I have the beginnings of a basement suite and not sure how to satisfy the Township to make it legal. I have bedroom, bathroom and a makeshift kitchen area with a separate entry door and attached laundry. What is next I am not sure and would like help bringing this to fruition.
I am guessing firewall is needed and zone heating. But unable to do these things. Want a contractor to handle this to make it happen this month before Sept.
We need beam and supports put in wall adjoining bedroom / garage. There was a murphy bed installed and the garage wall was extended so that needs to be sealed properly. We live in a strata so you must be insured, licensed to work in langley. We have recommendations and drawings from construction engineer, we have applied for building permit, we just need to find a contractor to do the job and provide credentials to the city. Initialize permit application with TOL ASAP. Advise homeowner on best practices to complete process with Engineering Dept. completion within 6 months or sooner.
My current garage (~24 x 14 feet) is adjacent to my house - same slab on grade foundation. I would like to convert it into an insulated, large living room and instead build a carport outside (to accommodate 2-3 cars). The roof of the carport will extend over a deck leading to a side entrance to the garage.
We have a house in Township of Langley, looking to get it up to code and deemed a legal suite.

Replace Crawlspace with Basement in Langley (Walnut grove area)
I want to turn my crawlspace into a basement. Basement will be finished in the future for extra living space or a suit.

Built 1988
2 story: 1000 sq on mainfloor, 800 sq feet on upper floor (added space over the garage).
Total: 1800 sq feet
Crawlspace:
750 square feet.

We want to demolish the addition attached to our heritage house and replace it with a new similar addition on the concrete foundation that is in place. The addition being approx 120 square feet with a new french door, an outside door and couple windows. We are looking to gut and reno the bathroom at the same time.
Scope of Work Statement
To be compliant with the current building code, BCBC18, need to resolve fire exiting issues within the confines of the ice arena as well as with two of its tenants (Kintec & IHD). Generally this Scope of Work requires the following:
1. Demolition of a small office to accommodate a fire exit. This requires removal of existing office walls, door, glazing and ceiling (removal of the debris). Removal of existing post.
2. Removal of existing door and add a new 3070 X 90-minute rated door with closure and installation of a new wall to fill in the existing opening from the gym.
3. Removal of existing storefront window and replace with W/3070 Storefront door with panic hardware & closure. The existing storefront glazing and mullion framing might have to be adjusted/updated to accommodate the new 3070 exit door.
4. Installation of new FRR walls to ULC Design No. W453 to create a new EXIT Vestibule:
• 6” Metal studs @16” o.c. with 5/8 type ‘X’ G.W.B. each side – to U/S of roof deck. Fire caulking or Rockwool insulation packing at roof junction, smoke seal with caulking at junction of wall / storefront frame.
5. Add new fire-rated vestibule T-Bar ceiling @8’hight with one 2X4 fluorescent lighting fixture and emergency light pack.

I have a 2 car garage. I would like it converted to a yoga studio. I am getting quotes for a couple scenerios. At the minimum, I would like a small storage space built (so walls) in the area. The rest of the area is open. I need a door put into the side of the garage. I will need a new garage door, perhaps(?).

we own a townhouse in a strata complex in langley. there was a murphy bed installed in 1994 in bedroom/garage wall. it was not done properly. constructional engineer has given us a direction. we need to have a proper header beam with supports put in. also the gaps /spaces/voids need to be sealed in order for there to be an effective barrier between the exhaust and fuel vapers from the garage.
We are interested in getting a quote for some renovations at my mother-in-laws house and some work at a second house (which I and my family currently live in) The plan is to move my family in with my mother-in-law and sell our house. So essentially this is two homes we are talking about.

A short list of what we are looking for on house 1:

- Partial bathroom reno in the basement (Replacing the shower stall with a more modern and slightly larger one and the vanity with a pedestal sink. May require floor replacement as well but we won't know until the vanity is removed.)
- Full interior paint job (all walls, ceilings, doors and trim)
- Replacement lino in the kitchen and install new carpeting in the basement
On house 2 we would be looking at (this part can be done at the same time as the renos on house 1):
- Replace three bathroom vent fans (have the fans but not the ability to install them)
- Replace broken glass in upstairs bathroom window
- Replace damaged mirror in same upstairs bathroom
- Repair / replace damaged / missing siding on rear of house (was removed for a deck build many years ago and exposed again when we replaced deck with new one)
Once the renos on house 1 are done we would move and then we would like all the wall hole patches I have done sanded and a full interior paint job (all walls, ceilings, doors and trim) completed. Please note that one wall corner has also been damaged beyond my ability to fix and we would like that done as well.

Kitchen-(12x9) would like to remove 2 walls, one being the living room the other a small wall that separates the living room (14x10) and the family room. Would like to expand the kitchen into the existing living room space.This would then make the kitchen approx.(26x18). The house had an addition approx 10 years ago which added over 1500 sq feet.
Garage- we must move our existing septic feild as it is in the way of any addition that we would like to do. We are sure it is going to need an upgrade in the near future. Would like a basic 2 car garage, with a bonus space and office above. Ideally we would like this to be attatched to the house. Also we would like to add the laundry/mud room to this new existing space.
We have not considered any materials yet as we would like to determine just these costs first.
My husband wants a mancave built out of a pre-existing shed in the back yard. This will need to have electrical hookups for tv, sound proof insulation, internet usage...........
The pre existing shed is 9x13 (i think)

Just bought a mobile home in South Brookswood. We are looking to gut most of the place and refinish inside. This includes: removing current flooring (shag carpet and lino) and installing carpet/tile throughout; removing wallpaper and painting every room including ceilings (1300 sq.ft); removing and replacing kitchen cupboards, lighting and appliances; removing/replacing most of 2 bathrooms; as well as a variety of other smaller repairs/renos.
We own a townhouse in Langley. There was a murphy bed installed in between a bedroom wall and garage wall in 1994, strata had asked for structural engineer to look at it. having that done his finding was that it was installed in a load bearing wall without a proper header his recommendation is that we need a header installed and we need the wall to be sealed properly so no fumes etc from garage get into the bedroom.
Remove all drywall from basement, replace furnace and all ducting, reno 3 piece bathroom in bsmt and laundry area. Install all new windows and doors, reno kitchen and 4 piece bathroom, replace BR and closet doors, remove and replace flooring. Close in,
carport to be done first for storage of interior . Paint, seal spackle ceilings.
Will have to done under abatement, asbestos in drywall compound, spackle ceilings and furnace ducting tape. Split entry, 2200 sq', owner, eco friendly materials, only top floor to be finished maybe drywall basement.
