This is a long term review of Burloak Basement Renovations. I normally wait years to give reviews as I like to see how projects holds up and not give a company a glowing review the week after the project. My Basement was completed in 2017 and was built using Permits from the Town Of Milton.
When selecting a contractor for my Basement Renovation I interviewed 5 contractors from all over the GTA (I'm very detailed and do my research on the business, cost and materials) All the companies were listed on the Baeumler Approved site. I thought I had my mind made up, but last on the list was Julian from Burloak Basement Renovations. I knew after I met Julian that this was the company I was going to select. Julian checked all my boxes from Pricing to Permits and more!
The payment schedule and deposit was prefect. Work was completed before the next payment was due. The other companies interviewed wanted 30%, 40%, or even 50% up front. Red flag for me.
Burloak started right on time as agreed. Natalie and Julian were very easy to deal with. Natalie was always available when I needed to reach her. Always reliable and very communicative. The Crew was polite, respectful and courteous and I did not have any concerns with them being in the home when I wasn't around. The subcontractors Julian used were equally as professional, which made it a pleasure to work with them all. All the building materials were high-quality. I preferred spending extra $$$ on the materials you don't see (Subfloor, Spray-Foam, Sound Proofing, Lighting, and Windows)
The project was to be completed in 4 weeks. It took 5 1/2 weeks, in no means was the delay caused Natalie or Julian. It was the supplier of the custom shower glass door and the shipping delay. Julian and the crew do great quality work! No issues when it came to the Permit process or the Town inspector. Everything was A+
As a tough to please client I was impressed across the board with Julian and the team, I have no reservations in recommending them. I couldn't be happier with the level of service, quality of work, and final result. You will not regret hiring Burloak Basements. They do amazing work at a competitive price and you'll enjoy the process!

I'm known for being a challenge of a client when things don't go so well with contractors! Burloak Basements certainly gave me no opportunity to get upset, from professional and courteous service to consistent sound advice when any problems or challenges arose (there always are problems). These guys didn't present the problems without a couple of alternative options to remedy. As a tough to please customer I was suitably impressed across the board with these guys and have no reservations in recommending them to even the most discerning customers.
Burloak Contracting did an exceptional job on my basement remodel - from demolition through design to the final touches. Julian and his team were professional, great at communication, and they came in on budget. They were also flexible with changes I made midway through the project and great at handling issues such as oddly angled floors and walls and unusual plumbing. I highly recommend them and will hire them again for my next project.
Burloak Contracting transformed our unfinished basement to it now being one of the nicest spaces in the house. Julian and his crew were very pleasant to work with. They were polite, respectful and courteous and we did not have any concerns with them being in the home when we weren't around. The subcontractors Julian used were equally as professional, which made it a pleasure to work with them all. Julian was fairly flexible with us because our plans seemed to keep changing as the basement progressed, coming up with new ideas, which equated to additional time, and he did everything to accommodate and facilitate our requests. For the most part, Julian was accurate with his timeline, and any extensions were not of his doing, rather circumstances which are expected with any big reno. From the moment we rec'd the quote to the last day, Julian maintained regular communication with us. The crew were all very hard workers and take pride in their work which is reflected in the end product. We would not hesitate to recommend Burloak to friends and family and we will likely be using them again in the future. It was almost weird not seeing them come in the house at 8:00am after 7 weeks of their "good mornings" to us. Our only complaint is that we don't particularly love the finish of the Sherwin Williams paint they used, and if we had to do it again, would have paid an extra few dollars and gone with Benjamin Moore. Overall, we feel that we scored with hiring Burloak to complete the basement!
The guys at Burloak were a pleasure to deal with. Was nice to deal with a couple straight shooters that didn't make anything a mystery...explained the work required in detail, worked within my budget and actually got everything done when they promised. The result was fantastic. Would highly recommend.
I live in a 150 year old house and another contractor had previously tried to tell me that my house was on the verge of collapse and I'd need extensive renovations. This was completely contrary to what a structural engineer had told us when he'd performed our home inspection.Matt was very courteous and thorough in his explanation as to the work he would be doing.
Matt was very courteous when he came to inspect the site and was very thorough in his explanation as to the work that he felt needed to be done. He was very prompt with all of his communications and showed up promptly on the day scheduled to commence work. As part of the work, he needed to employ an electrician - and he too was courteous and very thorough. Both Matt and his partner Julian as well as the electrian cleaned up after the finished the project and they both came in on time and on budget.
I'm sure I will have another project in the near future and I will be certain to call Burloak again.
We hired Burloak contracting to renovate our unfinished basement. Both Matt and Julian were really nice guys to work with and they are very proud of their work. Our concerns/questions were always addressed and we were really happy with the finished product. The finishing work Julian did i.e. the stone fireplace and crown moulding really made the difference in making our basement look amazing.
Our 50 year old house needed the bathroom updated. We hired Burloak Contracting to do the work. We found out after removing the tub that the floors were ruined. The guys suggested that the original floors and wall board be gutted to ensure that there were no other problems.
I thought it would be out of budget, but they were very reasonable and completed the job pretty much on the same schedule.
We had the tub marble tile laid out in a 45 degree fashion and it looks amazing.
Great job and no surprises, really nice guys to deal with as well.
