I need a new 2500-ish sf house designed and build on a 4600 sf lot. Clean, simple design nothing really fancy. I need 5 br and a separate really big room on the lower level to be used as daycare facility. I have an architect to work with so I'll appreciate offers both with or without design.
This project is in two parts:
Part 1: Tear down existing , aging garage, replace with new two car garage as per designer's plans, with exterior to match existing house. Several trees will need to be removed in order to proceed with the construction of the new garage.
Part 2: Extend back of existing house as per designer's plans. Addition will add 321 square ft to total floor space of the existing house. The renovation will add a new "garden room" and will extend the existing kitchen and basement/laundry area. The basement extension will include a small two piece bathroom. Existing house is a previously renovated house originally built ~1950. Renovations are intended to retain as much of the existing character of the house as possible, so the contractor will need to try and match existing stucco, roof tiles, etc as much as possible.
Full drawings (permit ready), with site survey have been developed and are available for inspection. Engineering structural drawings have also been prepared and are also available for review.
We expect contractors to submit qualifications to us for review. We expect detailed bids from contractors only after detailed discussions and review of the plans.

New project Main floor renovation: Living room to open to the attic with a new ceiling and skylights. Bedroom addition with a new powder room, the new exterior wall adjacent to a patio that needs to be rebuilt with stairs to ground floor. New patio door. Rebuilt of the chimney.
Currently have a 854 sq ft (main floor size) bungalow from 1929. Looking to add a second story to the home. A stair case, 3 bedrooms two bathrooms framing as well as a new roof structure and sheeting. Adding up to an additional 700 sq ft. What is the rough cost of the materials and labour. No finishing work is needed just framing and sheeting of the addition. Some structural work may be required to support the floor and roof being added.
The price need not be exact as we are trying to estimate the cost and hence is it worth looking into or not.
