Hello, my wife and I are investigating purchase of a 65 year old home in Vancouver that has "original" everything.
We are looking at hiring a contractor and preforming most renovations concurrently. The cost estimate of renovations will of course play in our decision to buy - and at what price. Following are some of the details, followed by list of renovations needed.
Three levels:
- main 780 sq. feet including kitchen, 1 bath & living quarters
- unfinished 780 sq. foot basement; concrete flooring uneven & badly cracked
- 710 sq. foot attic acting as master bedroom
- electrical is not up to code
Following are the items that would be needed; most, we figure, are best done concurrently.
1. repair basement concrete
2. electrical rewire of entire house (this will include removal / re-installation of drywall etc.)
3. install new bathroom (basement)
4. remodel existing bathroom (upstairs)
5. remove stucco / glassbead siding (exterior) & replace with cement fibre siding
Given that we do not own the house yet, one may not consider this "serious" - however even a ballpark dollar amount including Contracting services would be greatly appreciated. (ie, 50k? 100k? 150k?)

We are looking at a retail location inside of King Edward Village (a development that is no less than 2 years old). The spot is going to be roughly 1700-2100 sq ft. It is a brand new retail location with no fixtures and no floors inside as it is completely empty and has never had any thing put inside of it.

The wall to be removed contains a load bearing beam and will need to be replaced with some other type of structural support.
Please review the attached photos for more information. The scope of the project would be:

The apartment is new, less than 3 years old.
I would like to close off the door of the 2nd bedroom and open up and put a door in the adjustment wall. We are looking for a General Contractor to renovate the ground floor of a single family home built in 1944. The overall finished floor area is roughly 780sf.

The space has been mostly gutted throughout. The work will include the following:
1. Removal of hardwood flooring in kitchen, hallway and stair landing (175sf). Existing subfloor to be screwed down to floor joists and new plywood subfloor layer to be glued and screwed down. New hardwood flooring to be installed and finished throughout kitchen and hallway area.
2. Interior partition wall at bathroom to be re-framed for new door rough opening, approx. 4’-6” linear feet of wall to be re-framed.
3. Bathroom subfloor to be removed and new ” plywood subfloor to be glued and screwed down to floor joists (49sf). New tile flooring to be installed with radiant heat.

7. 2 single glazed windows in dining room to be replaced with new double glazed units. Rough opening to be enlarged for new windows.
8. Exterior walls to be insulated with R14 Roxul mineral wool insulation throughout. 126’-0” linear feet by 8’-3” high.
9. New air vapour barrier to be installed at all exterior walls and ceiling.
10. Old strapping to be removed from all ceilings.
11. New return air ducts to be installed at the 2 bedrooms and tied into the existing return air plenum in the attic.
12. 5 interior doors to be installed.
13. Bathtub to be installed.
14. Rough-in for gas stove and future gas fireplace to be provided.
15. New ” drywall to be installed throughout at all walls and ceilings.
16. New baseboards and door trim to be installed throughout.
17. All walls, doors, baseboards and trims to be primed and painted throughout. Allow for 3 coats of paint.
18. Existing wood floors at living room, and bedrooms to be sanded and refinished throughout. Approx. 427sf.
Note that the house was built in 1944 and the wall framing was not built at exactly 16” o.c. Also note that the ceilings are 8’-3” high and will need a 3” filler strip.
We would prefer to work with a Contractor on a cost-plus basis rather than a fixed price. We would like for the Contractor to include all labour, equipment and services necessary to complete the house, but excluding the labour for the installation of dining room sliding door, and kitchen and bathroom millwork to be installed by others. The Contractor to submit invoices for all materials. The Contractor should also apply for and obtain all necessary permits and licenses. All the work to be done to code. The Contractor to be responsible for disposal of waste material and clean-up.

We would like this area closed in to create an additional room / den. Space is only about 5-6 ft x 9-10ft. There is a window already existing. Located off the hall with a half wall "railing" so you can look down into the living area.
