Looking for information first regarding the possibility of building a detached Garden Suite on my property in Maple Ridge.
We are a small family of four that has out grown our home. ( we no longer have a mortgage on this property ) My needs are a one to two bedroom additional home that will allow for my musical ambitions to prosper. Hoping to have a great room / open concept layout that would allow for live music rehearsal in addition to live in space with a guest room.
Not sure if these type of properties are allowed anymore due to recent revisits of the DGS program here in Maple Ridge. Please contact me via E-mail. I would love to get real numbers on the table to explore this idea.
Thanks,
Chris
Scope of work:
1. Master ensuite...electrical, plumbing, installation of fixtures, tile wall and floors, install window.
2. Construction of 20 x 16 foot addition to one side...all foundation, framing, roof, interior walls and floors.
Electrical and cable wiring. Window installation and possibly skylite.
3. Vapour barrier in crawl spaces undermain part and new construction.
4. Later....construction of carport.
The steeple is in need of repair. Some internal structural repairs may be necessary, but will only be identifiable upon inspection. Louvers and screening may have to be replaced. Some water ingress has been identified and a small tin-roof repair will be necessary. The exterior of the steeple should be scraped and re-painted. It is most likely the steeple was built with old growth cedar; which hopefully is still in reasonably good condition. Access to the steeple is obtained from inside the building. There is evidence and build up of bird droppings and nest material in the attic/work area. My name is Rick and I am a church trustee as well as the treasurer. As the basement is rented; please call me before doing any inspections and we can set up an appointment. Thanks for your interest.
1680sqft home total. approx 600sqft built in early 1900's, remainder added on approx 28 years ago. Two level home with 400sqft master bed & bath up. Down has 1 bath, 4 bedrooms. We need a complete overhaul. New drywall for at least 1/2 the house, possible foundation repair in the old part of home, carpet installation, lino installation, upgrade all electrical, replace windows and doors, paint interior, replace vinyl siding, build a small sloped roof over deck and probably more.
The vent from our clothes dryer vents out into my patio, therefore spreading dryer fluff all over my patio. I would like to have it moved or elonggated so as to solve this problem.
If someone can help that would be great.
If someone can telephone me, then we could arrange for a time for them to look at the problem Thanks
I'd like to add additional floor and roof ,
by adding framing on top of existing living room covered by medium slope roof.
On picture attached low roof should be on the same level with higher roof .
I would like to get estimation for engineering inspection/calculations/drafts required for this kind of framing work
to get city permit and monitoring of work till completion.
Thanks
Igal
We would like to increase the size of our bathroom by removing a bedroom with complete remodel of the bathroom;
Kitchen remodel (new cupboards, lighting, etc. and add a pantry);
Build a walk-in (through) closet from bedroom into new bathroom;
Approx. 800 sq.ft rancher over 40 years old.
We are looking a renovating our home. Main areas would be new kitchen. Renovate bathroom upstairs. Add ensuite and walk in closet to master bedroom. All new windows. New deck. Enlarge a bedroom downstairs. Renovate bathroom downstairs. Possibly enclose carport for a 2 car garage. Paint outside of house. Basically an extensive renovation as the house is older and will need upgraded wiring as well.
We need ideas and a general contractor to look after the project.
I have a number of repair/renovation jobs that need attention in our older, rancher home. These include repair and reno the downstairs bathroom and bedroom.
Upstairs: the bathroom, redesign the kitchen, addition, floors, etc. My focus is getting the basement done first, followed by the upstairs.
We are COVID cautious (93 yr old mother-in-law). We are anxious to start the downstairs as quickly as possible
Hello, with how the way it is in Van, I'm looking at moving a home to a vacant lot in Maple Ridge as opposed to purchasing new and renovating. The project would be a fairly extensive in scope, so I’m trying to get a rough idea of costs.
While I'm also getting quotes through 'traditional' means, I thought I'd see what response I got on TrustedPros!
The home would be delivered to the vacant lot and would need to be placed on a foundation. I'm considering putting a basement in at the same time. I've provided details as best I can. While I recognize that this is pretty broad and specifics are important for good estimates I'm trying to get a ball park figure to see if it's worth pursuing. In particular, I need to know at least the costs for the foundation, with and without the basement and how much it would be to get hooked up to the grid and livable.
Thank you for any assistance!
Project:
2000sq ft home; 42'Lx24'Wx22'H
2brm, 2bath, currently tile and hardwood flooring, vinyl windows, asphalt shingle roof, california stucco and wood trim.

-install and hook up new hot water heater
Basement Specific Costs: Above average finish, but not high end. Adding main room, bedroom and bath. If a general $/sqft is easier, I can work with that too for now.
-cost to frame basement walls (8' high, assuming 177 linear ft or 1416sqft)
-cost to insulate
-cost for boarding/mudding/sanding walls
-cost for bathroom: 126sqft: vanity, sink, toilet, shower
-cost for basement electrical: outlets, bathroom fan/outlets etc.

-other expected costs
-windows: framing, approximate cost per window
Painting
-Painting: paint entire interior: $/sqft ceiling and walls, no significant change in paint colour, no major patch work needed. ~4150sqft

-Upstairs Bathroom: replace all fixtures in bath (sink, toilet, vanity, shower-tub), retile floor (50sqft), new ceiling fan, new mirror

-backsplash: tile; 14” high, ~52ft long (61sqft); $/sqft
-install hood & fan
Flooring & Trim
-install prefab hardwood floor: $/sqft install & $/sqft materials
-replace trim and mouldings: 7 door ways + ~519ft of baseboards: $/ft labour, $/ft materials
Misc
-new stairwell railing (aprox cost)
-window covering installation: blinds
-window replacement: standard, midgrade windows: aprox labour costs/window (I know this is going to vary by size, ball park helpful): 15 windows
-permits, drawings etc. as required
-instal for doors; $/ door

-$/sqft for asphalt driveway
-double car garage: total cost

We have a home in Maple Ridge that needs home warranty work to be done, the builder of the home has abandoned the project and the parent company of the home warranty company has given the all clear to hire our own general contractor.
The following work needs to be done: entire home resided, new carpets and repairs to hardwood and ceramic tiles, whole home needs to be repainted and drywall repairs paint and many minor warranty issues corrected we need a quote and time line for the insurance/warranty companies as we have a detailed list and pictures of work needed.
We are looking at purchasing a detached 3 bed 1.5bath house in Maple Ridge, total sqft is 1500 approx
Renovations to be done within the first 2-4 weeks
Chimney inspection. Looks like there has been some movement of the chimney from the side of the house. Need to get this inspected. Very important to see if any work is needed or just a reseal of the chimney shaft to the outside wall.
Bathroom new flooring (laminate), new vanity unit with single sink, new toilet. Using all existing plumbing
Full Bathroom new flooring (laminate imitation tiles?), new vanity unit with cupboards, new toilet, new bath with shower plumbed into wall, tiles in wet area, new cover for air extracter. There is a wall partitioning the toilet from the sink vanity unit. We dont believe there is any plumbing or electrics in here, would like to knock out and perhaps add in a double sink vanity unit (dependant on budget)
Kitchen complete remodel, based on a U shaped style. Will need new oven, fridge/freezer, dishwasher and microwave for appliances. Using all original plumbing and electrics etc for appliances, will need dishwasher connection. Cabinets style undecided, but dependant on budgets. Measurements to come. Knock out the back of the closet in the hallway that backs into the kitchen and fill in the front side in the hall. There is a plug that will need to be rerouted to the new wall for the fridge. Possibly include breakfast bar in opened wall into the living room. Flooring to stay the same.
Re-inforce wall above fire place for TV, and insert cables.
Paint ceilings throughout house - airtex is current style, just paint over
2inch white crown moulding throughout (this could be done at a later stage if budget doesnt allow)
New heating stat (change from mercury to digital)
Extending master bedroom ensuite and adding a bathtub/shower where there is currently only an enclosed shower. Plumbing may need to be looked at - seems like a bit of Frankenstein plumbing was done when the ensuite was created by previous owner. New vanity, sink, toilet, flooring, tiling and painting.
Master bedrooom - remove/remodel existing closets, installation of new fixtures.
Renovation of the main bathroom to incorporate a double sink/vanity, remodeling shower/tub area, new toilet.
Renovation of kitchen including flooring, removing a wall to create open plan to living/dining room area, expansion of storage and counter space. New cabinets, counters needed - possibly IKEA assembly/installation.
Removing/closing off pocket door in hallway to create additional linen storage next to main bathroom.
I work out of home so adherence to timelines and reasonable targets for finishing the work are important. House is approximately 40 years old.
Front porch of my home needs to be repaired due to drainage problems (back of porch has sunk slightly so water now pools at house exterior walls). Expect there will be some rot as vinyl floor covering has wear & damage. Looking to have the floor properly sloped, plus expand the deck which is approx. 6 x 12', to 9 x 12'. New railing will be required, plan to use vinyl again as composite is out of my budget.
Looking for a BC Housing licensed project manager to build a non-luxury, no-frills new home , 2500-3000 sqf, on a bare acre land in Whinnock of Maple Ridge. My questions:
1. Would you like to take this size of work and if you do :
2. How much will your management fee be as a percentage on the base of the total building cost ?
Say, if totally $300k is spent when the occupancy permit is approved, how much will your management fee be?
I am not an owner builder. I build the house just for my family to live a simple "green" life in a rural environment. You will use your knowledge, experience to organize, supervise the entire process from permit application to occupancy approval, including site preparation, foundation, ...... landscaping, and so on.
You also will give me advice as to how to avoid unnecessary cost and how to reasonably reduce the cost without compromising the reasonable quality (tough job?).
You can provide your quotes as well if you are a trades professional or a builder.
I will participate in the process to make final decision based on your knowledgeable advice as to the materials selection, which quote to accept etc.
The project is expected to start next spring and finish in fall or before the winter (I am flexible to be prepared to suit to your busy schedule).
Thank you for your interest with my project.
I am looking for a contractor to give a quote based on:
new roof
gutter cleaning (perhaps replacement)
electrical not finished
potential water egress under stucco
evidence of vermiculite /asbestos insulation in the original part of the house
drainage on property may be an issue
I have an inspection report re: real estate transaction if this is useful?
Thank you,
Sandy
Reconfigure existing basement suite into In-Law suite. This includes; Soundproofing the ceiling (insulation and soundbar), removal of one existing bedroom to allow for new kitchen area, expanding bathroom to allow addition of a shower. Adding walk-in closet in bedroom. Mitigation of HVAC ducts in existing suite. In-floor electric heating with engineered hardwood flooring (tile in bathroom). New kitchen cupboards and counter tops. Run new gas lines, electrical circuits and plumbing. Install new lighting options. Existing sprinkler system will require modifications. Disposal of all debris from demolition and construction.
This work is dependant on obtaining a TRU from Maple Ridge.
See attached drawings for proposed layout (these are not to scale, but close)
We have a working office and boardroom that need renovating. We would like the two rooms switched our boardroom (192 sf) becoming our office and our office (234 sf) becoming our boardroom. Drywall, front desk construction, painting, flooring, hanging doors, some electrical. Contractor to supply all materials so materials need to be part of the quote. Office and Boardroom are approximately 9 years old. Both rooms are a total of 426 sq ft.
As a Strata Building, we are looking for some quotes to reno part of our Laundry Rooms. Basic really!! Just a new counter top (approx 8ft) with stainless steel tubs and taps. In one of the 3 Laundry rooms, we are looking for a cabnet with the countertop (main floor of building).
Workshop is 300sq ft and in a good state of repair, although it is rough inside, meaning no insulation or proper walls. It has power but no plumbing.
I am looking to make it into a studio with a small washroom, the main house is on sceptic and is quite a distance from the workshop. So I am thinking about giving the workshop its own small sceptic?
