I'm aware that contractors can give you pricing per square footage. High end work being so much per square foot and low end being so much. I'm not interested in wasting your time or mine. If ballpark figures are within my budget I will have contractor to my home for more detailed pricing.
I want to add a room to the back of my house. Approximately 12 x 12. The area is grass right now. It will be basically an office/bedroom. The house is 25 years old wood framed incorporating roof line vinyl siding. Typical bedroom with carpet or engineered hardwood. Access to back yard is from front. ( no back lane access.)
We have a 25 year old house that is currently 3 bedrooms. There is a crawlspace/attic that we would like to convert to a 4th bedroom/games room idea. The roof would need to be raised in this area for the height. I believe it's about 10x11 or so space. Nothing extravagant but would need a window, carpet etc.
Looking to build a single story, ground level addition to the backside of our home. The area is level and easily accessible by equipment (3/4 acre lot). Having some experience myself, as well as several friends in trades, this could either be a simple/partial project consisting of mainly structural work, or it could be a full start to finish build, depending on the price.
We're looking to add 3 bedrooms and a hall, with one bathroom. If the Township allows it, we may look at adding an en-suite bathroom that would back up against the other bathroom, for easy plumbing. There is already a sliding glass door on the back of the house that would be removed to provide access to the addition, so no new passage way is needed.
I've added a couple photos here to show the area. The addition would run edge to edge on the back of the house, and extend out 20-30 feet (estimate), depending on restrictions. It would replace the area with the blue lean to tarp, and most likely have a pitched roof in the center of the new space, sloping to either edge of the existing house.

I've worked construction in the past, but do not have the means to pull off a project of this size. My Dad was also a Carpenter and builder before he passed, so I am fairly familiar with several aspects of a build and can assist where needed to save on time and cost. I can take of finishing work, painting, flooring, etc. We're looking to someone similar to him, who can take on a build himself with a small crew, not a major scale operation that will exceed our budget.
Also, I already have an electrician, insulator and a drywall installer in mind, but I am open to other options if the price is right.

The project: Adding the second floor/livable attic to a 1,144 sqft rancher in Langley City, which would include a bedroom, living room, bathroom and a widow’s walk/terrace. The main floor needs some renovation. Also, the current shed needs to be replaced with an insulated building with electricity for storage.

We would like to have a workshop aprox 20 X 22 if possible. We are in dire need of storage and just bought this house. built in 1983, built on slab, level grade, on corner lot with easy access to building site. Origially thought detached garage but maybe attached and second level access from inside house for master bedroom? Have never done this before and don't really know where to start. Husband and friends work in construction for film industry so have access to a variety of labour during hiatis from April to end of June.

We have a two story which is shaped like a reverse "L" with the second floor in the "L" corner. Over the living room and dining room is single story and the garage extends out in front of the house which is single story. Obviously, the 2nd floor overlooks the garage roof.
We would like to extend the 2nd floor to go forward over the garage, or left over the living/dining area. Thus adding 2 rooms either way. We are unsure which way would be more economical or preferable when it comes to re-sale value etc. Basically, raise the roof one and add some walls and open it up to the pre-existing 2nd floor.
