We hired Nick Racanelli for our house addition in Aurora. We saw a house he designed in the neighborhood and decided to give him a call. Nick was easy to get in touch with, he was extremely approachable, understood what we had in mind and came up with a great design. His design embraced the new and modern ideas we wanted while allowing it to fit with the character of an older neighborhood. Nick also advised us in respect to the permits we needed and he helped us navigate through the city's Committee of Adjustment for a minor variance we had to apply for. We felt that Nick's fees were reasonable and he provided great service. We would definitely consider retaining his expertise again if given the opportunity of a new project.

I retained this company in the following issues:
- Taking site measurements to produce as built architectural and structural floor plans, elevations and sections
- Modify and adjust existing plans and add rear and front additions, second floor additions in residential properties
- Design of new detached, semi detached homes, townhouses, and small commercial buildings
- They are professional in the design and use of space and get the most efficient floor distribution
- I have always hired this company to submit building permit applications, and coordinate between different disciplines and municipal authorities until permits are issued in a timely manner
- Drafting of agreement with different trades and subcontractors
- Solving site problems until completion of projects.
- Will stand to their commitment and take full responsibilities until targets are achieved
I strongly recommend this company to be retained in similar activities.

I had Nick do the drawing for my house on Lake Simcoe. at first I thought that I was getting a good deal,but this has cost me so far an extra. $ 40000 dollars in extra cost This has been nothing but a nightmare, from the beginning to the point where I am now on this house. He has not been up to the house once since we dug and have not heard from him since. Every contractor that has been in my house can't believe the overkill in material. My biggest mistake was referring him to two friends before I had even started to build. My nightmare is not over and I believe by the time that I am done I will probably have another 20 or 30 thousand in extra cost. If you want to know more about my nightmare email gmaltese1@gmail.com. i spoke with mr guy many times concerning the costs. He was only concerned about getting the cheapest prices possible, since he is a construction tradesperson himself. Guy was trying to build a custom waterfront home on a subdivision budget. He failed to mention that we advised him to do soil tests prior to building to verify the height of the water table, since his property was close to waters edge. Also he hired a third party engineer to redesign the structural components that my structural engineer already designed, in order to bring down costs. This was both costly and time consuming, it set the project back more than two months time. When i reviewed the new engineered drawings, his engineer had completely redesigned the structure from the roof down to the footings. He had increased the amount of concrete in the footings and foundation walls, and more wooden elements were added.
We both agreed that my scope of work was to get the permit issued only, but i spent countless hours helping him to solve all issues he had. which was well above what we agree upon. i did not ask for any additional fees.
In the end the high water table incurred huge additional concrete costs, and the third party engineer increased
the lumber prices.
i sympathize with guy and understand his need to vent his frustrations, but the blame should be put on the appropriate person. i wish him well, and hope the rest of his project goes well.
