Tom Zhang & Associates Structural Engineers

Paid initial deposit to have Tom Zhang prepare drawings related to the removal and support of a load bearing wall. As others have mentioned, he shows up for the first appointment happy to inspect and collect your money. On the second appointment he shows up and indicates that providing a drawing is an additional fee.

After paying this fee he puts on his stamp and off he goes. Upon closer inspection and discussion with other contractors and structural engineers, it was found that his sketches were nonsense. I'm sure he gets away with this as he specifically writes on his sketches "For design only" despite being lead to believe that what he creates is accurate and reliable.

While he is certified as a structural engineer, the reality is that he's a very good scammer that leads you on and is happy to collect your money. Afterwards, don't ever expect him to pick up your phone call.

This firm provided a three-sentence letter confirming a site inspection and calculation that interior renovations to a townhouse met the Ontario Building Code. My wife & I requested from the seller as we were considering buying the townhouse.

No report was completed, and he could not have inspected the work, as it was behind drywall on the date that he claimed to have visited.

I phoned him to ask how he did the work, and he said that the owner had told him what materials were used. When I asked if he actually confirmed the materials or reviewed drawings or permits, he hung up.

We intend to contact Professional Engineers Ontario to lodge a complaint.

Beware of this guy!!! He is a complete scammer. He submitted a drawing for removing load bearing walls that city of Toronto planning department could not understand it. He advertises himself as someone familiar with this type of work, but he is not able to complete. He collects money upfront does inadequate work and does not take responsibility. He does not have a voicemail and does not pick up calls- this should have been an indicator of a scam company.. We worked with him for over a month - first time he showed up without an idea of where even the walls in our house were, everytime asking for more money - we thought it would be easier to just get him to complete the work as he had already started but we were so wrong.

He issued a drawing to me, eventually stamped (which took him a week to stamp and an extra $$, that said issued for permit```but has argued with me that his drawing is not for permit use, he owns it, I can`t use it (obviously because it is a piece of junk) and that I should self certify any permit submission to the city.

In my opinion THIS PERSON HAS NEVER SUBMITTED DRAWINGS FOR PERMIT EVER BEFORE - he is completely incompetent. When I asked him what the extra was to do permitted drawings he said that he was too busy to provide them!

Tom Zhang is unprofessional, dishonest and unskilled. He came to our site to assess the situation and did not take one note, photo or measurement. He spoke to us for a short while, took our deposit and then we never heard from him although he was supposed to prepare drawings. Tom cause our project to be delayed and I provided no service. I want my money back Tom!!
