We had an additional bathroom installed, tankless hot water heater installed, office and bedroom enclosed, furnace moved and laundry enclosed.
With most renovations, plans change due to necessity or desire... issues that are so typical in renovations. John addressed our anxieties directly and caringly. He was accommodating to our needs and included us in every step of the work. His crew are courteous and professional....addressing solutions to obstacles in a timely manner. Our basement is now a practical, functional, aesthetically pleasing space. Our son was very grateful that they highly prioritized his bedroom.
Great crew to work with. I had a great experience. I would work with them again.
1-Quality of work-Poor-Building failed inspection that a professional builder should not have allowed. For example, 1/8 gap for plywood was not followed, blocking requirements not followed, plywood nailed incorrectly, plywood grain going in the wrong direction, flashing only used on one of three windows. I have attached the failed inspection reports. John Ramos installed a 5 inch threshold plate for the man door but I have 2x6 construction that requires a 7 inch threshold plate. See attached picture.
2-The sump has failed inspection. See attached report from city. John Ramos had the rain leaders running uphill. I have found out that the sump was not installed by a licensed plumber. The sump is cracked and will not hold water because it was installed incorrectly. See attached picture.
3-The Electrical panel was installed incorrectly without any backing and it was also installed next to the bathroom sink. See attached picture.
4-The original drawings that were approved by the city call for a 3/12 roof pitch. John Ramos said that a 3/12 pitch was not possible because it would not support the roof. I have just found out this was not the case as I have received confirmation from an engineer that the original 3/12 pitch was able to be done. This error by John Ramos cost me well $6,000. John Ramos did not follow the building code requirements. John Ramos built the structure with a 4/12 pitch without getting the City's approval. Once the city discovered this, they stopped work on the project. See attached report from city.
5-My Fence, house and cedar hedges have all been damaged by the Excavator. See attached pictures. All of my items that were stored in the back yard have been damaged by the excavator operators. The excavator that was used was to big for my lot. The excavator got stuck in the pit and when it tried to pull itself out it grabbed a corner of the cement patio and pulled on it. The other corner of the slab pushed on the foundation of the house and cracked it. See attached pictures. I had no cracks or water leaks in my foundation prior to this. After, John had a tent set up next to the house and rain would hit it and direct the water to the crack. I told John that I could see the water trickling into the crack and asked him to remove the tent and he agreed. We went away for the weekend and when we returned we found the carpet in the crawl space soaked from the crack because John did not take down the tent. We ended up taking down the tent ourselves.
6-Stayed on budget-Terrible. I was charged an additional $4,000 for extra excavation because hard pan was not found. John Ramos provided me with a quote and this was never discussed as an additional cost. My research tells me that hard pan can vary and John is a professional that should have known that hard pan can vary and should have done a test prior to quoting. Looking at other projects in the neighborhood, hard pan for my house was not unusual. Because John Ramos changed the roof pitch from 3/12 to 4/12 that cost an additional $6,000. We found out just recently that the 3/12 pitch was attainable. The project is over budget by over $10,000.
7-Timeliness-Terrible-Project as per our agreement was supposed to be completed by Nov 30, 2015. I am faced with additional storage costs for my car and household items. John told me to give notice for Feb 29, 2016 for my storage locker and this project is still not complete as of July 19, 2016.
8-Cleanliness-Terrible-Told John Ramos several times that my home is my office and I have customers coming and going. Asked John 3 times to clean up the yard and each time he agreed but never followed up. They repaired the excavator on my lot and then buried an empty 20 liter pale of hydraulic fluid on my lot. Lots of tripping hazards and wood left with nails sticking up. I have asked the workers several times to stop urinating and going to the bathroom in my yard and to please use the Porta potty but they refuse. I have included a picture of one of the workers urinating in my yard. THIS WAS ABSOLUTELY DISGUSTING.
9-Communication-Poor. John has told me that they would be showing up for work and no one shows up and the change in schedule is not communicated. I asked John Ramos to repair the fence post that the Excavator hit and he agreed to it but never followed through with his promise. We ended up replacing the post ourselves.
10-John Ramos has not paid the subcontractors and Tony's Bobcat Service has placed a lien on my property. I have attached a copy of the lien from the Land Titles Office.
John Ramos uses false advertising on his website claiming to be a member of the Better Business Bureau.
1- All of the inspection deficiencies were corrected by us and a re-inspection was called and the inspections fully passed, it is a common occurrence to have minor deficiencies on any given job site and they were all taken care of.
2- Sump installation does not require a licensed plumber and all of the work was inspected, and any deficiencies from the inspection was looked after and has all been passed by the inspector.
3- The panel was installed by a licensed Electrician and was installed as per the owners instructions as far as location which was determined early on in the project, and there is no bathroom there as there is only a future rough in for a possible use down the road and so plumbing is all below ground as per the contract.
4- The truss company that we used informed me and I informed the client that they could not do a 3.5 pitch with that span, and I let the owner know prior to ordering the trusses and he agreed that it was ok. I cannot change the truss design simply on my own and was told that by the truss company sales man who got the info from the in house truss designer, and so I followed all of the right channels and let the owner know of the situation prior to ordering.
5- It is stated in the contract that it is the owners sole responsibility to look after their personal belongings, and the excavator operator had no choice where to put the fill as there was lots of it and limited space on lot to build a garage as well as to access the lot around the fence and hedge! That's a load of garbage that the excavator would have cracked that by pulling on slab that was across the entire length of the house and only cracked there and in opposite direction of the slab as in down into the ground 3 to 4 feet...impossible! The crack was pre-existing as the house is 40 years old and was not build that great. I can't remember all of the details of the tent thing, but he agreed to pull one side back or something so that the water was not leading towards house but it's not a large tent and we removed it.
6- It states in the contract and any other contractor cannot guarantee what is unseen and below the ground, and when we were excavating we found that we did not hit hard pan and so explained to the owner that we needed to consult a Geotech to confirm if we can place a foundation on this fill and he said no. As such we let the owner know and explained that we needed to hit hard pan and were not sure where that would be. As such the owner decided to completely change the design and take advantage of the extra height and the garage was modified to accommodate this, and now has a much taller garage inside to fit his RV.
7- We have had endless delays and changes by the City Hall and the client, and from site conditions. We have tried to accommodate these and the client as best as possible. But because the client made several changes and because we went deeper with the excavation the City Hall required that the owner submit revised drawings and that took quite a while to be drawn, to be submitted and approved.
8- I cannot be on site 24 7 nor control other peoples actions, I supplied a potty on site for all of the workers to use, and any time that I was advised that there was any kind of issue I always attended to it asap! The pail was removed from the site and disposed.
9- This guy is so full of it as we have fixed all of the fence posts that were requiring fixing including any other issue on site all of the time. The fence posts was damaged as can happen on a work site and we always took care of all of our client concerns!
10- Bobcat company simply went a placed a lien on the job site rather than calling me or texting me to remind of payment but I cannot control others actions and could have issued it that day if he would have called?
11- The client is always wanting to cut costs, and now that he has run over he's mad with me but I have not caused the situation as it's mostly from site conditions that were unforseen!
I am an interior designer and hired John to help renovate my own master ensuite. The project was a complete gut and rebuild. As a result, it had many unforeseen challenges which caused delays to the timeline. I have worked with many contractors and trades over the years and hold them to extremely high standards. John and his team did not disappoint. He has great integrity, is extremely responsible, a good communicator, does what he promises and will see the project through to completion.
