Cabin is 750 sq ft on one level on crawlspace. Existing footings consist of posts on concrete pad or HCB with odd sized beams. Footings, posts and beams need replacement. Floor joists are 2X6 on 24" cr and will need to be sistered. Some soil will need to be removed to allow working space.
We have a Cabin on East BarrierLake (North of Kamloops) and are considering raising it to add another entire floor. It is a Viceroy Cottage/cabin built in 1998. It sits on a foundation and a 2ft crawl space is underneath. The cabin was substatially renovated in 2007 and is in good general condition. the main floor is approx 1200 sq ft 2 bd and 1 Bath, and it has a loft upstairs approx 300 sq ft which has another Bathroom.
The crawspace has 1 two foot wall spanning the entire lenth (40ft) in 2x6 construction. We wish to raise the entire cabin adding a full basement (Leaving the existing crawl space below) and adding a deck on the raised portion of approx 800 sq ft (Wraparound). The deck would have to be glass railings to ensure views are maintained, and the outside cedar siding would have to be added to the basement, along with windows and a sliding door. We would likely finish a new bathroom (1 only) in the new basement but leave the rest unfinished but have the plumbing and electricty roughed in. over time as funds and time permit we would then finish the basement. there may be some roughed in walls also.
We own a family 'lot' on the water access side of Loon Lake. I need to obtain estimates to secure bank financing (construction loan) to push down my small house and have a side x side duplex built on the lot.
