In my opinion Xpectations Unlimited (Vic Brown) is the most honest and trustworthy contractor I have ever hired. The work performed was as close to perfection as possible - the value was exceptional, as well as right on schedule and budget. Vic went above and beyond customer service by finding a almost perfect match for 16 year old honey oak stripflooring in our hallway. All of our expectations were met on an extremely professional manner - estimates, explanations, and advice were all excellent and well taken. He understands that not everyone has an unlimited budget and our wishes were met well within reason. I have recommended his services to all my family and friends.
In August of this year I was looking to extend and re-level my existing stone patio in my backyard. With a busy schedule and no time to undertake the project myself, I reached out to Xpectations Unlimited.
Vic Brown (owner) contacted me to discuss details of the project. First impressions from speak with Vic were very positive. We scheduled an appointment so that Vic could come out to take look at the job. He listened to what I wanted to accomplish, answered all of my questions and was also able to meet my budget.
During the project (it took approximately 5 days to complete), he kept me up to date on the progress and was available to answer and address any questions or concerns I had. Upon completion of the project, both him and his team cleaned up and left my backyard clean of any material.
When looking to do a renovation, be it interior of exterior, I would highly recommend you consider Xpectations Unlimited. I know I will for my next project.

I contacted many contractors before I went with Vic, his price, timeline, and his previous work is what made me choose him. He went above and beyond my expectations, for example mounting my sound bar which wasn't part of the contract. In the end he came in at budget and finished on time, which is all you can ask for.
I would definitely use him again.
This project was basically money down the drain as I am having to hire a better contractor to redo almost everything. Workmanship was very sub-par. Extra charges for work not done (eg charging 5hrs to relocate a single cabinet, charging me 3.5hrs to repaint half a kitchen - took less than 2 hrs), granite countertop left with seams unsealed hence water dripping to cupboards underneath, cutting corners instead of doing it properly, cabinets not straight or leveled (complains the floor was not level hence.), and the list goes on.
Whiles not all of his work was horrible, I will not be recommending him to any of my friends, family or associates. The opinions/observations expressed here are solely mine and is related to the project mentioned above. Do not decide based solely on my opinions. Ask for references and check it out personally.
We have delayed responding to this review due to our efforts to contact this client and resolve any warranty issues. The client has not responded to our requests to meet and discuss any problems. So, we are presenting a few facts that were left out of the review. The contract was to take a second-hand Canac builder s kitchen, and used appliances which were purchased by the client from Kijiji, and install it into his Ajax home. While we did fulfill all specifications of the contract, there were some issues with the Ajax kitchen that could not be helped as we were using materials not designed/measured for the space. The extra charges were valid and agreed to, as the cabinet in question was re-built twice due to the clients request that we take two cabinets and make one bigger one. The client also requested the cabinet be taken out and then requested that it be made larger again and re-installed. The re-painting was required as the Clients girlfriend did not like the colour and demanded that it be re-done. As for the granite countertop, it was also purchased second hand and had already been installed in another kitchen before coming to the clients home in Ajax. The contract included 6 hours to cut and install the used granite into the Clients kitchen; eleven hours were spent doing this, with no extra charge made. The client was advised, and agreed, that he would have to engage someone else to do the seaming as that was not something we did, and it was not included in the contract. There were many hours worked and not charged for. We brought in extra staff to bring a sub-zero refrigerator into the house no charge. We took pictures of, listed and sold the existing kitchen; as well as loading it into the purchaser s vehicle no charge or any part of the sale proceeds. We feel we went above and beyond in helping this client stay within a very tight budget. In hind-sight, perhaps this was not a job we should not have taken on.
We hired Xpectations to do a a paint job on our cottage. Vic was very professional to deal with, communicated with us on a regular bases(as we were offsite)and wanted to let us know progress etc. He took care of little details and went above and above his committment. We are very impressed with the quality and professionalism and will definitely hire this company again.

There was a lot of work done and had an overall very productive and satisfying experience working with Vic and Mel.
Attention to detail is particularly important to me in both planning, design and execution and Vic is genuinely inclined to do quality work. I recommend close collaboration between client and company in specifying needs, quality criteria, discussing solutions and adjusting throughout execution.
Vic is cost conscious and will try to price the work reasonably.
He will offer insights and ideas which I found very valuable and should be considered in decision making.
I recommend grouping together as much work items as need done as opposed to trickling them over time.
Making a comprehensive list upfront will provide the opportunity to optimize costs and better plan execution.
I also recommend agreeing in writing about the plan so that everyone can best plan optimally in the context of competing priorities.

Hmmmm Xpectations Unlimited, should be Llimited Xpectations because the expectation of him doing a good job is very limited . Using this company has made me lose all confidence in honest decent contractors. We have been lied too, taken advantage of manipulated and most of all RIPPED OFF. His work is very shoddy and uses substandard materials. The quality workmanship and cleanliness is least to be desired. We had to repair our stairs, floors, all because he wasn't courteous enough to take his shoes off or cover the stairs. The ceiling in my laundry was soaked because he forgot to turn the water off not once but twice which also ruined my laundry room floor and he won't fix or repair. I am not even going to get into the vanity that he built, that was a joke. And now we have to hire someone else to fix or repair most of the work that he so called warranted. Sasha your right. People beware,if you intend to use him watch everything in the contract, because it means nothing and his word means nothing. That includes the shower doors which he included in his price but never produced. I could have hired a 5 year old who probably would have done a better job.
The Contract for the Bathroom renovations was not with Bernice, It was a Contract with the March of Dimes, to create an accessible bathroom. This project was inspected by the Whitby building department, and by a representative of the March of Dimes. Both the inspections were passed and the project was accepted as completed by the March of Dimes, and paid in full.
Damages on the stairs were pre-existing caused by other people, and it was agreed that the covering I put on the stairs could be removed and not worry about it as her husband was refinishing the stairs anyway. Water marks in the laundry room were repaired, and the laminate flooring in the laundry room was credited from extra work that was preformed outside the contract.
When building an accessible bathroom, you cannot install shower doors, there was no mention of shower doors in the contract, and if doors were installed it would not be acceptable to the March of Dimes as an accessible bathroom.
