In 2018 I had a number of Emergency Hospital visits because of breathing difficulties. The respirologist testing my lungs indicated that I may have an allergy problem.
I remembered that we had mould growing, on bread in the kitchen, even before the "best before" date on the bread.
I decided to get tested for mould and eventually was able to find a Doctor who could do some tests on me. Samples were sent to the Great Plains Laboratory in the U.S., the best place in North America to test for mycotoxins [toxins created from exposure to mould].
The lab tests showed that I had very high levels of Ochratoxin-A, a deadly toxin, in my body, and it was due to inhaling mould spores from water damaged building materials. There had been a water main break outside my home and water had leaked into my basement. The leak had been sealed but the water damaged building materials had not been removed. This resulted in Aspergillus and Penicillium mould spores throughout my living space. These mould spores survive in wet and dry conditions and are virtually invisible because they are only 2 microns [2 millionths of a meter] in size.
I collected mould samples from my home and took them to MBL labs, in Burnaby BC, for testing. The MBL lab confirmed that the mould growing was from Aspergillus and Penicillium spores.
I asked my landlord for mould testing on my townhouse. The tests all came back negative, no mould.
I was puzzled because the MBL lab test on the samples I sent them showed high levels of Aspergillus and Penicillium mould.
I started to do some research and found that the testing that all mould testing companies do consists of a 5 minute air "sniff" test in each location. They do this because it's fast and cheap.
The problem is that Aspergillus and Penicillium spores are so small and light that the high air sample speed of the 5 minute test blows them around the sticky plate that is supposed to capture mould spores.
I decided that I needed to find someone who really understood how mould works and could help me find where the mould spores were coming from.
I was lucky to find Sean Moss at Mold Insights and it turned out to be a blessing for me and my family.
I met Sean at a Starbucks and we talked about mould, specifically about Aspergillus and Penicillium, which seemed to be the cause of my health problems.
Sean came up with two different tests which would focus on Aspergillus and Penicillium and would provide accurate results to determine if the mould spores were there and where the highest levels were.
In order to do this testing, Sean had to source special testing equipment, geared to testing my living environment for Aspergillus and Penicillium.
Sean's tests were successful in finding my mould problem.
Sean is very knowledgeable and very dedicated to listening to what his clients tell him about their problem. He does not have a pre-programmed "one size fits all" approach to his client's mould issues.
Sean exceeded my expectations by a huge margin, and my wife and I look at him as a life-saver.
I hired Sean Moss on the day I moved in to my new townhouse rental, so I could find out if there were any latent mold issues, moisture risks, or other air quality concerns. He showed up on time and uncovered some asbestos I had not noticed during my initial walkthrough, as well as substantial mold growth on the underside of a bathroom toilet. Sean found bathroom and kitchen ventilation issues that would have made it difficult to get rid of humidity, and did it all up in a report for me, so I could show my landlord and get the issues rectified before I moved my belongings in. The whole process as quick and painless, and I really have peace of mind knowing he searched every part of the place, even using thermal imagining. I have family members with asthma, and I have 2 small pets, so it was really important to be sure there weren't any hidden surprises. Sean combed the whole place and took me right along with him during the process, so I know he didn't miss anything and he pointed out everything he saw to me verbally on-site as well as in the report. I liked that Mold Insight went the extra mile there. I'm satisfied.
We had Sean Moss perform a presale inspection when we planned to sell our townhouse so we could address any issues and avoid surprises during buyer’s inspections. Sean came and spent a great deal of time going through our place from top to bottom, identifying several minor problems and a major structural issue, which the strata repaired. We were very happy to have everything taken care of before listing, and the home was sold in one day. Our realtor was also very impressed with Sean and has referred her clients to him since then.
A few years later, the house we purchased developed a water leak from the bathroom to a basement room. Before having our contractor tear out the whole ceiling guessing where there might be mold, we called in Sean for a mold inspection. With his specialized equipment and expertise, Sean accurately identified the mold species and extent of the affected area of the ceiling, allowing our contractor to remove and replace only what needed to be done, without missing anything. Once again, Sean Moss provided excellent service, value and peace of mind. Highly recommended!
