I have a large 4 bed rancher with 2 bathrooms.
I would like to add a 3rd bathroom en-suite to a bedroom at the front of the house.
The adjoining wall is to the kitchen, so I am hoping the plumbing would be possible.
I would like shower/toilet and sink, no bath.
I want something simple and functional.
FYI: I am on septic tank.
Current projects:
1. Main entry foyer - new cermic floor, stair case & railing, new door, general upgrade.
2. Laundry / Powder Room - convert to a full bathroom and smaller laundry room (approx. 14ft x 14 ft)

We are renovating our master bathroom. Total square footage = approx 120 sqft
We have quotes for our plumbing and fixtures which includes: Steam shower with speakers, 3 body jets, ambient light rain head and wand shower, stand alone tub with floor mount faucet, toilet with power for bidet seat (items attached). We would like to put in a double vanity (sinks and faucets have been selected). We also require a linen closet which may likely house the steam unit. The tile has also been selected.
Our back door/frame needs to be replaced and updated. We would like to have a new metal door with a window that opens (option to remove and insert our existing door window). New side panel with glass and install a new pet door that we can supply. We would also like to get a quote to replace our existing tub/shower in our main bathroom with a walk in shower. That would include new fixtures and tile. No change to our flooring. Estimated budget and other information below is for the door only. the bathroom reno is very flexible and also depending on price.
We have two core projects that need to be completed in our home. The primary project is a bathroom split so we gain two bathrooms using space better in our home, this will also include replacing all the plumbing in our home as it is poly-b and not to code.
The secondary project is a fireplace reduction project as our fireplace takes over our living room and again, using the space better.
Although these are quite different projects, we're hoping we can get these two things completed around the same time within a combined budget.
We are also looking for someone willing to meet and discuss the project during weekday evenings or weekends as we are not able to take time off work during office hours.
Bathroom splitting (Primary)
1. Convert Bathroom + Walk-through Closet area into 2 bathrooms (master bedroom ensuite + guest bathroom)
2. Move attic entrance from Walk-through Closet to Upstairs Corridor.
3. Replace Poly-B plumbing in entire house (connection to house in garage, laundry closet, upstairs bathroom, downstairs bathroom and kitchen)
4. Replace Hot Water Tank in Laundry Closet with Electric Insta-heat system for more hot water for new bathroom.
5. Install custom wall closet in master bedroom
Fireplace reduction (Secondary)
1. Reduce height and replace living room fireplace to more modest size so TV can be mounted above it comfortably.

All demolition has been completed, need someone to instal shower walls and tiling surround, install toilet and vanity, some tiling needed around vanity, I have purchased the shower base, acrylic panels for shower walls and roof, new toilet, vanity and lights. keeping existing shower control, plumbing needs minor relocation. I may also install vinyl planking which I already have.
I would like to have my bathtub removed and have it rebuilt with a walk in shower.
Regretfully I found moisture behind the shower wall when I was planning to regrout. I removed the wall and insulation and treated the mold with concrobium. Please see pictures attached. The side shower walls feel solid, I do not expect a whole lot of mold there.
What I would like for the end product would be big tiles with a shelf to put soaps etc. I am looking for a low maintenance shower with a base and a nice frameless glas door on rollers or swing type. I would need some help designing. I would like use of the latest waterproofing technologies to prevent moisture issues again, I am looking long lasting solutions with warranty. I would like all new fittings and shower head etc.
