We need to renovate our small bathroom. The house is a rancher, about 50 yrs. old. We need to change the tub, toilet and we need a plumber. Not sure about how old the plumbing is as the bathroom was renovated in the past, long time ago. We moved in the house about 2 yrs. ago. We also need to change the floor and wall tiles. We want the renovation to reflect the character of the house and the bathroom to look more antique/traditional - mosaic and subway tiles. But we want it to be very simple, no high end stuff!
I have a small basement suite bathroom that I would like to convert to a wet room. The bathroom is very small and the design is poor with a pillar in the middle of the bathroom. (There is a sewage pipe behind the pillar). The dimensions of the entire space 8ft X 6ft 5 inch. There is room to take out the wall on the bedroom or laundry side, but keeping current plumbing in tact is preferable. Current shower is the size of a cruise ship shower stall. The house was built in 1975. The wet room essentially is a big shower stall with a drain in the middle of the floor. Looking for something very minimalistic with a nice panel shower.
The shower has leaked into the sub-floor. Need to remove exisiting floor (including shower base, vanity, and toilet), replace with new subfloor, floor heaters, and tiles (including shower floor). This finishing work also includes re-installing toilet, and vanity. All materials will be provided.
Over time the ensuite bathroom shower tiles failed and a small amount of water leaked through to the kitchen ceiling below. There is water staining on the ceiling and the kitchen light will be replaced.
I have demo'd the bathroom and removed the rotten subfloor. I have a new stand alone tub and I have ordered a granite counter that includes installation so that is not needed. Further I have purchased a new toilet which I will install my self. I am looking for someone to repair the subfloor in the bathroom where needed, build a tile stall/frameless galss, tile the floor, repair the bathroom walls and tile them. There will be some plumbing as the tub water and drain lines need to be moved but the floor is open and very to access.Further a new light in the kitchen will be installed and most likely it will be a track lighting unit that I will be purchasing shortly. Not sure what to do with the vanity yet. The ceilling in the kitchen and bathroom are textured and parts will need to be re-sprayed in both area.
I do not expect an exact quote sight unseen. I am not in a huge rush but sooner rather than later.
