I have a basement suite legalization project where the permit has been granted and I need a contractor who can start the job immediately. The budget is between $10,000-$15,000. Job entails some re-enforcing of dry wall in certain rooms....insertion of carob filters in ducks of forced air heating, sectioning off garage area from suite entrance, creating a landing area at suite entrance and insertion of connected smoke detectors in suite.

We have a ~1,200 SF West side basement suite in need of renovation so approximately ~800 SF can be converted into a two bedroom rental suite. The remaining ~ 400 SF would be used for storage etc. The suite has a separate entrance.
The 84 year old craftsman, single family house has been recently rewired and new PVC plumbing has been installed. The basement was once a separate suite and has three bedrooms laid out in the same or almost the same layout which we ultimately desire.
The area is dry, with true concrete walls and a reasonably level concrete floor. The ceiling has bare beams exposed where the new wiring and plumbing was installed. All plumbing and electrics need to be covered with dry wall, the ceiling insulated / sound proofed as well as a furnace which needs to be framed and dry walled.
All the principal plumbing is located in +/- the correct spot on the east side of the suite with a toilet and sewerage not required to be moved. A shower unit will be required but it would appear the plumbing / sewerage is located nearby. A small kitchen is also required as well as new electrical fittings.
We are on a tight, not very flexible budget so are looking to finish a nice, simple suite without spending money on high end finishing’s.

Need to renovate a kitchen and bathroom in a 900sq foot basement suite. Want to keep the budget as low as possible. The ceilings are low and the layout of the kitchen is poor. Project would include knocking out at least one wall, tiling, finishing, and mounting new cabinets in the kitchen. Looking to get this project done before Nov 1. Potential for future projects on the main level if we are happy with the basment reno.
I want to do an upstairs re-do of our bathroom. The ceiling is sloped because of the roof above. I want to have a custom made glass wall and door where the slope is. Schluter shower base must be installed. Tiled Schluter shower pan with mosaic and walls and ceiling tiled with sub way tile staggered.Must take existing sink and vanity out first. Take tub out and put vanity there with sink . Take out pocket door and move opening over a foot with no door. On line estimate first please.
We are planning a bsmt reno to make an inlaw suite. Bsmt is currently semi-finished.
There is a bathroom, which we would like to upgrade, although the extent of the upgrade depends on the time involved, as time is a factor (and we aren't sure how different features affect time, so we are receptive to suggestions).
There is a basic kitchen but we actually want to move it, and put in a basic kitchen where the laundry room is and move the washer/dryer to another area.
We would like a window cut where the kitchen would be, and a door cut to the room where we will put the washer/dryer (plus these need to be hooked up)
Then some sort of floor needs to be put in in that area (open to suggestions, depending on cost).
We have already contracted to have the sump moved outside (in progress).
We are considering having the furnace moved to get the ducting out of the way
. We have already gotten an estimate from Reid Bros (who put it in) about moving it, so I don't know if that affects anything but if someone took on the whole job we'd need to talk about timing.
We have some estimates from electricians as we have some knob and tube wiring that we are removing throughout the house. I also spoke to these electricians about moving an electrical panel in the basement to get it out of the way of the future window and tucking some wires along the ceiling into the ceiling and walls.
We can turn these into separate jobs (e.g. basement and rest of house separate) if this is a problem for whoever has the bsmt job.
In sum, these could be small individual jobs (and as you can see, we started thinking along those lines), but I'm starting to see that coordination would be key for efficiency and I just don't understand the process enough to be sufficiently coordinated. Hence the wisdom of contracting.
Lastly, time is a factor for us, and will effect the extent of the renovation we undertake (e.g. in bathroom), so we are open to information/discussion along those lines.
Budget is written as uncertain because it might depend on what is possible re bathroom etc.
Starting in 1 week unlikely I'm sure, but want to start as soon as possible, to whatever extent possible.

we have a small old house in which the interior stairs to the basement were closed off by the previous owners, so we have to go outside to get into the basement. We would like to re-open the stairway. This will involve building new stairs, knocking down a small section of wall, putting up a new wall next to the stair opening (the place where the stairs will be is now a bedroom closet). There might possibly be some minor electrical work needed but this may not be necessary.

Our home is a Vancouver special located in Vancouver and we have a room in our basement that you enter off the laundry room. We would rather the entrance to this room be the rec room beside it. This would involve closing off the entrance from the Laundry and putting a door in from the rec room.
