I hired Adam and his company, Simcoe Contracting to widen my driveway and install a set of stone steps to the front entrance of my home in Barrie. Unfortunately I failed to see the red flags from the start. He was not professional as he was verbally aggressive with the city building officials that came by, in which I had to call multiple times to convince them to allow us to continue the project. The person I spoke with told me he wanted an in person apology from my contractor before he would approve the permit for the driveway widening. Eventually he approved it after I told him I was in a situation where I needed the steps finished and they said they would deal with the contractor at a later time. We never applied for a permit for the steps, as this was my first major renovation I was unaware I needed one for a project of this size that were replacing steps that were pre-existing. Turns out I did need one, and I had to apply for it after the steps were completed, with no drawings or help from adam. After one season with the steps installed, they began disintegrating, and cracking right down the middle. It was obvious they were not set properly and the material was of a very poor quality, not meant to be used for steps. The City of Barrie then came back a year after completion due to a complaint from my tenant that no hand rail was installed. This was in violation of the building code. The inspector then told me the rise and run were unequal, another violation. The landing step was not the appropriate size. A third violation. The official cautioned me that it looked like this was done by a "fly by night" company and I would have to have the steps removed and completely rebuilt. I have been calling and texting Adam for the past year explaining the problem, after months of him saying he will be there to fix them he has stopped replying and ghosted me. I decided to call multiple companies to come look at the steps to see if they can fix them. Each company I had come out had a similar response. "These steps look terrible", "the installer was a hack", "the stone material used was not meant for steps" and that there was no way they could fix them as they will just continue to crack and disintegrate in a few years. I am now in a position, after paying $14,000, that I have to find a new company to completely remove the steps Adam installed, apply for a new permit and build new steps all at my own cost and no reimbursement or help from Simcoe Contracting. I would caution anyone from using Adam for more than snow plowing. It is clear he runs an unprofessional company with poor quality work and does not have even the basic knowledge of the Ontario Building Code. I had given him many chances to come out and fix this before I told him I would post a review that reflects his workmanship and the trouble I am going through to fix his mess, he continued to ignore me and offered no reimbursement or repairs.
Hello Brent, thank you for the kind words of fly by night company. The 14000 you paid was split between the driveway extention and the front steps so let's relax on how much you spent. The natural stones that were used for your entrance are correct and the only reason there splitting is because I said don't use salt but your tenant didn't listen so high five to that! Needed a rail would have been fine and we spoke that would be a $4000 additional cost but it wasn't in your budget, then you Tennant called the city cause she clearly has nothing to do. What ever company you had out to look and said they were not installed properly please pass them my info so I can correct there ignorance. To help you I can have fly by night company replace the split stones, then you must tell your Tennant no salt or it will happen again. Good talking to you!! Be good!
I am not one to write bad reviews and am usually pretty quick to write a good one but this company, thinking that they were reputable, did not do the job that we paid considerable money for. The sealant used for our stone has turned it all white. As soon as water hit it the problem began, since the stone is around a pool, it's likely going to get wet. Every time it rains, more of the polymeric sand that they put in is washed away. The only good thing was the cleaning of the deck, the rest has ruined the finish on our stone. This is not a cheap pool deck to replace either. Adam has ghosted me, initially told me he would come a take a look, that was at the first of June, since he has not called, returned any of my calls or emails. Do not use this company for a re and re, terrible work and unacceptable customer service!! I have attached pictures, the first pic shows what it looked like right after then did it with the first water stains showing up.
Did a terrible rush job. Used limestone screenings as a filler and only used the polymeric sand at the very top in between stones. Naturally the weeds were back the following year and sealer was wearing off because it was used so sparingly. Could say much more but it was just a rotten job.
