1000 sf single storey bungalow. Re-roofing required with asphalt shingles, color to be selected, with zinc strips to ridges. Was re-roofed ~ 22 years ago with asphalt shingles ( now beginning to curl up ) over existing asphalt shingles. Assume all to be removed down to bare plywood. Power entry mast may have to be replaced.
Getting my house repainted and need some general repairs
House in Northe Vancouver - 40 years old
1) Have hole in soffet (about 1 foot square) and hole along edge of roof (about 4 feet by 4 inches)
I want the holes boarded up.
I do not sense that any animals are in my attic
2) Need new floorin on upper patio deck (my guess would be plywood nailed over previous surface)
Painter will power wash deck beforehand
Deck is rectangular (straightforward edges) - my guess is 20 feet by 15 feet
Work required with the month
1.5 storey house, built in approximately 1966
Flat roof , existing roof is tar and gravel, one skylight, wood construction, don't know if roof is original to the house, some history of leakage, no attic space (post and beam construction)
Would like to replace with torch on membrane(2 ply modified bitumen), may need to consider replacement of underlying insulation but not sure
Replace a flat roof over an addition into a hip style roof to match main house. The addition is over a carport and may require additional concrete footings, etc. (Of note is that eventually we would like to convert the carport into a garage, so any work done to carport for the addition roof needs also to be done with future intentions of converting into a garage.) Soffits, gutters, and downspouts of main house will need to be replaced to align with the new addition hip roof.
Attached to the old flat roof is a glass deck roof that extends down to cover part of the back deck. This is to be removed and would like the soffits to extend out in the back to provide partial deck coverage.
