I am building a bonus room in my garage and would need an insulated fire rated wall built, flooring laid, new door build from room to garage and a change to my current door frame that leads from my house to the garage. I would need drawings done to be submitted to the City of Port Moody for a permit. The bonus room is approximately 125 square feet.
The house is a 1960 split-level on a large lot. There have been basically no renovations or upgrades. We are in the process of trying to decide whether to move or to do substantial renovations or to do minimal upgrades. We like our location in that it is close to our work, the ocean, parks, the library, and shops, but dislike it in that highrises are going in basically right in front of us and some other houses in the neighbourhood are quite run-down.
At any rate, we have had conceptual plans drawn up by an architect and landscape architect team. I will attempt to post them with this. They definitely need some tweaking, and we are probably not in a position to afford the basement part of the plans, but they will give you a good idea of what we're thinking.
We are bidding on an old house ?70 yrs in Port Moody BC and would like an estimate and feasibility of some renos.
The house has no dining room and we want to create an archway or wide opening from the living room into what is now the master bedroom (perhaps someday to put in glassdoors). The end wallof the master bedroom-is where the archway would come through,currently is a mirrored closet .The closet runs the full length of the wall that is to be modified. The closet will have to come out or some other cosmetic feature created such as a small shelving unit or cupboard. There would be hardwood floor repair at this new opening- as both rooms have hardwood.
A bedroom would need to be modified downstairs to create a master bedroom.
The basement is a half below ground basement. The bedroom has a small old wooden built in closet that needs to be removed.
The 2 existing down stairs bedrooms and hall need flooring- at present they are painted concrete. We would like some insulation on the floor and hard wood. I think an estimation of ?600 sq feet. The 2 bedrooms are 11' X 9'10 each and the hall runs past both bedrooms and ? 8 more feet.
We will need better lighting down stairs ie the addition of 4-6 potlights in the hall and maybe also in both bedrooms. The ceiling is drywall.
The other area is a small (7'3 X 11'2) windowless den. This would be turned into a walk in closet.
Please try to quote or give a reasonable estimate of cost and time on the following. We will do all the priming and painting of any walls.
1. Archway creation/closet removal and finishing of feature shelving/cupboard and floor repair.
2. Cost of flooring for downstairs with insulation (hardword and laminate) Also what would the cost be to have underfloor heating downstairs?
3. Closet removal of bedroom downstairs and drywall repair. Please also quote only drywall repair if we were to take the closet out ourselves.
4. Installation of extra lighting (potlights)
5. Installation of shelving units / closet organizer

I recently purchased a 1314 square foot condo in Port Moody area. I would like to have a minor non load bearing wall moved, some painting, tile replacement at back splash ---kitchen floor, foyer and perhaps one shower tiled. I may require a new tub and toilet and a couple of electrical outlets installed. I am having floating hardwood installed however they do this job themselves but I will require baseboards.
We are planning to renovate our 1960 home by enlarging the dining room, improving the kitchen and bathroom, upgrading heating and hot water, and improving the landscaping. We like our location, but we need privacy. Also, we have a dog who loves to chase toys in the backyard. We have settled on a contractor/builder for the house, but we need somebody to work on the yard AND WHO WILL WORK WELL TO ADVISE AS TO YARD/HOUSE INTERFACE. We want a low-maintenance plan for the backyard, with a private patio and with some space to sit in the sun. And we want raised veggie beds for the front, along with an inventive entry to the house. We have conceptual plans to share (pdf) but we have to scale back a bit from those. We are looking to spend no more $25K on the landscaping.

We have an older (1974) townhouse with the original kitchen which badly needs updating. It's quite small (approx 9x9 feet) and galley-style. We're not looking for a major structural change - what we need are new cabinets, new counters, new sink & plumbing, new appliances, installing a dishwasher, and a built-in pull-out pantry. The configuration of the cabinets would remain roughly the same as what we have - with the size of the space, we don't feel there are too many options.
The bathroom is a little trickier. This would be the addition of a VERY small 2-piece powder room on the main floor, in what is currently an entry-way closet. The tricky part is that the space is very limited and there is a window beside the front door which cannot be moved as it's part of the exterior profile of the townhouse. This would require plumbing (basement is unfinished), electrical, framing and dry-wall, flooring, venting, and fixture installation.
