We are building an addition (around 825 sqrt, two stories, plus 100sqrt deck in the second floor) to my existing house. The main floor of the addition is around 450 sqrt, the second floor of the addition will be merged to the existing house second floor two bed room.
Currently, we already have building permit. Wonder how much is the building cost.
Thanks,
Aijun
We want to remodel the front entrance of our home, so that we can come up with more space for coats, shoes and greeting guests.
he staircase is so tight that only one person can leave while others hover on the stairs.
We hope to make the front look fresh, while also gaining the extra space.
At p)resent our front entrance way is very tight only one person can leave out the door while others await their turn on the stairs. We would like to add an additional 3 to 4 feet to this area. We want to keep our front door but are looking for an estimate on a project that would include: permit, exterior extention with a large window ( supplied) and a finished interior ( drywall, trim flooring )
Currently, we have an old house in Fairfield with an unconventional layout for our growing family. The previous owners already built a two-level addition adding a bedroom to each floor. We would like to add another two-story addition (zoning is okay for this) with two bedrooms upstairs, and a media/rec room downstairs. We would also like to add a powder room to the media room downstairs. In doing so we would need to knock down a garage. We would also renovate the existing home to add a master suite where the current dining room (bathroom and closet), a new kitchen (with knocking down a wall with a chimney), built in storage/desk in office, new flooring through top level, new roof, new windows, new doors on top level, new siding/exterior to up curb appeal, and new driveway. Downstairs we would have to remove a stair case and add a new staircase to integrate the new addition. In doing so we would remove a wall in the downstairs basement suite, and move the suite entrance to another location and add one small cupboard and counter to add more kitchen storage.
We also considered a second story addition, but think that we are too close to height restrictions for our neighbourhood. But would be curious if that would be more expensive or cheaper?
2007 built home in a new subdivision in Strawberry Vale area (Municipality of Saanich). Current home size is just under 2000 sq. ft., lot size is 6051 sq. ft.
Lot Information
Sq.Ft.: 6051
Acres: 0.140

Water: City/Municipal
Waste: Sewer/Municipal
Zone Type: Residential
Parking: Garage Double (attached), Driveway
Driveway: Exposed aggregate concrete
Lot Feature: Cul-de-sac, level, cleared, serviced.
We would like to finish our existing two car garage into 2 rooms, push out and add a new two car garage (attached to the house), and mudroom. Above the new garage we would like the two existing bedrooms to be extended over the new space. We would like to extend our existing entry to "meet" the new garage, and would like to add a veranda at the front. The driveway and front porch area would need the aggregate concrete to be broken up in order to pour a foundation. The house has fiberglass shingles, and hardiplank siding.
The total actual addition (not including the finishing of the existing garage, which has been drywalled, is wired and has heat and has a door to outside, the square footage of the addition would be roughly 600 sq. ft. not including the new garage.
We are hoping to get some online estimates to give us a rough idea of cost before we move forward with this project.
Thank you in advance for any information and estimates that you can provide, and we are more than happy to answer any questions via email.
I am considering buying a 1500 sq ft home (750 per floor, roughly 800 sq ft of a 7000 sq ft lot) with 2 bdrms, 1 kitchen and 1bthrm on each level. It is a 1914 home with metal or vinyl siding, and the basement is 3-4 ft below grade, so almost garden level. It is a corner lot with tons of street frontage from two sides. The lot is wide rather than deep, and the house is nestled along one side of the lot. I would like to know how much it would cost to build an addition (basement and main floor) off the side of the house that would double the existing 750 sq ft floor plan of both levels. The main floor (upper) would entail expanding a bedroom and adding an ensuite, enlarging the living room and adding a sunroom and a bedroom. The downstairs (basement) would involve enlarging a living room and adding 2 bedrooms and 1 bthrm. If possible, I would like to see roughly what this would cost if, in the basement, I added 2 bedrooms and a bathroom and enlarged the living room vs enlarging the living room and adding a single bedroom, no bathroom.
Hi there, we are looking at building a small extension on our 1911 house in Oak Bay, BC. We are already aware of the all the zoning requirements and there is no concern there. What we would be looking for is off the back of the house into the back yard. The house is 22 feet wide and we would like the extension to be about 12 feet deep. It's a raise house so there is either a 6.5 foot crawlspace or just a very unfinished basement type structure undernearth. The extension would be used as an additional living room and a bedroom. The contractor would be required to build the structure, roof etc but we would do the drywalling and finishing.
