Contractor walked away with 90% of the contract fees when less than 80% of the work was completed. Further, he kept changing order fees and neither provided the materials nor started the additional work.
Hiring someone to fix mistakes and finish the job increased our costs by 20%
During the work that was done, original contractor was seldom present when subtrades were working. When things started to go south he became very rude. Now as we finish the project - months later - all kind of issues are coming to light. We checked "references" but failed to look online. Wish we had.
Darren Degraaf is the President of Partners International, we were contracted to renovate their Brampton office. There was a contract in place with terms of termination for both parties. After patiently accommodating the sub trades he hired independently and separate from my contract, as they arranged their own times on site and I rescheduled my trades on multiple occasions. Dealing with an incessant amount of emails and phone calls requesting multiple meetings over items that had nothing to do with the contract for renovations. Payment terms were agreed to and yet as the first progress payment was to be made, I was informed that the job was to be inspected by the architect who drew the plans before they would release payment. This was not a stipulation that was in the original contract and I was not made aware of it until payment was due. This created time delays and trade postponement. As a contractor who has built relationships with my personal sub trades over the last 20 years, I do not and am not required to sit in the office and watch the plumber move toilets, the electrician run wire, men drywall, mud, tape, sand and painters paint and prime. These are grown men operating businesses and capable of working without a babysitter. My job is to prep the work space for them to complete their portion of the contract and asses their work and make sure nothing is missed before paying them. The termination of this project came after Mr. Degraaf sent me an email less then 24hours after my mom passed away - as I had called him from the hospital when she died. He sent an email 24hrs after she died on December 22, 2021 with the subject line: Condolences and Timeline. This was a lengthy email addressed to me alone regarding what was the plan for the progress of his job? All previous communication included copies to his architect, finance guy, entire team. As a Christian ministry organization, December 23 was hardly urgent for communication both following a death and rolling in to Christmas. I responded to this email to his entire team. His disrespect throughout the project, his need to nickel and dime and take up time having onsite meetings that would have been better spent working was too much to manage after my mom s passing. I had lost all respect for him and prioritized my own mental well-being ahead of his demands and exercised the termination clauses in the contract.
The balance of accounts was more then fair for the contract in place. He fails to acknowledge that my price was $30,000 under the next bid tendered which I entered the project with a sharp pencil based on the referral for the work. So of course when the existing contract already well under priced is terminated, it is going to cost more to finish but not at the fault of my contract - had we been able to follow through to completion the price was the price and the only additional cost would have been the change orders. Fixing mistakes is unfounded when all city inspections passed, ESA passed and his architect was inspecting the work all the way through. Green tape marks at the end of a project are not mistakes nor deficiencies, they are part of the process - mark any areas you see on the walls and we will address them. Final to all of this, my electrician completed the electrical portion of the contract after the original contract was terminated and I paid him in full upon completion. Mr. Degraaf s office forged my name to order the city inspection for occupancy - if he had a new contractor, the inspection could have been ordered with their name. When the city of Brampton called me, I informed them that I did not order the inspection and that termination of my contract had occurred weeks prior.
We did not have a good experience. The work quality was poor and the job took 6 months longer than quoted. Eventually we hired someone else to complete and correct the work.
Hurt feelings don t equal poor work - this file was heard in court - they did not win.
We were very impressed with the timeliness and quality of work provided on this job. We actually had some of our neighbours asking if the guys were here as the property was left in tip top shape. No waste, garbage scraps, or anything to indicate that they spent two days on our front yard and roof. They actually commented that they looked better than the original builder gables and that this is how the builder should have put them together. We have already contacted this company to come back in and do some renovations inside the house. In my opinion repeat business is the finest compliment you can give a company you deal with. We look forward to working with them again and feel very confident the next job will give us the same satisfaction as the last.
I hired touchwood to give me a price on upgrading my bathroom. I was very pleased with the job from start to finish. Mike arrived as promised and we reviewed my budget and preferences, he was reliable, punctual and true to his quote on pricing. I was pleased that I went with them as the quality craftsmanship spoke for itself. He was tidy when working, respectful of my families needs and surpassed my expectations as far as time frame to getting the job done. Attention to details are very important to me so I appreciate that he never cut corners, or compromised on quality. I have gotten many compliments from friends and family on our new "spa retreat" and would definitely refer him to my own friends and family for a job well done.
Thanks again
Mary of Milton
Michael was always courteous and professional. The project was completed on time. I was nice to have him to take time from his schedule to pass by after the job - to ensure everything was completed correctly - and our issue had been fixed.
I have hired Michael for two projects, and with both projects I have been extremely satisfied. He is highly professional in all his dealings and especially in his work.
Nowadays, young entrepreneurs take clients for granted, but not Michael. He inspire trust, and a well-deserved one. So, I would recommend you give him a call for your needs, you won't be disappointed.
Michael completed our partially finished basement. I called him to give an estimate and he was very prompt in coming over to survey the job. His quote was very thorough and detailed. He pointed out issues with the basement that needed to be resolved (ie. electrical junction boxes), and offered to include his electrician in with the quote. In his quote he stated the project would be complete in 5 days, and Michael was complete in 5 days. He was very courteous and polite, and took the time to explain what he was doing. He made recomendations and included them at no additional charge. What was very impressive was that he called 1 week after completion to ensure we were happy and if he needed to come back for any touch ups. I would recomend Michael for any job, and will call hime again.
I utilized Mike/Touchwood for extensive renovations to my house when another contractor let me down by failing show up or respond to my calls. Mike and his team were efficient and worked well with other contractors I had on site. I have sinced used Mike for several other smaller jobs and will continue to do so as the work is always done as I expected on-time and on budget.
I have no issues recomending Mike and Touchwood for any job big or small
Michael did an excellent job at estimating the time and cost of the many projects that I gave him. His work is thorough and he noticed many construction errors from previous renovations to my present building. He is professional and always went above and beyond with his service. Most importantly, he completed the jobs on time!
