Poor attention to detail as bottom of doors were cut on an angle and after sanded were still uneven, door trims were not measured/cut accurately. Bathtub and shower was missing seals around pipes and where they met the floor. I shouldn't get attitude when these are communicated to Mr. Dirani.
I have waited 9 months to write this review to see if I would cool down or refrain from making a rash review.
First of all I must say Amed was fast to arrange a meeting and provide a written estimate.
While estimating the job he mentioned several items he would "do for you" but did not mention they would be extra. Like the door jam trim he installed around the hardwood instead of taking off the baseboard -yup extra.
I picked my Hardwood from Home Depot as recommended by him, after they installed 1/4 of it they discovered it was "too soft" and had Home Depot come and pick it up. He went to a dealer and bought some other hardwood that was cheaper and refused to show me a reciept and when he did it was dated wrong and had the wrong wood on it, but it was 1400 less, which I never saw. As far as the Job on the floors - he had sub-contractors do the labour -all of it. There were many people and it did get confusing at times, the job was done a 6/10, there were cuts that are noticeable, and they left some scratches on the new floor from their tools.
Stairs- I wanted white risers and dark maple stairs with iron railings with a larger step at the bottom curling out. The trades guys he had could not figure it out so they got a carpenter named Terry to do it, he did a decent job with the materials he had. The risers they picked were a natural wood and should have been pre-primed and painted prior to being installed, but no- now the painter comes in and slathers on the paint and stain - it really was a sloppy job, and the wood was bleeding through the white paint even before he left for the day. And still does today, I have had to add primer and paint now twice in 9 mo.
Bathroom- I had roughed in a shower stall and walls etc prior to having the quote, Amed said he would supply the tiles and install the fixtures, glass door trim etc. So he shows me 4-5 tiles I can pick from with a mosaic to match. 1/2 way through the job he runs out of the mosaic and has to get a different one, close but more grey, so yup I have two kinds of tile mosaic in my shower, actually 3 because the floor was not draining into the drain, so it had to get ripped up and relayed with a third tile (yup not the same) the trim around the shower buts to the top of the baseboard.
The job was messy. The end result was regretful. The payments - I felt like I was being taken advantage of, the only reciept I saw was all wrong and it was all cash exchanges. The workers- if you like guys standing in your driveway smoking and drinking redbull then they are great. Two carpenters were good but they were only there for a short time. The tile guy was nice but he left a big mess in my backyard, he left large buckets of cement and event buried dried morter in my rock bed.
The workers borrowed my tools, sander and hammer that I know of then accused me of stealing one of theirs!
A tile had a large chip out of it and he "fixed it" buy putting black nail polish on it!
The stair rails were not sanded completely and the new stain did not take to those areas.
I had to lift 30 boxes of hardwood because no one met the delivery guy.
I did call Amed back to fix the mistakes, he did the rails that were loose but only after he answered my WIFES phone call, he must have had mine blocked after he recieved his last payment. I called him for 3 weeks with no call back, he said he had a GI problem...
Avoid this guy at all costs. If you think you can out negotiate this guy you are wrong, he is not nice and will take advantage of you.
Scope of work: We required 4 bathrooms where there had been three, so some construction work was involved including opening a wall to create an ensuite off the second bedroom and providing a 2-piece off the hall. Installation included plumbing, electrical, new tile flooring, new accessible shower with seat, accessibility bars, replacement of vanity and toilet, installation of new sink and toilet. The master bath was also renovated including flooring, a new glass shower and vanity. The basement bathroom was also updated. There are virtually four new bathrooms.
Old flooring throughout the main floor was stripped and restained and new flooring added to match in adjoining hall. The house was completely repainted indoors including woodwork, walls, fireplace mantel and the kitchen cupboards. It looks like a brand new customized living space and we receive many compliments on how beautiful it looks.
The basement ceiling, bathroom, bedrooms and storage spaces were also replaced /renovated. Altogether: almost a new house which is perfect for our needs!
The contractor was a nice guy, arranged for the trades but did no work himself. He was just a facilitator. The quality of the work was excellent. The communication and schedule was infuriating as well as not all the work that was promised to be done was not done. I quickly discovered that if it was not invoiced it would not be done. When he said, we'll get this done and that done he meant I would get this done and that done, not him or his guys. The lies were unprofessional and unnecessary.
Steve is a nice guy but has quite a communication problem.
He did not want permits and when he was busted and required to do a permit my work was on hold. He expected my company to sit around and wait and when he was ready we needed to jump at him command which is not the way any contractor does work. We have other commitments and when we were ready with the Reschedule we came. He thought since he had a lot of work and verbally asked for multiple things outside my scope and I said we can do it that it would be free. He has a business and I'm sure he does nothing for free. I saved him a lot of money with no appreciation for it. There's a list of things I could comment on but no need. Obviously he believes if I say I can do something that it was free. That's pretty ridiculous unfortunately he had to go behind my back to my trades and ask them to do work for him and pay them direct which they did and I'm sure he paid them for the score and if asked for any additional work he would be charged.
Like I said he's a nice guy paid his bills in FULL got excellent work done which not many guys could've pulled off like my company did. As for the not doing any work
I guess coordinating 7 different jobs paying all my trades and works with my own money approx 30k. Making sure everything was done perfectly and correctly with no complaints and redoing isn't too important to Steve

I have added some before and after of the work he thinks I guess should've been done by me alone.
Dirani construction was referred to me by another restaurant franchise to do the construction of my restaurant in Burlington.
We were very pleased and thankful we used them. They made all our budgets and grand opening deadlines. Their permits were issued on time and all city inspections passed 1st time around. Their knowledge in the industry helped save us time and money. We would use them for our next location and any other renovations in the future. Thanks again.

Amed was very helpful renovating my house. He didn't ask for more money and everything was as agreed and done correctly. He is the only contractor I will use again and recommend him to my friends.Some friends have used him and thank me afterward for being on schedule and not asking for additional money.
