance way 14.5x6 ft.
Also, would like quote on reno, removal of current cabinets, installing new cabinetry and without.

It's a small kitchen in a townhouse. I would like to put a pass through from the kitchen to the next room, and it's through a load bearing wall. Strata has told me that I must get permits through city hall in order to proceed. The kitchen/eating area is about 8 1/2 feet wide and 16 feet long. I would like to change the layout of the cabinetry, and change the location of the dishwasher and fridge.
- Kitchen is small and so want to make it big.
- It is 31 year old house. 2 story house. No crawl space. Main and top floor.
- Kitchen is on main floor and connected to (living + dinning) + family room.
- It appear there is need to move a wall to get more space. Wall could be one connected to family room or one connected to living + dinning area.
- Average kitchen stuff ( cabinet etc.) would work.

We are in the process of deciding how much work to do at our ground level suite in Port Coquitlam. It is for the suite that is on the ground level of a "Vancouver Special" style house, approx. 1000 sqft. We would be interested in general estimates on all three items as a total.... or just individual projects (if you only do one type of work). Once we have a ball park idea of costs we will decide which projects (or all) we will be moving forward with. At that time we would get potential contractors to come out and to a more accurate quote by visiting the location.

Project #2 - Painting ground level 3 bedroom suite. wall only, ceiling and trim done recently. approx. 1000 sq ft. 3 bedrooms, combined livingroom / kitchen, bathroom and small hall.
Project #3 - Kitchen Cabinetry and Counter Top. Install new cabinets and counter top.... looking for durable, cost effective option as it is a suite. Have pictures I can send interested contractors. The boxes are in good shape, but doors need replacing. Not sure whether it makes sense to keep the boxes or not. Would better quality that what is shown in terms of doors.
