In response to the review from Stefan, unfortunately he & I did not get to spend much time together while work was in progress as he was not home.
His spouse was home for the most part & most correspondence was made through her. Any questions that arised requiring a mutual decision were waited for. I believe that my staff & I were more than courteous to them & we were also very understanding of their requirements given the fact that the area is a shared backyard between two town houses with no dividing fence.
As the neighbouring property owner installed his patio at a much higher grade level over a year ago, it was very evident that the neighboring patio levels delivered all rainfall water over to Stefans side.
Our solution for this issue was to also raise the levels of the patio we were building for Stefan. This was agreed upon & considered the best solution in order to eliminate further water infiltration onto Stefans side.
Once the earth & soils were dug out, we found the ground to be somewhat soft and saturated. We decided that it would be best to wait for the area & gravels installed to cure properly, dry up & harden. For that reason as well as a shortage of product & bad weather,the projected time surpassed what was originally discussed.
I recommended to wait the required time in order to benefit the project. I was not made aware that the minor timing delay was an issue.
Between both properties, we agreed on installing a weeping tile pipe which would catch water running onto Stefans side from the neighbours side (between both patios).
Unfortunately, we could not run the pipe for the last 5-7 linear feet due to issues with property lines etc, however we did install clear gravel in order to drain the excess water towards the back of the property which leads under a wood fence and into a laneway.
The pipe mentioned was not priced by linear foot. It was simply quoted for installation as a set price. Stefan asked for a deduction in cost due to the pipe not being run all the way through. We do not have a problem with that at this time.
In regards to the project itself, I believe that we went out of our way to offer this client great workmanship & a high quality stone for the budget discussed.
The step unit chosen required custom cutting due to gas lines running directly under the rear entrance door, we did that extra work at no extra charge.
The wooden gate leading into the backyard had fallen off while we were onsite working. (Stefans wife was out there while that fell). It had fallen due to a bad installation when newly installed & this issue was known to the homeowner as we were told that it wasnt the first time an issue arised. We fixed that for them, and she seemed pleased about it. No extra charge was applied for the gate repair.
When the project ended, we cleaned up as usual & I conducted my final inspection.
I revisited after 1-2 weeks in order to collect payment and asked Stefan if he was pleased with the work,, at that time he had told me that he was, however he felt he was entitled to a discount for the drainage pipe shortly afterwards. We will deduct the cost of pipe material not used only.
He had also asked for some used patio slabs as he had planned to drop in a make shift walkway leading to the front of the home.
I had promised that I would contact him if I ran into any discount slabs matching the new patio color.
I did send him a message once I gathered product & at that time I was under the impression that we would discuss & resolve the drain pipe issue & come to an agreement, no reply on his behalf as of yet though.
In regards to the somewhat negative experience the homeowner has had, we are more than happy to resolve the matter in a courteous and friendly manner
In all, the products were installed properly & according to manufactures specification.
The new patio looks great & is sure offer years of enjoyment.
