Cabin is 750 sq ft on one level on crawlspace. Existing footings consist of posts on concrete pad or HCB with odd sized beams. Footings, posts and beams need replacement. Floor joists are 2X6 on 24" cr and will need to be sistered. Some soil will need to be removed to allow working space.
We have a Cabin on East BarrierLake (North of Kamloops) and are considering raising it to add another entire floor. It is a Viceroy Cottage/cabin built in 1998. It sits on a foundation and a 2ft crawl space is underneath. The cabin was substatially renovated in 2007 and is in good general condition. the main floor is approx 1200 sq ft 2 bd and 1 Bath, and it has a loft upstairs approx 300 sq ft which has another Bathroom.
The crawspace has 1 two foot wall spanning the entire lenth (40ft) in 2x6 construction. We wish to raise the entire cabin adding a full basement (Leaving the existing crawl space below) and adding a deck on the raised portion of approx 800 sq ft (Wraparound). The deck would have to be glass railings to ensure views are maintained, and the outside cedar siding would have to be added to the basement, along with windows and a sliding door. We would likely finish a new bathroom (1 only) in the new basement but leave the rest unfinished but have the plumbing and electricty roughed in. over time as funds and time permit we would then finish the basement. there may be some roughed in walls also.
I need to obtain estimates to secure bank financing (construction loan) to push down my small house and have a side x side duplex built on the lot. I have confirmed with city hall that my lot meets the requirements to do so. My lot is flat. I live in the flood plain, so the main floor living has to be 1.8 meters above grade.
Each side of the duplex has 1434 sq feet of finished space. Footprint is 21 x 36 per side or 42 x 36 total. It is an open floor plan, each side will have garage underneath, kitchen powderroom & dining/living on main, 3 beds 2 baths & laundry up, storage or bonus room in the attic. I will have the plans modified so that stairs lead right into the attic, and no trusses in the roof. The roof is an 8 pitch. I'd like to keep all the finishes very simple, mid range, nothing custom.
Finishing basement: bedroom, bathroom, family room. Basement plan size approximately 520 sq ft top of the line materials; dricore sub floor and carpet, pocket doors etc. May consider paneling instead of chip rock. More outlets for central vacuum, power outlets, lights, changed heating elements, ceiling tiles.
I need someone in personally for advice and to change basic plans also to copy upstairs bathroom.

We have a mobile home in Kamloops that is in dire need of a water catch or gutter installation to prevent water from pooling and leaking down the side of the mobile and into the seal of a poorly sealed window, which needs repair and reinstallation because of the water damage and mould that has built up.
In addition, there is a fishy odour coming from the heating vents and requires cleaning and investigation of that odour.
We are the defendants in a small claims case that is dated for April 2, 3, 4, 2012.
We need a professional contractor as a witness for our defence.
This would be perfect for a retired contractor.
Our defence is that the contractor did not perform the job in a professional manner using proper materials.
Their case is that they are owed money because we only paid 60% of a bloated invoice.
We would like a hourly quote to:
Review our case.
Be in court with us for 3 days (probably 6 hours a day).
I have a statement of trial already prepared, and a very organized defence.
