it is an acoustic ceiling with a large crack that is approx 8 feet long? had been previously repaired but the crack was still very obvious (due to an issue with the dryer). recently the ceiling had a small leak/dampness and now a stain is present 14-18 inches long? we have had air vac services in to clean out the dryer vent and repair the booster fan approx 4 weeks ago. the drip/dampness has started again and is being checked as we speak. it can only be related to the dryer as the drip only happens when the dryer is on. when this is resolved, which is hopefully soon, i need the ceiling issue addressed.
the ceiling is in our condo. the building is approx 5-6 years old. not exactly sure of the living room measurements, but it is not a large living room. i am looking to have the ceiling completely and properly restored be it by repair or replacement. thank-you.

Would like to remove the popcorn ceiling in our 926 sqft condo (build 1989) and replace with a smooth ceiling. We take possession of the empty condo on Apr 16th and we're not moving in until the 26th, so could provide an opportunity for the work to be done while property is empty. Looking for an online estimate and availability for this timeframe.
I want to remove the popcorn ceiling and make it flat, and add pot lighting to my living room (approx. 20' x 16') and one flight of stairs with a landing (approx. 4' x 6').
I suspect the ceiling drywall will just need to be removed and replaced. There is a switched outlet for lamps, which I assume can be used for the pot lights but the ceiling joist run perpendicular to how the electrical cables would have to be pulled. I used LED pot lights in the adjoining kitchen, and for consistency would like to use the same.
We had a leak from our flat deck which is above our bedroom. The deck itself is very sound (has been replaced and rechecked when the leak occurred). The drains (2) from the deck go into the ceiling space above the bedroom, and were the source of the leak. It was a shoddy new construction job. We want to replace the drain pipe with a larger diameter pipe, and minimise the bends in the pipe so that plugged pipes shouldn't happen again.
Insulation was removed (soggy) and the vapour barrier was sliced. The room is approximately 12' x 14' or so.
We have other work for someone - mostly smaller jobs that can be quoted on as well, in the way of drywall repair and perhaps some new between stud storage.
I am pricing a small commercial renovation job which require apprx, 1000sf existing tee bar ceiling to be replaced because the variations in ceiling height. The place is sprinkled & the u/s of the floor deck above is wooden. Located in Vancouver & the working area is easily accessible. Can someone give a very rough estimate on this job? Either in unit price ( $ per sf ) or in lump sum.
