This detached home, that was built in 2003, is located in city of Surrey, BC. The job is to convert the basement to a legal suite.
The basement was fully finished in around 2003 with two bedrooms, one 4-pcs bathroom, and one huge living/recreation room with a gas fire place and shelvings. All floors are carpeted. Total basement floor area is 1,290 sqft.
The basement has its separate entry. It shares forced air heating with the upper floors and has a connected smoke alarm with upper floors.
See the attached current layout for reference.
We are planning to have our unfinished basement developed in our 2 yr old home. There is approximately 1400sf to be finished. There is minimal framing required with the bulk of the work involving the finishing work, plumbing and electrical. We want to finish the basement to a high qualtiy and are looking for a contractor with access to top notch trades.
650 SF unfinished basement, currently plumbed for laundry room. with interior stud walls erected around laundry area. Floor is poured concrete. Wired for electrical and basic lighting.
Would like area to be finished with:
Minimum - flooring, walls framed in, insulation/vapour-barrier/drywall/paint, additional lighting/electrical outlets, baseboard heaters.
Nice to have - interior rooms walls/doors framed in/insulated/drywalled/painted, cabinetry, possible powder room rough-in.
The basement is finished in the sense that there is hardwood floors and walls. I really just need a kitchen installed with a fridge, oven/stove, and dishwasher and possibly an island. I need cabinets and countertops. For the bedrooms, I’d need a closet built and I would need an area for a washer/dryer.
We need to replace our hot water tank, which requires the movement of our furnace so it only makes sense to renovate the whole space, right?
Our basement laundry room in our 40 year old townhouse leaves everything to be desired. With the cabinets hung beyond a normal person's reach, 70's faux wood paneling and exposed pipes, it's basically a blank slate. We have the new washer and dryer all ready, but we need a room that we don't dread going into.
We also would like to look at the cost of extending the renovation to the rest of the basement, which is a cavern of faux wood paneling amazingness. There's a large rec room and a storage room (that we'd ideally like to convert to a bedroom). There's ugly old T-bar on the ceiling or just exposed joists throughout the basement. As an HGTV addict, these parts look like fairly superficial updates, but I'm far from a professional. That's why I'm here looking for some professional help!
Technical stuff:
Laundry room dimensions: 8' x 8'
Bedroom dimensions: 10' x 10'
Rec room dimensions: 19' x 12', 10' x 7' (L shaped room)
We would like to know costs to make these spaces more comfortable and functional so we can make an educated decision on how to move forward.
Oh, and we need to redo our kitchen and powder room too at some point, but at least they aren't stuck in the disco era.
All the details on Renovation and the contract terms sought are listed in attached Contract Document. You can find all drawings of proposed change and how present facility look like in last pages of document.
We are also expecting that contractor will help us get the Permits.
Contractors can look at it and then provide with quotes. We will then modify contract with financial terms and book the contract after completing all other formalities.
Hi. I'm looking to get my newly purchased town home renovated. I have had multiple quotes and just need to get one more before deciding on a team. I have a time restraint for part of it and want things done before furniture arrives. Please contact me as soon as you're able. Thank you in advance
We have purchased a new build, single detached home with unfinished basement (approx 862sf). Looking to find someone who can develop it into a legal suite for grandma to live down there while also retaining some area for our use as a small office/storage area.
The builder has already framed the basement as in the floor plan (see attached) and drywalled the exterior walls. Our neighbour with the same house plan has finished the basement to the quality and materials that we would like (pictures attached).
The flooring should be good quality laminate throughout with proper subfloor so it is not too cold. We would like pot lights throughout (except bathroom).
Our budget is $30,000 and we are looking to start this spring. Please contact me if you are interested in this project or require more information. Thanks!
We just bought a home in South Surrey and would like a quote on renovating the basement into a 1 bdrm suite that will be up to code and legal.
There is already a complete bathroom we just need a kitchen and washer and dryer. As well a fire door put in to separate the main house from the suite and a wall to create a bdrm.
We would like a quote done next week if possible.
