Our deck has fallen into serious disrepair, to the point where the plywood under a large percentage of the membrane has rotted out and is close to failing. The acting membrane is also failing and in dire need to be replaced. When combined, both of these issues significantly put our deck safety at risk. The deck also acts to overhang the basement level below, which means the underside of the deck utilizes soffits.
Overall, we require half of our deck support structure to be replaced, along with the entire deck membrane.
In addition, we have 3 cedar fence panels (8') that need to be replaced.

We are in the midst of extensive renovations, and are planning to have landscaping work done in early spring. But, in the meantime, we need a usable back patio. That is, we need a well-drained space with pavers, including walkways around our new (small) addition. And we want it to be something we'd be happy to integrate into the whole thing come the spring.
We have all new draintiles, but the soil is full of clay, so special care will need to be taken to ensure the area percolates water down quickly.

Can someone please give us a ballpark for what each of these will cost us? creating building plans for the permit, the deck (what would you suggest for rainy Vancouver that would last 20 plus years?) and stairs.
