Looking to install hardwood floors in my tv room,already have oak hardwood in my house they are light color.Just wondering if a darker floor would look with the oak lighter floor.Its 248 sq ft or would be better off redoing my existing oak floor by refinishing it as it has worn out a bit ,then put the same oak floor in my tv room ,suggestions would be great on pricing.
Condo; living, dining, hall approx 450 sf of mfg hardwood, Mirage Red Oak (already purchased). require removal of wall to wall carpet, underlay & dispose, trim (re & re), some furniture movement to accommodate job will be required, I am a female partially disabled, retired person, so unable to do much in the way of heavy lifting etc. Job will require soundproofing underlay specs included in the quote to meet strata approval. Job required asap. I am the owner and occupant.

I have two rooms and a set of stairs in a split entry 70's house in Langford.
One room is 12ft x 9'-3" with a 6ft x 2'-3" closet.
One room is 14'-10" x 13'-2" with two closets within those dimensions.
The stairs have two 6'-9" x 4'-3" landings and 12 treads.
The rest of the house has Kaindl 8mm yellow cedar laminate flooring and we would like to approximately match it.
The rooms will be stripped down to bare floors.
I need this done this week (November 18-24) while my wife is away.
I will need some advice on the best choice for the stairs.
Condo renovation. Replacing old vinyl flooring in galley style kitchen (50 sqft) and in 2 small bathrooms (36sqft & 36sqft) . Total sqft (estimate): 120 Replacing old carpet with laminate flooring in 2 bedrooms, living room and hallway. Total sqft (estimate): 830. Note that sqft of condo is 960, measurements for individual areas are guesstimates.
Right now the flooring in the condo is stick on vinyl, we want laminate everywhere except the bathroom, where we would like tile.
The laminate we have seen that we like are greyish in colour (nightridge oak or villa oak from Lowe's for example). We want a darker time with texture in the bathroom.
We are unsure what the underlay is like. We do not have possession for a couple of weeks.
