Property Rehab

Hired Roger Provost and his company, Property Rehab, for our second floor addition and house renovation. Things started off well, then went downhill with communication. He kept putting us off with the issues we had with the house not being done properly. He ended up blocking our phone numbers and refuse to talk with us. He sent a text to his only employee to text to us threatening to take us to court over false accusations that were proven false by our lawyer, when all we wanted was to fix the MAJOR issues and liabilities to our home. As soon as we paid 99.9% of the money, he refused to fix all the major issues and liabilities and stopped communication through his employee as well. He left us to now pay a large amount of money to fix all the mistakes and carelessness he left us with therefore not honouring his 1 year warranty on the house. Issues include:

-Drywall cracks everywhere, screw pops, and many walls are not square, and not finished properly.

-Nailed into plumbing pipe on second floor master bathroom which damaged ceiling on main floor

-Nailed into plumbing pipe on second bathroom on second floor damaging main floor ceiling.

-No finished plumbing inspection.

-Roof was shingled by his crew, and flat roof wasn't done properly and no warranty. We now have multiple roof leaks that that has damaged drywall on the walls and ceiling.

-They painted the whole house with flat paint, knowing we have 3 kids already, we cannot wash any marks off the wall without taking the paint off.

-Outside air comes up through the floor in our 2 year olds' room (-10 outside and they refused to fix it)

-No weather stripping on attic hatch, it pops open on windy days and let's the cold air come into house.

-Exterior doors blow open on windy days.

-No stairs were included in the quote going to both exterior doors leading into the house (by code they needed to provide stairs)

-All interior doors aren't level, and warped

-Siding installed improperly.

-Hardwood floor installed improperly, buckling everywhere.

-Backsplash done wrong.

-Cracked tiles in kitchen.

-Bathroom vanity installed incorrectly.

-No final inspection done.

We asked Roger to finish the job with a registered letter from our lawyer, but he refused to provide us with an answer or contact us in the time frame that was given to him. We will never recommend Roger or his company to anyone as they are not a reputable company.

UPDATE-

You were sent a registered letter from our lawyer to fix all major issues and carelessness and to respond. You never once offered to fix any of the issues.

Jordan was the one who shingled our roof, and who ever you hired for the flat roof did not install properly. We now have a reputable roofing company that is redoing our flat roof. Again we pay out of our pocket for your careless job.

The whole house is in fact painted with flat paint, we've had many professionals point this out to us many times.

The amount left owing to you is around $3000 which isn't nearly enough to fix even one of the trades you messed up.

We are fully aware that there would be drywall cracks and screw pops, they are just located everywhere. Again many professionals we have had in the house to quote us to fix all the mistakes brought to our attention the drywall wasn't done properly hence the fact the walls aren't square and the finish is cracked everywhere.

As for the plumbing, there was a lot of water pouring out of the pipe, enough that damaged the ceiling on the main floor. You know this because you were sent videos from yet another professional we had in our home. and obviously we shut off the water when we saw the damage, we were without water until we called a reliable plumber to fix your mistake.

Your company requested and finished all inspections . So why was it suddenly up to us to get a finished plumbing inspection You never once told us to get an inspection ourselves. And even if we were to get one it would never pass and therefore we would have to pay out of our pocket once again for YOUR careless jobs.

The cold air in our daughters room- your employee said they were going to silicon the baseboard. We all know that wouldn't fix the problem at all. And if it was really our architects fault, then we would have issues over all the cantelevering. But no. Just the one corner of the house.

Bamboo flooring is sensitive. I know we had Bamboo before. Again the professionals we had in this house after you refused to finish, brought to our attention they were installed improperly. But then again how would you know anything because you never bothered to check up on your workers or trades at the end.

You've been reported to the better business bureau and we stand by all our previous reviews that you've deleted because you like to hide those so your clients can hire you over false advertising.

If you actually cared, you would have responded to our registered letter from our lawyer. Not just publicly on this site.

We were very happy with the service we received from Roger, Sheryl, and the crew. We were happy to have them in our home and would have them back again. We had a few little hiccups along the way, as you would expect in any project, but Roger always made things right, and that speaks to his integrity and conscientious approach to his craft. We feel we got great value from our investment.

Roger has more integrity than anyone I've ever met in this business. Honest, trustworthy, charismatic are just a start for Roger and his crew. Every member of Rogers crew has the utmost respect for the homes they work in.

Roger was the only contractor out of 5 interviewed that would not do the renovation without proper permits.

3 of 5 contractors interviewed wanted us to pick from their own products. Not Roger. Roger actually went with us to various stores to ensure proper measurements.

Rogers crew fixed previous contractors mistakes at no extra cost, he says "it's just the right thing to do". In fact we had a crappy window company during Reno and he fixed some of their mistakes and things they broke and refused to fix at no extra cost.

Roger would make contact with me at the beginning and end of every day to let me know progress or to discuss an idea he would have to make the house look "sexier".

I worked nights, so the days I had to sleep, he had his crew do "quieter" tasks.

Not the least expensive, no where near the most expensive.

With all of the above stated MY HOUSE NOW LOOKS LIKE IT SHOULD BE ON A MAGAZINE COVER. I've had numerous contractors do work on my house throughout the years, I will never use another person for any job, be it little or big besides Roger.

I hired Property Rehab to renovate a useless, outdated living room and a half bath. Being a single woman and having a bunch of strange men in my house could have been uncomfortable but Roger, his team and all his trades were friendly and polite and I felt safe being home alone with them or leaving them in my house. Everyone always answered my questions and addressed any concerns I had and they always left everything clean. Roger explained everything in detail in a very respectful, non-condescending way. He did everything he said he would at the price he quoted.

During my reno I had a family emergency and had to put things on hold for a few weeks. While this affected everyone's schedules they all went out of their way to get the work done in a timely manner.

My reno was a great experience and I will definitely be hiring Property Rehab for my next reno and would highly recommend them.

Roger, the owner of Property Rehab, is the best contractor I have ever dealt with. After a large scale renovation of my previous home in Toronto back in 2015, I was understandably wary of attempting any sort renovation in my new home but Roger made the whole Process, simple and relaxed.

The home I bought in St Davids had an unfinished basement that flooded spectacularly at the first sign of rain, but he turned it into a dry, beautiful, one bedroom apartment, complete with a gorgeous bathroom and kitchenette/wet bar. He worked with me to design the renovation, made excellent recommendations, and provided a detailed estimate. I knew he was the right choice when his estimate included plans for several permits and scheduled payments as work was completed. I was asked for input to and approval on each stage of work.

Roger was personally involved in each phase of work, ensuring everything was done to the highest quality and standard of work. He often added little quality of life upgrades where needed; He added a built in cupboard in the bathroom and put up wonderful rods and shelves in the walk in closet for no added charge. My past experience was that renovations had to be endured but I totally enjoyed this experience. Roger's team (especially Sheryl and Steve) are amazing, friendly and expert at their jobs. I actually miss them coming each day.

Great person and businessman. His crew is friendly and efficient. Wouldn't change a thing. Will be using him again in the near future.

We just moved into a new house, and discovered a disaster under the basement carpeting. Luckily, the Property Rehab team was available, and they took on the job. It was important that the job be done fairly quickly, since we had already moved in, and the basement represented some significant living space. Once again, the team came through with great professionalism, personal care and excellent workmanship in every regard. We feel so fortunate to have Roger and Sheryl looking after our needs. They are our #1 choice, and get top recommendation from us.

I thought I was safe when I bought my 14-year old house and getting a positive home inspection. So I originally contacted Roger for a basement walkout and to move an existing window. During the project, it was soon to be revealed that the weeping tiles were installed improperly and against building codes. Roger and his crew could have easily covered it up and I would have been none the wiser. However, Roger has integrity. He genuinely cares about his clients and takes pride in his work. As soon as the problem was uncovered, he explained the issue in terms I could understand (which is a feat in itself as I knew nothing about anything in this line of work), and already had a plan to fix it. Before I knew it, my house was waterproofed and an additional sump pump was installed.

Then on to the walkout and window. Roger and his crew had to combat poor weather but everything was finished in a very timely manner. The walkout is beautifully crafted and looks amazing! The window does not look out of place and he was able to match my existing siding exactly.

Roger provided updates at every stage of the project. He takes care of any and all permits and inspections. He was always willing to answer any questions and even ones that didn’t relate to the project. He only works with experts in their respective fields. His prices are reasonable. He is a perfectionist and treats your home like his own.

If you want quality workmanship and professionalism, I wouldn’t even bother looking any further than Property Rehab. I would not hesitant to contact Roger again for any future projects.

We were looking to open up our kitchen/dining room. Roger provided us with a plan and quote. He stuck to the price and the timeline. The results are breathtaking. We are extremely please with the finished product. We would highly recommend Roger and his crew for their professionalism, kindness and courtesy.

Roger and his team did a wonderful job. We are thrilled with our beautiful new bathroom and two new closets.Each stage of the work was done by an expert in that area, drywaller, plumber, tiler,electrician,painter etc and they all did an excellent job. Roger is very nice to do business with and I can highly recommend this company.
