We have a narrow place in between our garage and the fence where we want to build a roof only carport.
The dimensions are:

H (siding fence) 7'
Two things: 1-the height shouldn't be higher than the third panel of fence on the picture which is 7' 2" high.
2- currently the place is covered with gravel
Two Car Carport with side storage closets in need of replacement so we're going to investigate having the carport converted to a garage.
Materials preference - we have some ideas about the double doors but are open to discuss materials.

We have an attached carport, approximately 12 x 20 (roughly 12 ft high), to be turned into an enclosed garage with garage door. Carport appears to have a full footing along two sides (not driveway side), we have drawings from the original builder. Concrete in front of the door is rough, may need replacement. Interior to be finished drywall or similar. One light is in place in the ceiling, switches will need to be run (currently switched from inside the house), light itself probably upgraded. Exterior to be stucco to match rest of house.
An exterior stairway to deck will need to be realigned as well. The preferable contractor would be able to also handle all drawings etc to obtain permits.
Work can start as soon as practical.
In addition to the garage project, we have a much more extensive interior renovation. Kitchen/bathroom/bedroom. A contractor capable of handling that larger project Including design work) would be advantageous, but is not necessary, and the garage will be completed before the interior work will start in any event.
Attached carport to be partially converted to "workshop" or "garage" (3 of 5 covered spaces to be covered) in 1970's home.

We are re-building a carport/deck that will be simple construction finished with a vinyl membrane deck, railings and steps down to the yard. Approx size is 11' X 18'. Concrete formwork or footing would be required as well. This is a deck that the kitchen door will open to and will be used extensively. The house is in the City of North Vancouver west of Lonsdale and I'm not aware of permit requirements as it's a replacement for a rotted structure. I think just pressure treated framing with either 4 x 4 or 6 x 6 would be appropriate and the railings could be anything that meets code. I'm looking for quotes over the next few days and will be available to view the project with prospective builders.

I am inquiring for an on-line estimate please. We have a loose gravel driveway and an open 2 car carport with deck above it. We would like to pave the driveway with asphalt (as we hear that cement is 3 times more expensive) and enclose the carport to become a 2 car garage with automatic garage door openers. Ideally, while we are at it - would like to also knock a door into the side of the house (currently below the deck) so that you can access the laundry room from the new enclosed garage. We currently park both cars under the carport and walk up and around the front of our 57 year old home to get into it. This is a pain when it is raining or snowing and having access to the laundry room from the garage would make for a nice mud room alternative in our basement. Please note that the door that needs to be made under the carport will have to remove the 4 foot high cement blocks that currently surround the entire base of tha exterior wall. I don't know if more structured beams or pillars would have to be added to allow for this new entryway into the home as well as different permits and licenses.
The driveway is approximately 40' deep x 20' wide and is currently loose gravel on compacted dirt. The house is 57 years old and we have been in this house 11 years now and nothing has been done to the existing driveway.
We wanted to pave the driveway first but thought that if we are going to eventually close off the carport and make it into a garage with access into the lower basement of the house - it should all be done at the same time (to save on construction costs, permits, etc.).
We look forward to seeing your bids and seeing who could make this project as inexpensive and practical as possible. We do not need redesigning of any kind as we assume the existing deck from above will stay in place.

New construction of an 800 square foot garage and accessory storage building in Pemberton area of North Vancouver. Construction including concrete foundation, framing, trusses, asphalt roofing, insulation, dry-walling, electrical, insulated overhead doors, vinyl windows, wood siding and wood board and batten. We are renovating the exterior of our North Van house. We have an existing second-storey deck that needs to be torn out. There is a carport with slab, but we want to expand the space into a 1.5 car, closed-in garage. The garage will be about 20 ft wide and 30 ft deep. There may be some drainage issues to contend with, as our drainage pit is where we want to build. The garage needs electrical and heating, with insulated walls and a couple of windows.
We want a deck on top of the entire garage, and want a second tier partway down for a hot tub. We'd also like a pergola to cover the entrance to the house on the second storey deck. The pergola would be about 20ftx15ft.
