We are at the very beginning - investigating the feasibility of adding a major addition to our home. We want to extend the 2 levels to include the existing carport area as well as another section (attached) that would extend to the a portion of the back of the house - it would include design, approvals, excavation, building. A fairly major undertaking. Our intention is to create a ground level in-law (hopefully legal) as well as an extension of the living room, kitchen and dining room in the upper level.
We are looking for a reliable, reasonably priced contractor who can take on this project and lead us through all the requirements as far as the city is concerned.
I currently live in Old Glenmore in a bungalow style house built in 1945. The lot is a third of an acre and the house is situated on the back corner of the lot. The main portion of the property is not useable as it is sloped and the grass doesn't grow on the front portion as it is predominantly sand. I am looking at adding on a 2 car garage, new kitchen and master bedroom. the upper part of the property is flat and half the lot is sloped. the present house is 1800 square feet with the basement included. The present house does not have enough bedrooms for a blended family and there is no bathroom downstairs. The kitchen lacks an entryway threrfore it would be nice to re-configure the existing upstairs and add a kitchen and master bedroom. I'm needing someone who has experience with additions on bungalow style houses. also what would the approximate cost be?? The windows need to be done on the whole house as well. thanks, Shannon

900 square foot older house already gutted and framed to accommodate a two bedroom addition.
Plans already submitted to city-permits are currently expired(personal injury caused time delay).
Work to be done - engage trades to complete permit process for framing, plumbing,insulation and electrical.
Work already completed -exterior walls(2x4) furred to 6 inch, interior framing completed,new roof, exterior doors installed.

I live in a 2 bedroom rancher in the Mission. We have a 4.5' crawl space. We've considered moving, raising the house, building up, or building out back. I'd like to talk to someone who knows something about this. I believe we have a bearing wall in the crawspace that supports the middle of the house. I have no idea if the existing footings will support either raising or building up. I was told I need an engineer for this. Please drop me a line.

I'm looking to get a better idea of pricing for a home addition for my in-laws. We have a home and are looking to consolidate. At this point, I'm looking for a rough idea of the cost for around 1000 sqft that has two bedrooms.
I would like to see if this is within our budget and if this is something we can even entertain we are looking to spend roughly 250,000 on this addition, and we are not sure how far that would go. Thank you very much for your help!

We have a 2200 sq ft walkout rancher approximately 20 years old. One side of the home has a vaulted ceiling. We would like to add approximately 500-600 sq ft to the other side making the home into a 1-1/2 storey. The addition would have the following:
master bedroom with closet (wood or carpet)
ensuite bath - 4 piece (tile)
small office - (wood or carpet)
stairwell - from main floor up

We wish to extend our laundry room into our two car garage. We currently have a two bedroom, one level townhome but no office or den. We wish to knock down some of the interior garage wall in order to increase the size of our laundry room thus making the laundry room into a office/den as well. We would need a new floor & flooring, framing,dry wall, paint, electrical etc.etc. I believe the room extension would be about 12' wide by 8' long. The current wall between the laundry room & garage does not support the roof, in other words it can be moved/altered. Our home is 5 years old.
