I have a decrabond metal roof, originally installed in the 80's. It is leaking 15" inside the front door. I need to have this repaired. I do have some panels available.
I have attached a photo of the house.
Only contractors experienced or familiar with this type of roof need apply.
We have a roof access hatch that leaks during heavy rains. We need to replace it (it is extremely heavy as well) to stop the leakage. In the future we will also be seeking quotes for a reroofing for our building.
The building is a 12 unit, 3 storey, wood frame building (c. 1974). Roof is flat with no railings.
East Vancouver.
We would like to replace before next fall.
We live in Vancouver in a 105 year old 3 storey, 2100 square foot house in the Strathcona neighbourhood of Vancouver. We had a house inspection and when we went into our crawl space we found water. The inspector said that on one side of our house the retaining wall is not high enough, it does not go up the height of the dirt that is outside the house. Fortunately the wall does not bear the weight of the house, only the weight of the wall. The retaining wall seems to be cinderblocks and so it would just need to be built up.
We also need to have our two roofs and gutters replaced. That is the roof of our house and the roof of our garage. Currently there are asphalt shingles on the roof. We are open to asphalt shingles again or even considering other materials (metal).
We have an older home in Richmond - our roof is a flat roof. About five years ago, we had an addition to our home, basically converting our upper deck to a sunroom. Unfortunately, the roof was not attached correctly to the older roof and we have had problems with water coming in through the door of the addition. This past winter we had some of the holes plugged in, but the problem only worsened and we had rain coming through more places where the addition meets the old roof. The companies we have had visited want to replace the old roof - which is certainly old - but the problems lie with the new one. We would very much appreciate a frank and honest assessment of what needs to be done. We will replace the entire roof if need be but have had conflicting opinions. Please let us know if you can help and give us a proper explanation of the problems as well as an estimate of different options for repair/replacement.
Many thanks.

Torch on for roof for a new build carport. Approximately 19'x20'. Looking for non drip flashing on 3 sides and drip flashing on the back where the water will run off into the gutter.
Built now, ready to be installed anytime. Sooner the better, but we have flex in time.
Location is in Burnaby, in-between Metrotown and BCIT.
