The major issues: Critical failure in the house wrap vapor barrier and flashing on a rear man door from the garage to the back yard. An interior frame was installed into an opening in the concrete foundation that was too narrow for the frame therefore the builder cut the bottom of the frame off and sat it on the foundation. Critical leaks under and through the door with snow accumulation in the garage. Improper hanging of the door so that there was no seal when closed. No flashing on the outside of the man door wall. Adjacent on the interior left side of the garage a major leak down the interior wall through and behind the house wrap resulting in more water bleeding into the garage.
Second major structural fault: Incompetent instillation of brick flashing above the garage at the front of the house for the second story. The flashing was so poor that water bled down behind the second story veneer and through the lower supporting cinder blocks. Water bled out through the mortar joints down the face onto the dry walled ceiling and onto the floor.. The entire run of flashing at the front was so poorly done that water bled out over the portico over the front door and porch. Basically water bled all through the front of the house. Attempts to repair at first were caulking, caulking and more caulking. They even caulked the second story weeping holes which are a violation of code. Damming weeping holes served only to seal up the air space between the wall sheathing and the veneer thus preventing water from weeping out or air to dry out the space.
We hired an Engineer. The Engineer said to us after 2 minutes that it was the flashing. Finally the builder removed all the second story veneer and re flashed, or so we thought, the second story and replaced the veneer. The next time it rained it leaked quite a bit but was arrested somewhat. We don't know if it was just redirected into the wall.
The man door frame was replaced after cutting out the foundation to the proper size and installing the proper sized frame. The wall beside the door was not addressed and continues to leak to this day. We discovered a picture pre possession that actually shows the leak of water onto the garage floor from this area. This was obvious and was deliberately overlooked at possession at which time it had been dry walled over and was not actively leaking.
Several months later we discovered that two windows that had been installed had water bubbling out of the bottom sill of the frame. On inspection 2 frames could be seen to have been hammered into place with clear hammer head cracks allowing water to fill the frames. This was not addressed on the builder’s inspection and was let go for us to eventually find. Along with these two windows a basement window had a nail hole in it that had obvious water seepage.
Service mostly consists of superficial applications to serious items that have not been diagnosed. Cosmetic repairs mask structural deficiencies and require an expert beyond the builder’s capabilities to assess. Always have a mason do the flashing. Counter flashing that goes over the joints and sits on the shingles is entirely different than brick step flashing which requires skill. 99 percent of returns are due to faulty flashing. Without an Engineer these items would be masked. We had leaks from Garden doors, furnace, toilets front door door handles cold room , from form holes, garage ceiling man door and from the as described flashing faults.
So do not buy a house from this builder. We will eventually have a professional engineer hopefully sign off on this and probably have to experience Tarion. Owning a house should be a great pleasure but this is definitely not that.

Dear Future Greene Homes Buyer Beware,
I thought I would share my experience in the hopes to give you a heads up or save you a lot of time, hassle and frustration. I purchased my Greene home in the north end of Cat Woods January 2015 – area is still being developed as of November 2017. The buying process was a dream, the nightmare started when we started trying to get the poor workmanship corrected. We had many phone calls/emails and contractor no shows. My home has two fulltime workers and we would have to rearrange our schedules for contactors to not show up or need to come back to complete the job. We have dealt with individuals that did not seem to have a customer service model in mind for the people that just gave them over $400,000 for a home. Below I have listed the items that have/have not been addressed over the last 22 months. These items are the ones I came up with off the top of my head so I am sure I am missing some. Something I should point out is Greene Homes expects someone to be at the house to ensure that THEIR CONTACTORS do a proper job. Too bad the accountably could not be the builder and perhaps more time and effort could take place as the house was being built…that would be nice.
Counters damage – contactor came 3 plus times
Cabinets damage – contactor came 2 times possibly more I actually do not recall now
Flooring uneven – contactor came 2 times
Plumbing – drains did not hold water and had to fix toilet
Electrical – plug in bathroom stopped working
Leak in a basement from piping from the ceiling
A/C – incorrectly installed and another visit b/c it stopped working and froze in the middle of summer
Gutters/downspouts – did not draining correct and one downspout was poorly installed multiple visits for that one
Siding – popped out a few time – 2 or 3 visits from contractor
Parging – house less than 2 years old….cracks within short period, “fixed” cracks back within less than a couple months and “fixed” again. Quick job and told not under warranty b/c it’s cosmetic. As a home owner that invested over $400,000 I think I want it to look nice longer than a few months!
Paint – horrible job but did correct and do a better job at one year inspection.
Drywall – horrible job also corrected at the one year inspection
Waterline for fridge was paid for as an extra. Did not put finishing tip to connect to fridge which ended up costing me more money to have the job completed
