Long post... any homeowners advice appreciated :)
We bought a 4 year old house in February of 2019. That very spring, we had a significant amount of water dripping from our roof hatch and a little swelling around the window frames. We contacted the builder, Hopewell homes, and because it was within the 5 year warranty window, they sent someone out to inspect. The gentleman basically told us everything was good, our hardwood was not swelling so our humidity in the house was good, he put a little seal around our roof hatch, and said we had plenty of vents and went on his way. We trusted this inspector and the company, which was a horrible mistake.
We noticed a water stain on the ceiling of the master bedroom (same room the hatch is in) about a year later, so we brought someone in to do some thermal imaging to get to the bottom of it. He had a few reccomendations, he said the HRV vent wasn't closing, so we had that repaired because it had fallen off track or something. He reccomended we top up the insulation in the attic, and make the attic hatch heavier to ensure no heat was escaping.
Fast forward almost another year later, there is black mold seeping on to some of the trim at the base of the wall in the master bedroom. Same wall where windows have swelling in the corners, same room where there was a roof stain, in fact the windows on the main floor on the same side of the house has swelling too and we were just told to keep wiping any condensation off the windows.
I contacted the thermal imaging guy, and he said there was an anomaly under the windows in the master bedroom where the porch roof meets the house, could be a vapor barrier issue, hole in the wall, so we removed some of the drywall and there is more black mold on the vapor barrier. Most of the roof vents were blocked off with flashing, vapor barrier was not properly sealed in several locations and insulation was improperly installed. We are now out $8000 after buying a relatively new home to avoid issues like this. Due to their poor workmanship and avoiding to conduct a proper inspection when we contacted them during the initial 5 year warranty period.
